This is the worst apartment complex ever. From the pest and rodents to the dog poop, the brown dirty water due to their boiler issues. The list goes on. The first day I moved in, there was issue after issue. The maintenance supervisor lies and gaslights. The property owners in Los Angeles are just as terrible, which is why the property is awful. They hang up when you call to let them know of concerns. If you keep calling, they stop answering. DO NOT MOVE HERE!!!!!
Incredibly disappointed with these apartments. Maintenance request go unresolved. Basically putting bandaids over issues. We have had a leak for over a year that has been just “patched” up. Mold in the ceiling. Try contacting the office they do not answer or give any call backs. No updates about what was done or to be done. The office claims they don’t know the information for the outside vendor doing repairs-yet are giving them keys to allow entry into homes. When going in the office to address the issues because contacting them via phone is impossible I was met with extremely rude office staff with zero answers, sympathy, or solutions. Not to mention the grounds are unkept. Dog poop and pee everywhere. Leaves not cleaned up or gutters cleaned. When it rains the designated parking spots flood creating slippery mud making it hard to get in and out of the cars. I would be very cautious moving in here.
I am usually pretty tolerant of apartments and I think I've lived in some stinkers but this place SUCKS! There are plenty of other reasons but these are the highlights. I was scheduled to move in on a Saturday. I paid all my fees and signed all my paperwork. The move-in day rolls around and the movers show up with all my stuff and so I walk over to the office and no one is there. I call the office ( good luck contacting the office, BTW. You will always get a messaging service with a poor twenty something who has no idea and can only take a message that apparently disappears into a black hole never to be seen by anyone) . I finally get them on the phone and they tell me that I cannot move in on a Saturday. ( You heard that right ). So I paid $800 for the movers to pack my stuff, bring it over and then take it back. Luckily the lease on my previous location wasn't yet up and so I was able to move back until Monday. So on Monday I had to rent a truck and move my stuff myself. I move in and the apartment wasn't ready. The kitchen was missing cabinets and drawers. A week later I come home to my apartment full of men remodeling the place. The kitchen they installed was kind of nice. Faux granite tops and a nice sink. But that was the last nice thing. A week later it got hot outside and the AC wasn't working. I put in a ticket and a teenager came by and said the thermostat needed a battery. Soon after he left I noticed that it was still hot in the apartment. I put in another work order. A week later the same kid did get the AC working but there was a large puddle of water on the floor. I put in another 3 work orders and they never fixed it. Eventually I just left a garbage can in the hall and emptied it daily. Oh yeah and the price of rent doesn't include about $200 in extra fees that they conveniently don't tell you about. The bill comes and it's considerably higher than I expected. I received a bill in the mail for garbage fees and water and pest control ( I have had ants from day one so I am not sure where that's going ).
The management is horrible and careless. Bad neighbors, poor noise cancellation, not safe, dirty laundry room, dirty dumpster. This place is horrible, don’t rent here!!! We regret renting here, don’t rent here!!
Some of the worst service I’ve dealt with. They manage the facility poorly: run down pool, raccoons by trashes with no flood lights, dirty laundry room, etc. They even towed my wife’s car for being dirty and looking abandoned. Avoid at all costs if you don’t want headaches. Notes: gym is still closed and probably will be for a very long time.
I don't leave reviews for places often, but this place I had to. The office staff is rude, the parking is atrocious, the trash is always packed (and you have to pay for it), and the apartment has issues. The best part was the maintenance staff and our neighbors, except for one, which caused roaches in our apartment because her apartment was destroyed. I would advise against living here and I would not recommend anyone to here.
