I've been a resident here ar Arboretum Villages for nearly 8 years. I'm disabled only getting out to appointment. I overlook the parking lot so I don't see much. The common areas that I see are clean well maintained. Medicare had just approved me for a power wheelchair so now I get around. When I saw the courtyard side of the complex I was impressed by how nice the place is. Seeing the pool, playground, and the grilling patio being installed, it was an emotional sight for me. I did find out one problem the the rental office doorway isn't wheelchair accessible. could use semi-automatic doors press button and have a 15-30 second open before close.

Do not recommend if you care about safety or communication. We had items stolen from our apartment during a mandatory inspection while we were not home. Unfortunately Management would not help without proof. In addition to being unsafe, the apartments have thin wall so you can always smell and hear your neighbors. The one laundry room per building is expensive and almost always occupied. The trash and recycling containers in the parking lot are always overflowing and frequently have broken glass all around them. Our heat and AC go out frequently and while the staff is always quick to show up, they will wear their dirty shoes into your apartment and clearly don’t fix it for the long term. The office hours are very limited and there is rarely someone available during the mornings or evenings. Very little communication. Upon closing, we were charged an extra day of rent because the keys were left in the apartment instead of the (under construction) lockbox. The only thing good about it for me was the location, and there are plenty of other great options! Poor choice.

Our dedicated office and maintenance teams have been at the community for many years and take great pride in bringing the best possible living experience to our residents. Resident satisfaction is our #1 priority. We have a dedicated office team member available to handle any/all resident issues. Where we are apartment home living, there are things that we can do to help with smells and noise when we are notified. Where I cannot promise our residents will not experience maintenance needs while living with us, I can promise that we will respond to remedy all issues. Our smaller 2-story apartment buildings have 1 laundry room each due to the low number of apartment homes per building. Our larger 4-story buildings have additional machines and multiple laundry rooms to accommodate the higher number of apartment homes per building. Our washer/dryer cost is set competitively for our market/area. We also replaced all washers/dryers at the community to provide our valued residents with additional options to streamline their laundry needs. The machines work on both quarters and a user-friendly app. The app. allows residents to pay online and communicate with our laundry service. The app. will also notify our residents when laundry is nearing completion and is complete. Our dedicated maintenance team monitors and maintains our garbage corrals during their morning grounds inspection. They are well maintained daily. At times, residents and non-residents will leave large items in and around our corrals. Unfortunately, this does overload our corrals. Even though this is not allowed and clearly posted at all corrals, it happens. Our maintenance team works diligently to handle these issues and move the large items into the dumpsters to maintain the cleanliness when this does occur. Our office hours were limited, as with many, during COVID. Since 2020, we have returned to regular office hours 6 days a week, onsite maintenance 5 days a week and emergency maintenance 24-7, 7 days a week. We are always available to help our valued residents with their needs. Again, I apologize that you did not have a positive living experience with us but also want to thank you for being our valued resident.
Poor management, place alway smelled of marijuana or cigarette inside my unit. Plumbing and mold problems, went days without a toilet just because they wouldn’t use other contractors. Neighbors moved in and had bedbugs as soon as they got there they were probably living in the walls from the tenants prior, probably because of all the patch jobs done instead of actually repairing the problems.

