I don't like leaving bad reviews, but I feel it's necessary to help people make a decision while weighing their options. Up front, it seems to be an ok place to live. The reviews about the security gate that hasn't worked in years are absolutely correct. The cost of utilities are very high. They don't charge for your specific water/sewer usage. They take some sort of average and then also apply dividing water usage across the entire complex. Extremely high fees. Several instances of garbage not being taken and as of today it is "temporarily suspended" yet they charge for it. Dog poop EVERYWHERE!! Make sure to look at the grounds and how they take care of it. Very high fees for things they don't even enforce. Just to name a few.

DO NOT MOVE HERE !!! these apartments are extremely expensive yet you can barley get anything fixed in here . Internet is terrible, they’re constantly shutting off water due to leakages everywhere, valet trash is always skipping out on apartments

This is a joke of an apartment. If you want a nice home with maintenance issues addressed and not ignored, keep it moving, if you want a gated community, keep it moving, office staff ignores maintenance requests and the gates don’t even function. I cannot WAIT to get out of this horrible place.

I’ve lived at the Arbors for 6 years, when I say you will not find a better group of staff members then this place I mean it. Every time I’ve had any kind of issues Theresa has always gone above and beyond to get the issue resolved in a timely manner . Anytime I visit the office they are ALWAYS polite and welcoming and maintenance is FANTASTIC and prompt. This wonderful team is pure definition of why I keep renewing my lease and referring people here. Thank you Arbors for the many years of fun, laughs, and good food on Fridays with the food trucks.

I have loved living here! My apartment is great and the location is great as well. I live in a 2/2 and the size is perfect for me. I have had very little problems living here and the ones I did have were fixed immediately. Teresa (property manager) has personally reached out to me to make sure everything is going good and whatnot when it comes to the requests I have put in. The maintenance staff is excellent and constantly driving around the complex making sure everything is being kept up. I am fortunate enough to live in a building (7) that’s able to get AT&T Wi-Fi so I can’t complain or comment on that. Not many people know about the availability of certain buildings that are able to get AT&T so call and make sure before you get the Wi-Fi that’s offered! I have lived here since March 2021 and just renewed my lease for another year in March 2022. I always recommend Arbors when I see people asking around about apartments in Birmingham. The price is great for the location. If you’re wanting to stay on 280 but away from the traffic, then these are the apartments for you!

Arbors at Cahaba management is really good at pretending like they care about you. Before move-in the management and office staff seemed very friendly and willing to help with anything necessary. But that changes very quickly. From the first day of living at Arbors at Cahaba I experienced maintenance issues with a faulty water heater system. Management staff omitted the fact that the water heater system had been an issue with the previous tenant prior to my move in, and this continued to be an unresolved issue ultimately resulting in the necessity to move out. Contacting both maintenance and management staff resulted in repeated unanswered calls/emails and inconsistent responses that “ a part had been ordered or maintenance was coming to do XYZ” only for it to not occur. I approached the property manager and scheduled a meeting to resolve these issues, only for her to not show up on the scheduled date and time for the meeting. Finally, after six months of dealing with these issues and the unprofessional responses from management staff the only solution was to break my lease rather than continue to deal with these issues, and even still they tried to pressure me to sign a “standard move out form” stating I would be financially responsible for an early move out despite these circumstances. It took multiple efforts of contacting the property manager to resolve this. Also of note, the gate has not been operational the full 7 months I lived here, nor were the amenities offered available. I wish I had done more research before moving into this complex and am so grateful to be out of this environment. To say living in this complex has been a nightmare would be an understatement.

If you have ever even thought about playing a video game do not live here. They have an exclusive WIFI contract with a company called directpath. I pay for 60mbps but am only getting 11 or sometimes even 5. The complex says it will end the contract when it is up but an employee at directpath said it will not be over for another 2 years.

The complex itself it great. But hope you never need anything or come in contact with the office staff. They are horribly rude. Any question or concern you have they will make you feel like an idiot. Some of the worst customer service I’ve ever dealt with.