When we first walked the apartment with Alena the leasing agent she was rude and did not know the basic information of the property. She showed us the apartment I was going to rent which was dirty and not in showing condition. When we received keys and walked the apartment it was filthy and in the bathroom drawer had trash and belongings from previous resident, which she then said she will have housekeeping go and clean it out after they gave us keys. We could not move in until they were done and still apartment was dirty. Within the first week I did laundry and the dryer did not work at all! It would take 5 hours to dry one small load!!!! Maintenance came and “fixed” it and that same day it still took 5 hrs to dry my clothes. They don’t do anything with people dealing drugs, smoking inside the apartments, or taking care of your requests! My dryer still to this day does not work my apartment smells of marijuana and cigarettes and they tell me there is nothing they can do! When I put in my first work order it took them 2 weeks to come out! The office staff is rude and don’t care about their residents! I try and call the office and no one ever answers and I always get directed to their customer service department that does not have anything to do the property directly! I would give them 0 stars if I could! Sadly I only moved here in an a emergency of providing housing for my family.
If you decide to move out, do not expect a return on your deposit. I don't know if it is a documentation problem on their end or just a con game they play with renters but they will charge you with anything and everything they can if you don't have video or photographic evidence of the contrary. DO NOT leave your keys in the drop box on move out. I moved out of the state at night and was forced to leave my keys in the drop box. Now I owe for half of the keys because they claim to have only received half of the keys, and the keys must be made out of diamond since they charge a ridiculous amount for them. Since I was moving out of state, I paid utilities in advance and overpaid the amount just to be on the safe side. They still claimed I owed a utility bill even though I was told exactly how many months of utilities I would have to pay to have all my affairs in order. Many, if not all, of the other complaints from previous reviews are also fully accurate and have been personally experienced by myself.
Ever since I have moved in here it's just been problem after problem. The first week I moved in here there was a flood going on in my apartment and no one was answering my phone calls to get someone to come help. My freezer handle broke and the lights are always out. Things were broken the day I moved in from the last person who lived in the apartment. Also this place has a skunk problem. I went to walk my dog and my dog and I got sprayed by a skunk and it stunk up the whole apartment. This has made me not want to leave the apartment at night due to the skunks. It's ridiculous and I tried to contact the office about it and they never contacted me back. The walls are thin you can hear everything from on top to the side of you. Neighbors always leave there trash laying around this apartment complex is just trashy. I seriously don't recommend this place.I seriously regret living here that is all I have to say.
This place will drain you of every penny they can. Coldest part of the year (December to January) we did not have a heater in our apartment. That’s correct, it did not work for a month. 1/2 of the lights in the complex do not have working bulbs in them, so walking around at night is a little sketchy. Down on the lower lots, people come late at night to do drugs in their cars because of the lack of lighting. Parking is horrible when they are at capacity....but it you look on this site, you can see how many vacancies there are now. I have lived in 19 different apartments, and 3 houses, never once had an issue getting my deposit back. Well, this time I was sent a $235 bill. One of the items was “paint”. We didn’t put anything on the walls and there were no marks on the walls when I left, so still trying to figure this one out. My final month, which was a partial month, I was sent a bill for the entire months rent. They need to get their stuff together and find a different property staff that have their heads on straight. This is honestly by far the worst and most disappointing place I have ever lived
Almost all the tenants here are very loud, dirty, & sketchy. The walls are very thin so you can hear EVERYTHING your neighbor does. Kids all over the place, yelling, hitting cars with their football, leaving bikes all over the place. Trash everywhere. Apartments are given to you with stains, broken window, poor paint job etc. Please save your money & go somewhere else! Sorry to the workers but I have to warn people!