I am truly sorry that you experienced issues while living with us. When notified by email/phone, to our office, we respond to all issues that our valued residents bring to our attention. In regard to smells, we work with residents with ways that they can minimize smells moving throughout the building/apartment homes. As we are multifamily housing, general smells do travel as in any building. I have been managing our beautiful community for over 4 years now and know that our experienced and dedicated maintenance team work diligently, on a daily basis, to handle all service requests as quickly as possible. In my time at the community, no residents have gone days without the use of a toilet. If plumbing issues cannot be solved in-house, our plumbing contractor has always responded within hours of any emergency service call. When bed bugs are brought in by residents, which is extremely rear but happens everywhere, apartments, hotels, etc., our experienced exterminator knows exactly how to eradicate them, and quickly! Our exterminator also uses the correct method of extermination so that bed bugs do not "run" to adjacent homes. They are contained to the apartment home in which they were brought in with 100% success rate. We take pride in our service to our residents and our community. We want every resident to have a wonderful living experience. Unfortunately, we cannot promise maintenance issues will not happen, but do promise to respond quickly and handle all issues that arise to everyone's satisfaction. I have sort of broken down my experience during my time here in a pros and cons list. Pro(s): - Reasonable base rent price, given the area where it is located. - Easy access to I-88. - Good size swimming pool and variety of weights available in clubhouse gym. - No monthly fees for parking. - Elevators available and a dog park available (should you have pets). - Laundry rooms located on two of four floors for tenants. - Well maintained grounds around apartment buildings. Con(s): - Noise. I cannot tell you how annoyed I was by the fact that my unit had squeaky floors, as well as the unit below me. I could hear anytime the person below me walking around (and I am sure they could hear me as well), along with many sleepless nights because of neighbors sleeping below me. - Odors. It did not matter the time of day, if you step into the hallway or stairwell, you are going to sell marijuana or cigarette smoke. It was such an issue that I would often have to light a candle will trying to relax and watch television in my unit just to prevent the odors from lingering in my living space. - Disappointing Maintenance Staff. When it snowed in the winter time, there were numerous occasions where I had to shovel out my parking spot/a path behind my car to get out, because the snow removal was extremely delayed or unresponsive. - Shady Tenants. I have seen tenants smoking in the stairwell cigarettes. The parking lot in not well lit, which makes for an uncomfortable experience walking back to your apartment building late at night. Had my girlfriend's car get hit in the parking lot as a means of the parking lot being so dark late at night. - Unprofessionalism by Staff. I had winter dripping from my ceiling light structure in my bathroom. I wrote a work order in, had the issue still continue, and the maintenance staff had the audacity to say the pending order was complete. Frustrated at the situation, I called the leasing office only to be told that "this problem was just something I had to be patient with" and that I would be "safe" with water dripping from an electrical unit. Unreal. If you can search elsewhere in the surrounding area to live, I would highly encourage you to do so.

Thank you for your feedback. I am truly sorry that you experienced issues while living at our community. Resident satisfaction is our number 1 priority. Some service requests, like leaks, do take longer to complete than standard service requests. Source of leaks need to be found, they will then either by fixed by our maintenance team or contactors will be scheduled (if, for example, we need our plumber or roofing contractor to make repairs), repairs are completed, drywall then needs to dry out over a period of 2 weeks and then drywall repairs are made. In regard to smells in our hallways, our lease defines that smoking is not allowed in any common areas. When we are notified of any issues by any of our valued residents, we respond immediately to remedy the situation. While this is apartment living, and hearing noises from neighbors will happen, we also respond to any noise complaints and work with all residents experiencing issues. We want our residents to have an enjoyable living experience with us. We had partnered with a new snow removal contractor for the 2020-2021 season. They have been fantastic! Extremely responsive with every snow event last season. We have contracted again with them this year and are also excited to be adding contracted snow/ice removal from our sidewalks as well. Sidewalks are traditionally done by maintenance teams at apartment communities. We are also currently under a complete renovation project of our fitness center and offices. Coming in early 2022, we will have a state of the art fitness center complete with yoga studio for our residents!
The only pros to this apartment are the extra storage space and the fact that this place is extremely dog friendly... Aside from that, the apartment is outdated, always smells like weed, you can hear the neighbors above you's conversations word for word, as well as LOUD footsteps. Sometimes the loud obnoxious footsteps above me make glasses shake in my house (I wish I was kidding). The management does not care if you bring concerns to them as long as you pay your rent on time. And the outside building doors aren't even locked. Anyone can enter the apartment complex. This place is cheap but honestly not worth it. I cannot wait to move out.

When it comes to our apartment homes, we have standard apartment homes up to fully renovated, open concept 2 bedroom/den homes. In regard to being "outdated" we start, as mentioned, with our standard apartment homes, which are not renovated. Pricing reflects the fact that the homes are standard. However, standard does not mean not beautiful and well maintained! Our maintenance staff works diligently on a daily basis to service the needs of our 308 apartment homes. Resident satisfaction is our number 1 priority and we take pride in our community. If our future residents are looking for new/updated options, we also offer fully renovated homes complete with updated cabinetry, travertine countertops, plank wood flooring, subway tile backsplashes in our kitchens, stainless steel appliances, open concept 2 bedroom homes with large kitchens islands (with built in USB ports) and pendent lighting looking out to oversized living and dining rooms as well as many more incredible features. Our community is apartment living so you will hear your neighbors, however, we respond to every complaint of noise and work to correct any/all violations. We want all of our residents to enjoy living with us! Again, I apologize for your experience and wish you the best.
Amazing size apartment for an affordable price but its just not worth it… sounds crazy, especially coming from me, a broke college girl— but there’s just TOO many problems here. -Hallways always smell like weed. -Neighbors are EXTREMELY loud. -Water is shut off randomly without any warning. -Laundry Machines rarely work, and if even if they do, you have to share with 8 different units. -Packages are stolen, constantly, especially around Christmas time… and main office won’t do anything about it. -No place to park after 4pm.. you’re going to feel extra uncomfortable because 1. You’ll have to park very, very far from the doors and 2. they don’t ever have working lighting in the parking lot. Especially late at night. Very Scary. -Very dirty surroundings, especially the parking lot. There’s always trash lying around. This place is just generally a old and trashy looking place. The inside of the apartments are relatively current, but it’s just not worth it. Please look somewhere else.