My daughter gave a deposit on an apartment. They added fees and charges to the agreement after the deposit so she cancelled her reservation. They promised her a refund that she still has not received 4 months later. Diamond and another manager have promised a check to be issued many times with no results. RUN THE OTHER WAY!
I would not recommend this complex to anyone after the experience I have had.
I have only lived here for a few weeks, and I have never been happier with an apartment complex in my entire life. This place is incredible. I feel so happy every single day to be living here!!! The staff is amazing, the amenities are beautiful! It’s so peaceful and there’s so much greenery everywhere with the nature trails near by! I love it all so much. I would recommend this complex to everyone!
Apartment *consistently* has plumbing issues. Toilet backed up again (for the 3rd time in 3 months). No amount of plunging fixes it and only toliet paper is ever used. The washing machine has drainage issues and it constantly stops its cycle because it cannot drain. The dishwasher had a pool of water in front of it after being run. Note this is after they just replaced the garbage disposal because it would sprew dirty dishwater all over the underside of the sink. I put in maintenance requests and they don't fix it or maybe just fix it with a band-aid like solution. If you want your home to smell like urine and dirty water rent here.
I wouldn't recommend this place to anyone! It was a waste of money. The only thing good about it was the location and the staff obviously can't taint that with their cigarettes and horrible customer service. *They advertise as a "Gated Community" one of the main reasons I chose to live at this location. In my years of living here it NEVER worked. *The paint on all the metal rods around the fenced property, apartment patios and gate are peeling off, it looks horrible. *When I first moved in, they had just "upgraded" that particular unit. Cabinet/drawer handles had not been reinstalled by Meagan had assured me that upon moving in that it would be fixed along with the warped doors NEVER HAPPENED. I moved in and no handles on anything in the kitchen. *Meagan also stated that a fan would be installed in my room before moving in that NEVER happened either. *The pool is always disgusting. Warm bath water . On a given Weekend you have tons of residents and guests coming to the pool. And in the result of the trash will be thrown away . The trash is ALWAYS overflowing. I've seen bandaids in the pool, hotdogs. I stopped going and started going somewhere else. *THEY NEVER ANSWER THE PHONE EVER!!!!!!!! You would like a logical community manager would see multiple comments about this and they would fix it. They're too busy with the latest gossip. *They hold office meetings when the majority of people getting off work and are arriving back to the complex (5-6pm). *They use to be open on Sundays. I went up there on a Sunday to pay my rent and they were closed. Multiple people were wanting to pickup packages and turn in rent . They never sent out an email to the residents to let them know of this change. *These girls are NOT event planners and know anything about it. You need to start advertising about events and food trucks 1-2 weeks in advance for people to prepare and plan accordingly. They will put a dirty, unreadable chalk board at the front gate 3 days before events. And they do not send out community emails about events either, nor is it on the resident portal. *They are also horrible at money and paper work. I was cheated out of money and charged more for things. I had clear evidence of what I had paid and what I was suppose to pay and they were so perplexed that I knew what i was talking about and had documentation of said statements, showing i was told to pay and what I paid in full and they still try to over charge me.
Lived at Arbors until recently. Found my apartment to be efficient. It was clean, my neighbors were respectful and it was good for my purposes. What I had issues with was the office staff. Quite simply, you as a resident are there for their convenience, not them for yours. I followed their procedures to put in maintenance requests and two days later would find my requests to be listed as complete, but they weren't. Put them in again and they were marked as complete again. Called the office to inquire and got voice mail. Received a call back from the Maintenance person, I believe his name was Jason, who could not have been more surly. As our conversation continued, he asked what apartment I was in and he'd be looking for me. Had a ceiling leak when we received very, very heavy rain. Put in a maintenance request. It was marked as complete in two days. It took them 2 1/2 months to fix the leak however. Called about another issue and got voice mail. Left 9 messages, all with no return call. Called the corporate office in Atlanta, left 6 messages. Still waiting for a return call now six months later. Wonder why I moved out? If the apartment didn't fit my needs for location to work, I would have moved out before I did. I give them 2 stars only as the apartment was clean.
The apartment was okay, but getting in touch with the staff about anything ..I mean anything is impossible. They never answer the phone or call you back. You have to chase them down to get anything resolved. Don't move here.
Horrible customer service. Maintenance is slow to fix problems, if indeed they ever actually fix the problem. Grounds are not kept up. Valet trash is frequently left behind or not picked up when promised (which instead attracts all sorts of critters). Neighbors smoke weed and stink up our apartment. Suspected there was a mouse present in the apartment--the mouse trap confirmed suspicions. Trying to get a staff member to answer a telephone call or return your call is a joke. The list really goes on and on....

The Arbors apartment community is in a great location near great food places and right across from Lifetime fitness. The road that this apt community is on is an excellent bypass to get around the hectic 280 traffic. I stay in a one bedroom and the apt square footage is a fair amount for the monthly rent. In all is a great apt to stay in; hard to say any negatives about this apt community other than I hate my required $60 water bill a month uhhhh.
This apartment is great . I love the location. Other than the water being expensive, I'm VERY pleased with living here.
