Property Ratings at Arbors at East Cobb
I lived in this complex for 4 years. In that time, we went through 4 different owners of the building. The most recent was willing to charge the entire complex a late fee if you couldn't bring a cashiers check during their new business hours that they never posted or let anyone know about. On top of that, they overcharged the entire complex because they didn't get their accounts set up in time for water and waste. Now for the area itself. Lots of broken bottles, trash, and debris all over the complex. Trash piles up weekly and is a complete eyesore. The residents will steal your packages and the delivery people will have no issue bring them to the wrong place. The office will not help with this. My neighbors place was broken into one time and there was nothing that could be done. There is a horrible bug problem like I've never seen. In the summer, it's gnats constantly. I did everything I could to get rid of them and nothing worked. In the winter, it's roaches. No matter how clean your place is and how well taken care of, you WILL have roaches. To top it off, now they have the audacity to overcharge for the units to the current level. Stay FAR away from this location. You can get much better apartments in better areas nearby for much cheaper.
It’s the little things for me… The apartments are spacious which is great but as far as the workers in the leasing office, unprofessional. Maintenance, they don’t seem to know what they’re doing half the time. We put in a work order for new bulbs and a filter he came to the apartment and then told us he’ll have to come back another day didn’t even come inside. What was his point in coming? Expect to see a lot of roaches when you first move in. I have a fear of bugs and I should’ve caught the hint when we did the tour and there was a can of roach spray sitting on the counter. The electrical wiring is horrible and they say there’s nothing they can do. So if you need light in one room and somebody needs light in another room good luck fighting with that. Make sure you have a cable guy ready to install a new plug the day you move in if you want to watch tv in the living room. Buy lots of lamps because there is only light in the bathrooms, kitchen and the dinning room. Oh and you’re lucky if they fix whatever damages the previous tenant made cause when we moved in they left holes in the walls and just painted over the tub but she claimed they were “installing a new one” yea the paint started peeling a week after we moved in

Its an okay place so far. Definitely not the best but also not the worst. Youll need to clean the unit after you move in and probably should expect stuff to be barely maintained. I usually cant hear my neighbors unless Im in my living room so its fairly quiet.

Hi, we truly appreciate your honest feedback. If you ever need anything from us, please feel free to give us a call or stop by. Have an awesome day!
If you’re looking for a perfect affordable home, this is not the location. From the start with the ladies in the leasing office, you’ll only receive attitude, to the residents in the neighborhood who steals your packages from the front of your door , oh and to the poor maintenance team they have, nothing will ever get fixed. Let’s not forget the extra uninvited guests (roaches) the enter your CLEAN home!!!!! I am paying for a renovated apartment, crazy thing is, I’m not living in a renovated apartment. My AC has stopped working 4 times within a month and a half!!!! Keep “fixing” it just to be broken again. I’ve have maintenance request in for over a month that didn’t get handled until I had to call the office and act out of character. Everything about this complex screams RUN ! It’s UNACCEPTABLE for me to come home from working and can’t take a shower cause it’s off for the entire neighborhood. 3 times in one week? UNACCEPTABLE! When you tell the ladies in the office you’ve been being ignored, they cut you off and give you a fake apology then still don’t fix your problem. This is a place I’m supposed to call home and it definitely doesn’t feel like it when I just come home to problems daily. SO, if you THOUGHT you wanted to move here , KEEP LOOKING ! Side note : I’ve lived in this complex in 2016 in a actual renovated apartment and not once did I experience any of this terrible customer service. The management was different and my place felt like home. I’ve been trying to be patient and calm but I’ve been being patient and calm since I moved in October 2020 and the issues have not stopped. Save yourself time money and PEACE

Great deals for new tenants, quiet with the expectation of loud cars every now and then. Spacious on the inside. Gym looks new and well kept.

Overall I have enjoyed living here. The noise is tolerable most of the time. All in all I haven't had any major problems here and would and have recommended this place to family, friends and coworkers.

If you love poorly constructed ill-maintained apartments boy is this the place for you!! When the neighbors do their laundry it feeds directly in YOUR apartment, keeping warm and moist no matter what time of year. Lonely? Fret not!! Each apartment comes with a lovely collection of various roaches and other bugs already living in your appliances that will keep you company! Need something fixed?! Just call maintenance and if you're lucky, they'll be there just as you're moving out.

I Love the homes and the level of security very well but the ants and roach problem still exist. I am not a nasty person and I understand that living in apartments sometimes can be hard to get rid of bugs. Other than that I Love my apartment.... the area and everything is perfect. And the landscaping is awesome.