Thank you for your feedback. Our team here at Arboretum Villages take pride in our community and work diligently to provide the best service and a well maintained community. In regard to smells in our hallways, we do not allow smoking in any common areas. In regard to noise, unfortunately we are apartment living and our valued residents will hear their neighbors. However, this does not mean that we do not monitor loud and disruptive noise. All of our residents are entitled to a quiet living environment. We work one on one with any resident who is being disruptive to their neighbors. At times, we do need to shut water off to our buildings due to plumbing emergencies. If these incidents happen during office hours, our maintenance staff notifies our office and we send an email blast to that specific building. I apologize that you experienced issues with your laundry room. We have a very responsive service provider that maintains all of our machines here at our community. Our office is always happy to call in any maintenance needs to the provider but we also have notices posted in all of our laundry rooms that our residents can also call in to let our contractor know, which will provide even faster response time. They normally arrive within 24 hours. Where we cannot monitor packages left in our buildings, we are currently renovating our package room and have installed the Luxer system which will provide locked and monitored storage to all of our resident packages. When our fitness center renovations are complete in early 2022, which will bring a new state of the art fitness center complete with yoga studio, our secure package room will also open. I do apologize as we are unaware of any parking issues. We have ample parking at the community and monitor all cars in our lots at all times. Our maintenance team walks our community weekly, at night, to monitor any lights that are out and replace bulbs. Our grounds are extremely well maintained. Our maintenance staff of 4, walk the grounds every morning to remove any/all garbage from the community. I, myself, drive the community, Monday-Friday, to monitor any needs as well. I urge you to reach out to our office with any/all concerns. We are here to help!
They're priced lower than the surrounding apartments but please don't repeat my mistake by renting here. I lived here from 6/2019 to 9/2020 and here are my experiences. Positive: The replaced washer and dryer in the common area in the building I lived in. Negatives: The building was dated and appliance was old. The furnace trigger the carbon monoxide alarm when I turned it on for the first time and Nicor staff came over because it was too old. It was then replaced. My building smelled like weed on the weekends. Tenants don't pickup after their dogs. After moving out, I responded to their collection letter to dispute some carpet damage charges. I asked for proofs of the price of the carpet since they claimed I caused a loss of 30 months of life expectancy and calculated an amount for it to charge me. They only sent pictures, not any proof of the how much the carpet cost or when it was replaced, which I requested in writing. In the process of the dispute, they suddenly claimed I had to pay the balance within 10 days of receiving the collection letter, which was not what was conveyed in the their initial letter. Their letter stated: "If you do not respond within 10 days, this debt may be sent to collections." Nowhere in the letter did it mention I had to pay in within in 10 days, and it's a tenant's right to dispute charges. The fact was I did respond to dispute the charges in writing in a timely manner but they still threatened to send the balance to a collector just to get me off of their back at the end. I always look at reviews of the place before I rent and I partially relied on some of the good reviews about this complex when I decided to rent it. Apparently I made a mistake. I want to help others avoid the mistake I made.

