Property Ratings at Arboretum Oaks
I have a very bad experience here (2019-2021). I paid them very fully even during pandemic but the way they treated me is so bad. They broke the kitchen and did not fixed that in three months. I did not have the kitchen in 3 months but still paid for that. They did not have any compensation. The floor in the restroom got water leaked. I kept reporting in a month but they did not do anything. When I moved out they even tried to fine me for the carpet without a reasonable argument or an evidence showing the carpet is damaged. I did not have any pets, did not wear shoes inside the apartment, preserved the carpet as well as the floor very well.
This apartment complex has no respect for its tenants. After the winter storm in Feb 2021, the apartment did not have running water for a week after the ice and snow melted. Tenants had no access to toilets or showers and had to use water bottles to perform essential functions. Portable showers and toilets were only available a week after the winter storm. When asked for a rent decrease or credit, we were flat out rejected. No offer was made to us about crediting us for living in apartments that were made unlivable by the office's ineptitude to handle the situation. We had never been late on a payment, had any issues or complaints against us, but this inability to offer any assistance is just a sour experience. To add insult to injury, I had emailed the complex that we would not be renewing our lease months ago, but when I signed the paperwork they told me that my email was not acknowledged and are charging us for 60 days more. Even though it was clearly written we were not renewing. I will not recommend this complex and advise anyone find a better place to live. This complex does not care about it's tenants.
Great place to live if you prefer the walkability and don't have a car. It's very close to many groceries, clothing stores, restaurants, etc. Good apartment and neighborhood. Very helpful and friendly staff in the leasing office
Disgusting, non-maintained apartments (from the 1960s or so) and uncaring staff. All they care about is money. We wanted to move into a bigger apartment, (before we found out about the BLACK MOLD in the vents), and they told us we had to pay all the fees (almost $2,000 in fees again) Maintenance is extremely slow to do ANYTHING and none of the staff cares about you or even pretends to. We had mold in our vents and when I told them, they insulted my intelligence and told me there was no way it was mold. Turns out, the remediation company confirmed it was, in fact, MOLD! *SHOCKER* We also had a millipede infestation and I could not figure out where they were coming from. Turns out, they were living in our ceiling! The grounds are not clean, the laundry room was closed for 5 months, probably still is, and they're in no hurry whatsoever to get it open again. Every time it rained, water leaked into our apartment. Our power bills averaged $265/month for a 1 bed/1 bath, 600 sq foot apartment due to the old AC unit (at least 20 years old.) This was the absolute worst experience of my life and this place seriously needs to be shut down.
I laugh at the pictures because they look nothing like the unit I live in or even the grounds (no way some of these reviews are real). The 1 bedroom apartments (even the larger floor plans) are small. My stove I swear is like from 1983. None of the gas grills are functional anymore because of people using charcoal in them. Gym is a joke. Pool is almost completely shaded by trees, so if it's not shady, it's dirty from leaves. Parking lot isn't secure, lots of break-ins and half the lights don't work. People constantly rushing through the parking lot way too fast. And if you like sleep, forget about it. Trash and recycling pickup is generally between 3-5 am. My apartment isn't in great shape. I've had more water leaks than I can count. Rent keeps going up and no improvements have been made to the apartments or the grounds.
I adored my apartment here at Arboretum Oaks, I only left because I moved out of Austin. The apartments themselves are fantastic - brick fireplace, built-in shelves, updated kitchen and bathroom fixtures and heat-resistant counter tops, cool gray walls with white trim, ceiling fan in the bedroom...honestly, nothing to not love about this place. Maintenance was always extremely quick to respond and friendly around the community. Cute little pool and grill area that's probably underutilized. And the staff is really friendly and helpful! As long as you pay rent on time, obviously, they're the best. So close to so many great things - Trader Joe's, Target, HEB, 24-Hour Fitness, etc... Highly recommend this complex!
I have been living here for four years. It is a beautiful setting but no updates inside or outside have been made, since I signed my first lease. I have had an increase in my rent every year. Now that I am on social security with no other income, I find it very difficult to continue living here.
This apartment complex I'd the best one ive lived at so far while living in Austin. The management is very helpful & generous. If you have an issue with your building or need something fixed they help you out right away. The prices are absolutely amazing for the location, which is great. Great location, neighborhood, & great people. Couldnt ask for more!
Greatest location of all the complex's in the area because it's so close to so many places, easily in walking distance to a lot of shopping, grocery stores, a variety of restaurants (Chinese, Greek, Indian, Burgers, Sandwiches, etc.) and a movie theater. It also has easy access to all major highways. Even though it's in the heart of the Arboretum area it's a quiet place to live. The layouts of the apartments are great and with the renovations going on inside the apartments and outside the buildings everything is getting an updated new look. The staff and neighbors are friendly, there is wide variety of people here from families, to young professionals, and to retirees. The pool is well taken care of. I haven't used the small gym. I agree with the other reviewer that a dog park would be a good addition, so would community events for neighbors to meet. It's cheaper than some and more expensive than others, but I think you get what you pay for in terms of location and how nice the apartment itself is. I really enjoy living here!
My boyfriend and I moved to Austin from the northeast and Arboretum Oaks was our first apartment here. We liked it enough to renew our lease for another term (we started out at 9 mo, then went to 12 mo). The management has been very accommodating and easy to work with. We have only had one major issue outside of anyone's control (a plastic toilet valve piece broke and our 1st floor apartment flooded about an inch), but it was repaired quickly and we didn't have to do any work or pay for any damage, and the 3 days it took to remove the old carpet, dry out the apartment and replace with new carpet, we stayed in the model apartment (fully furnished). The maintenance guy George is very kind and lives in the complex, so getting something fixed quickly is not a problem. The pool is nice and clean but is pretty shaded by trees. The gym is small but air conditioned, and the grounds are usually very clean. They are currently (summer 2015) revamping the porch balconies and painting the siding yellow. Overall this was a pretty nice place to live, walking distance to Starbucks and Trader Joes, a bit of a further walk gets you to Z Tejas and Amy's Ice Cream. The only addition would be a fenced in dog park! Hope this helps!