Just moved out after having a work order from MAY not completed for my refrigerator door. I gave birth & had surgery & called in between each major life event for updates (waiting on part was their answer) and could not take the frustration of having to call for updates (along with other housing frustrations) anymore. I called their corporate office for escalated assistance & was left with " MAILBOX FULL" message. Emailed JRK Property Holding, (the investment firm for this company) to share my concerns & no call or reply! This Apartment complex has no upper management to hold anyone in the office accountable! 1. Not enough parking to support tenant occupancy, EVER 2. Spider & ant infestation- Was bitten 4 months pregnant, & so has everyone of my visitors 3. Old carpets, fell apart in several areas & corners while vacuuming, & lifts from floor - ALLERGY FILLED!- Office manager told me the date of the carpet is underneath the carpet because I was concerned about the health & well being of my husband worsened allergies. 4. Weak electrical work- dead outlets, new light bulbs constantly burn out, dinning fan light flickers- could not fix 5. STRUCTURALLY UNSAFE- Uneven floors where you can feel tiles shifting that are underneath the carpet between the kitchen & living room- HUGE CONCERN since there is people below us! I felt my heart drop every time I heard the floor click fearing anyone can fall through. Brandi the office manager was could not call me to address my concerns professionally instead emailed me 3 days after I had delivered a letter in person. For "training purposes" they listed my phone records which was grossly inaccurate & claimed I never notified them of a majority of my concerns listed... EXCEPT maintenance made repairs on majority of them (AC, electrical, plumbing, pest control) so she called me a lair, essentially. The office team lacked empathy whenever I expressed a real concern, & Proved to fail in property management & record keeping. It seems this company cares more about the property grounds then the structure or longevity of the inner workings of the apartment units! They start asking for reviews 1 month after move in & send you a reminder every month, so any positive reviews are from tenants who have yet to have a have a problem or need from management. Spend your hard earned money somewhere else!!
I've been here for a year now and actually just renewed. Maintenance is on it, they come in the very next day I put work orders, the staff is so kind even when I'm not so kind to them, neighbors are quiet, amenities are cleaned daily. I do not plan on leaving anytime soon.
Absolutely love our apartment! The maintenance staff has been quick and efficient every time we needed something fixed, and Alena has been nothing but helpful and cheery since we moved in! Would highly recommend this apartment to anyone in the area!
If you have an complaint then you'll be waiting a while (months) for a resolved issue. The staff never respondes to their customer portal email, calls to the office or stopping by the office. The staff doesn't seem to care about the tenants and what they have to deal with everday.
I have had nothing but problems living here. Maintenance is horrible and the office staff is just as bad. I have also heard nothing but horrible experiences from the neighbors past and present that live here. I've gone a week or weeks without them completing maintenance requests on appliances on more than one occasion with no update and constantly having to be on them to do anything the office staff being no help in resolving the issues. I had to tell them what they could do to resolve it and still no response. Horrible customer service. I have had noise violations when there has been no one home. This has also happened to neighbors as well. This is just the beginning of the nightmare. It's the cheapest in town for a reason. So unless you financially have no choice. Choose Somewhere else.
I neglected to write a review because I wanted to put this place in my rear view. Yet after not receiving my deposit since July of 2016 and just recently receiving a call from collections about an amount owed that was never mentioned in the numerous times I've called to receive my deposit. This apartment complex is run a by a huge rental company JRK. They have no personal incentive to keep you happy or correct issues that arise. Many neighbors are loud. Domestic abuse and loud neighbors are quite common here. Talk to the Murrieta Police Department and ask about their reputation. All of this might be forgivable if they had a low price point but they don't, they list themselves as a luxury community. The whole complex has issues with ants as well. Please save yourself the headache.
I've only lived here for about 6 weeks and I've had plenty of problems at this property. First off, management and staff are not helpful. My unit got flooded 4 times already in the span of 4 weeks and they didn't check on it til a week after the original date I've complained about it. Since then my son and I have been feeling sick so I was concerned about mold built up. I was informed that they checked numerous times and there's no mold growing in my unit. I didn't believe them so I hired a mold inspector, paying out of pocket to test the unit. He was surprised on how much moisture I have in my unit and moisture is home for mold. I am now trying to get out of my lease and was given the corporate number to speak to Carolina and discuss my issues with her. I have called JRK property plenty of times, emailed their site about my concerns and no one has gotten back to me. This has been going on since mid January and I moved in December 19. I suggest that if you're looking for a place, skip this one and don't waste your time. Terrible staff, terrible management, terrible communication and terrible place to live!
Arbors has had its ups and downs. rent was decent for a while and then a bunch of pot heads and kids have moved in to the apartments complex. on my way to the mail i smell weed on a daily basis. I do not drink or smoke and Im a husband and father and I work for at risk youth and I'm working on my masters degree. When i asked if they could keep my rent the same the following year they refused. ITs completely ridiculous they care more about money then the quality of people at the arbors. So for an extra hundred dollars a month they rather have a pot head/thug kids living in there building then people who are actually trying to better themselves and there situation.