Thank you for your feedback. We are happy that you enjoyed some aspects of living at our community. I apologize that you experienced some issues. In regard to our buildings, on an annual basis, we complete updates to our 18 buildings here at the community, including painting, carpet replacement, ceramic tile replacement, complete common area lighting updates to new LED fixtures. We have completed 5 of our 18 building to the past 3 years and are hoping to get to remainder of our 13 buildings complete next year! We have completed a full renovation to our clubroom which offers a full service café, computers for our valued residents, shuffle board, retro gaming center complete with over 700 games including classics like Pac Man, Flogger etc. We are currently in the process of a full renovation to our fitness center and offices. We are excited to bring a state of the art fitness center, complete with yoga studio, in early 2022! At that time, we will also be opening our newly renovated package room, installed with the Luxer system, offering secure and monitored packages 24-7. Our apartment homes range from standard/classic homes up to newly and fully renovated homes complete with new/upgraded cabinetry, travertine countertops, plank wood flooring, subway tile backsplashes, stainless steel appliances, open concept 2-2/den homes with large kitchen islands, with USB ports and pendent lighting, looking out to our oversized dining and living rooms. Where we cannot promise you will not have maintenance needs while living here, I can promise that we will resolve them for you. I am happy to hear that we provided you with a new furnace after experiencing issues. Age is not a reason to replace HVAC, appliances etc. Some last 5 years, some last 30 years. It is simply based on need on a case by case basis. Our grounds are maintained daily, Monday-Friday, by our maintenance team of 4. They walk our entire property every morning and remove any/all garbage and pet waste from the community. We also respond to all resident requests for areas we may not have noticed. In regard to your charges post move out we follow up policies outlined by our company and want to work with all of our residents in regard to past due balances. Invoices for all charges to residents are mailed when received from our contractors. If the post office did not deliver any/all invoices, please reach out to our office. Lived there 17 years. First 5 years okay. After that maintenance quality decreased. Nothing done correctly or neatly. Snow removal very poor making walking across parking lot and sidewalks unsafe. No security doors in 2 story buildings. No security cameras at all. Decks are not sealed. Lots of mold and algae causing boards to curl. Hallways and outer and apartment doors are dated/broken. Makes buildings exterior/interior look cheap. Appliances, floors and interior doors are outdated and damaged. One laundry room with one washer and dryer placed in closet-sized room to service 8 units plus other units in buildings with no laundry room. No room to place basket in front of dryer. Not handicap friendly.Updated units very overpriced.Sudden rent spikes after drawing renters in with rent “deals”. Have seen drug deals in parking lot. Police called pretty often.

Thank you for being a long term resident! I apologize that maintenance quality decreased about 10 years ago when you were here. Since my time managing the community, past 4 years, I have worked diligently with our Maintenance Supervisor to make sure processes and standards are in place to provide superior service to our residents. He has done a great job, even being named Maintenance Supervisor of the year for 2021 for his hard work, dedication and superior service to our community and our valued residents! We had also contracted with a new snow removal company for the 2020-2021 season. They have been nothing but fantastic, providing swift service to each snow/ice event for the season. We are happy to be working with them again for the 2021-2022 season, adding contracted services to our sidewalks as well. Sidewalks are traditionally done by the in-house maintenance team in our industry. In regard to balcony decking, when age appears, all decks are replaced. We also recently power washed all building siding, balconies (including decking) and concrete patio slabs. We are currently working our way through our 18 buildings with ongoing renovations. We have completed painting of all common area walls (and doors), carpet replacement, ceramic tile replacement and all common area lighting to new LED fixtures of 5 buildings. We are hoping to complete the remaining buildings next year. Our fire rated doors are replaced when damaged beyond repair. Our maintenance team monitors/walks all buildings weekly. We offer standard/classic apartment homes up to newly/fully renovated homes. All of our buildings provide newly renovated laundry rooms with full service availability for any/all maintenance issues. Our new machines work on either quarters or a user friendly app. that texts our resident when their laundry is nearing completion and complete. Our apartment homes are also priced in accordance to our competitive area. We feel we offer a wonderful living experience at a great price! We would also urge any resident or prospective resident to reach out to the Lisle Police Department with any questions about our fantastic community. I moved into my first apartment at Arboretum Village over 10 years ago. Lynn and all of the other crew members were so wonderful during that time that I definitely felt I needed to stay in the community when it was time to upgrade to a bigger place. I love my renovated apartment with the open concept floor plan. The landscaping on the property is beautiful! This is a VERY pet friendly community and I adore my neighbors. The maintenance team is comprised of some of the most knowledgeable and amazing guys you’ll ever meet. I can’t say enough good things about this complex. We moved into arboretum villages last July. We originally were supposed to go into one apartment but that wasn’t ready and so management gave us another apartment that was a lot better but on the correct move in date. We love how maintenance comes in when we need them, sometimes it take a day or two but if it’s an emergency they will come right away. I love the pool area. There is a beautiful lake and a little park around the apartments. The park is geared towards older children in my opinion but my girls still love to go walk around, and play on side walks and run around the neighborhood! There is however a park that is more age appropriate for my 2 and 4 year olds within walking distance. Neighbors are respectful. Management always tried to have community events for the people in the apartments. Overall we love it!