This place is the pits. The management is uneducated, unprofessional, and lack customer skills. To get anything fixed you wait and wait until they are ready to do anything. In the meantime the maintenace guys drive around and around in circles on their golf carts listening to the music. I want to break this lease but I cant afford too.This is a nightmare place to live, dirty and unkept, everyday I see eviction notices posted on windows, I HATE IT HERE PLEASE SOMEBODY HELP ME TO GET OUT!
The only thing that kept me sane during the duration here at The Arbors, were all the trees surrounding the complex. It's extremely soothing to step out and get fresh air. The apartments themselves are pretty standard living, and nothing to complain off the top. You only get one parking spot, so good luck if you plan on having any roommates as it is almost impossible to find an open spot. Has 2 open pools, a small gym, and a tennis and basketball court. Everything was honestly sufficient for me personally. The staff I can say otherwise though. We had a problem inside that they didn;t attend to for almost 6 months. Make sure to bug them to get anything fixed or done.
I moved to supposedly "remodeled" Arbors at Cal Oaks complex approximately 2 years ago with my children. My problem began the day of move-in when I was told the $300 deposit I had already given was not enough and I needed to put down another $325 plus $100 non-refundable administration fee. Considering I had my children and a moving truck out front there was not much I could do other than fork over the money in order to get my keys. Upon entering the apartment I found that it looked NOTHING like the model I was shown weeks prior. I went back to the office to complain and they said I chose the "remodeled" unit not the "renovated" unit I was shown. No one explained the difference after touring the complex weeks earlier and I had no idea I'd be getting anything other than an exact replica of the model I toured. Now you may be wondering what the difference between "remodeled" and "renovated" is.... So am I. The apartment I received had clearly not been remodeled, cleaned or repaired since about 1980. The carpet was dirty and ripped, the screens were broken, pieces of the blinds were missing, the majority of the light fixtures didn't work, doors were off the hinges, the patio had vomit on the ground and handprints on the walls. The kitchen floor appeared to be sinking and all you had to do was touch the microwave and it'd come away from the wall and magically turn itself on! The office people refused to come check out the mess on my move in day and it took MONTHS to get the majority of the issues repaired. There are several pools on the property, however, they are closed more than they are open due to green water. Basically they are nothing more than a breeding ground for Mosquitos. You are required to give 60 days notice to leave at the end of your lease, however, I received this reminder 45 days before the end of my lease and was therefore stuck either going month to month (nearly $400 more than my current rent) or sign another lease. Unfortunately I chose to sign another lease as I was promised to have all issues fixed and carpets cleaned. BIG MISTAKE! Since then, nothing has been fixed, carpets still haven't been cleaned and I experienced water leaking from my ceiling (took a week and a half to fix), mold coming through my bathroom walls and a broken pipe causing brown water to come out of all faucets. Finally gave my 60 days notice and can't wait to escape the worst living conditions I've ever had in my life.
The floor plans are not the greatest. There isn't much storage space and you can hear everything in these apartments. They also don't keep up with the grounds. One of the pools is green and closed for weeks now.
Lets go for the details that matter Apartment hunt; Wasn't hard, got to find the place being a previous tenant from three years prior never had a problem before so why not again. Lease signing; Not hard at all filled out forms was approved a couple days later. Move in date was set away for a couple weeks. Final lease and walk through; A little complicated because the paperwork was haywire but understanding. Walk through needed some fixing but they work hard to prove I'm wanted here. Living; Walls are thin, you can hear neighbors doors and people walking but that's all apartments right? Surroundings are fine, office people are polite and very easy to call if needed. Parking is easy, and never hard to get a spot if you don't have a assigned parking. Overall; You'll love the place, price is high for a single mom like myself but it's in a prime location by all food, gas and entertainment. We do love this place for us. You should really consider moving here.