This place is a great balance between the cheap, crappy apartments in the area and the super-posh, obscenely expensive ones. It's nice, well-maintained, and reasonably priced. There are community events like Saturday brunches and a catered summer luau. When I submit a maintenance ticket, someone is usually in my apartment to work on the problem within 24 hours. The staff is friendly and the grounds are very pretty. There's a walking path, playground, and dog park. The drawbacks are fairly minor and are mostly unavoidable realities of living in an apartment building with many tenants. Package delivery can be annoying. Due to local regulations, the fire alarms are rigged so that if anyone's smoke alarm goes off, the whole building goes off. When there are 60 units in a building, that can get annoying. But, again, you'll find that in any larger building, and it's less of a problem in the 2-story buildings in the complex. Other than that, when I lived on the first floor, it was a bit cold in the winter because it's on a slab instead of a basement. Julia Cronin

My husband and I have loved our time at arboretum villages! The maintenance staff is wonderful, the office staff are always so helpful, and the community is so family friendly. We also love the little fenced dog park on the property. Would highly recommend!

This place is not as good as it appears to be. There are a lack of speed bumps. Cars go through the parking lot at high speeds. Very unsafe. Vehicles sit in the parking lot a long time and still don't get towed. There is a white van that has not moved for over 15 months. Residents leave trash bags out on their patio for days at a time. The walls and floor are very thin. You can hear everything, loud music, kids yelling, people stomping up and down the stairs. The water and gas are billed with the rent. They are billed to you as a share of the community usage. There is no way of determining what you are billed for. They just put an amount for each on your rent bill with no way to see what you are being billed for. This is possibly a scam. If nothing else, very deceptive. When you get your security deposit back after moving out, there is nothing included to show you what they deducted out of it. They just send a check. Basically, DO NOT TRUST THEM.
We just moved our daughter in and it has been a very smooth, easy experience. Lynn, in Management, was fantastic to work with. She really gave 110% to work within our timelines for move-in dates and meet our tight move in timeline. Lynn's helpful, caring attitude was one of the main reasons we selected Arboretum Villages and we couldn't be more pleased. Arboretum Villages is one of the few apartments that gives short-term leases at a reasonable rate. We were pleasantly surprised when we moved in that the apartment had been completely renovated. It is gorgeous! It is such a warm, welcoming, friendly environment I would highly recommend Arboretum Villages.
I would not recommend this apartment to anyone. The walls are paper thin. You can hear all the commotion from neighbors next door and above you. Also neighbors running up and down the stairs that shakes your walls. I've been living there 3 years now and ready to move out. The apartment we moved into is very much outdated. The cabinets look like they are from the 60's. They are a pale yellow color and the paint is starting to come off. I don't feel safe putting my dishes in the cabinets without putting layers and layers of liner first. Everything is outdated, the floors, doors, and door handles. They refuse to update anything unless they charge us an additional $100 a month even though we are paying the same price as updated units that have stainless steel appliances and new counter tops and kitchen floors. The noise is just ridiculous in this place. I hear banging and kids screaming in the morning and after school hours. The stove is just a joke. They've fixed it 3 times and only two stove tops work. It's filthy and old. The same with the dishwasher which I've never used because of how filthy it is. Management is nice but when you have an issue or complaint they take forever to get back to you about the issue and most of the time don't even resolve it. They allow cars that don't have stickers to park to just sit in your parking spots for months and months. The same cars have been in our parking spots for over 5 months now. They have not moved at all.

We have had Nothing but problems from move in day ... Dishwasher broke Still not fixed... Air conditioner blowing air out of main unit... Tub and toilets backed up all over floor And none of it fixed!!! Been listening to alarm go off for 4 days now in hall when called were told-we know... Please do Not rent here the managing company does not care and the maintenance is non existent !!! Seeking a lawyer to break lease what a nite mare!!!!
Great location good size for money and pictures are accurate needs little updating. Beware tho of application process. Make sure you ask about deposits and how much they charge 230 application fee and come back w larger heftier fees for mandatory deposits. Overall ok value but initial huge headache if your not prepared
We live in the Arboretum Villages complex, and it's been stellar. Good price, prompt maintenance help, easy to get to. We love it!