Faster response time, work orders are completed correctly the first time, keep your maintenance shop stocked at ALL times. Keep your word...I'm still waiting for my hallwayceiling to be repaired from leak that started last July 2020 and was just repaired February 2020. I was called by someone in the office last summer stating that someone was going to be out to repair my ceiling but the leak wasn't repaired yet. The leak was just repaired a week ago but my ceiling is still on need of repair. Doesn't matter at this point, I'm moving in May regardless.

The apartments are old, with cheap renovations and has many problems. The trash overflows. The office staff never gets back to you with your concerns, you have to contact them to get an answer and even then they still may not know.

All of the poor reviews are true. If you are trying to save a couple of dollars it is truly not worth it. You will pay for the money you save with a poor management team and lazy maintenance workers who will never fixing anything without you raising hell. Lights are not guaranteed.Roaches will infest your sunroom to the point where you can not use it, and instead of sealing the windows properly, the property will just respond with a " We try our best". They have also been doing a poor job in maintaining the property. Falling trees regularly total and damage cars.

Do not move here! There are plenty of nicer apartments for the same price on the same road! I've made a small list of some of the reasons this place doesn't even deserve 1 star. Moved here in July and regret it daily! -Electrical system is a fire hazard; half the outlets don't work or pop/spark. -Mailbox has been pried open and management has done nothing to get it repaired, including failing to mention it before handing over the mailbox key. I had to pay for a PO Box, still have mail missing and even had my banking info stolen which resulted in loss of money while chasing down new bank cards that are floating through the mail somewhere. -A/C has went out 3 times in 6 weeks; due to it being faulty and constantly running, it caused my 1st utility bill to be over $300. -They painted over dirty walls and showers; can literally see the grime through the paint (gum, hair, tape, dirt, etc); the shower tubs and tiles peel every time water touches them so constantly have to clean paint off our body and from the drains -Water faucets are broken and leak so they constantly fall off and there's always water running down the peeling paint in the tubs. -Bugs!! -Mold, black gunk and mounds of dust in the vents and all in the closet with the unit. -They ignore service requests/close them and don't fix anything but they sure do demand rent on the 1st; literally no grace period. Save yourself the hassle and move down the street! I doubt I'll be here much longer myself!
The apartment itself is not bad. It’s spacious for a fairly reasonable price BUT the property management is terrible. Within a week of moving in, I realized there was an infestation of roaches (which they said did not exist) and my apartment was flooded (which no one called to tell me. I just happened to walk into my apartment to see the floor completely soaked, footprints in the carpet and no one inside). The shower/tubs are glazed (painted in other words) and began peeling within a few months. They “fixed it” but it continued to peel and they refuse to fix it again without me having to foot the bill. It takes them months to answer maintenance request. I had to enter my apartment in complete darkness for a week because no one would come fix the exterior light. They’re constantly turning the water off. I could go on and on and on… but on the bright side, they will accept your packages for you.
It’s definitely a dated apartment complex. Most of the outlets in ours are a bit loose and tend to be finicky. When you knock against the wall or near the outlet, the plugged in items can easily fall out of place. Also the maintenance doesn’t tend to respond very quickly unless you say it’s urgent. Be aware that there is also no installed lighting. You will need to buy lots of lamps.
Dont move here..cons are too many to list ill start with, dirty, major crime neighborhood, dirty pool, rude office, incompetent maintenance, mold, leaking roofs and windows, broken glass all over walkways, flood zone, frequent flooding in lower units, always broken acs, no ventilation inside apts, plumbing gets shut off for days at a time any time it gets cold. It just is the worst place. I hate it here so much. It is only getting worse. Oh...and they lie, about everything.
I moved into The Crawford in July and I have not been happy with the complex. Even though I let them know many times before I signed a lease that I would be a nightmare if there was a roach problem, there is a huge roach problem. They have pest control on sire once a week and sometimes they came when I requested, sometimes not, and either way it did nothing. The office staff did nothing to help and did not even pretend to care. I eventually got it under control on my own but before I took it upon myself it was disgusting, I would see dozens of roaches everyday, and I am CLEAN. Beyond that, they take a very long time with maintenance requests and are not responsive in general after you move in. Just tried to call the number on their website for maintenance request and it's out of service, and I can't find another one. My A/C is out and I'm expecting to have to wait quite a while until someone comes out to fix it. I would not recommend this complex.
Run don't walk away from this complex. I have multiple documents committing a first floor apartment. When I arrived for lease signing the apartment had been leased to someone else. I lost 5 hours of my life trying to work things out, was dismissed and ignored. I was also offered a lease for the promised apartment, but the other tenant had the key. I've moved on. Don't put yourself through this craziness.
Do NOT plan to live here if you plan to have livable circumstances. I have not been able to live in my apartment for the last month due to a broken air conditioning system that will not lower the temperature below 88 degrees. This improperly operating appliance has cost me hundreds of dollars in my power bills. In just two months I have been billed over $730 for power, and over 5000 kw in usage. I contacted the staff on June 16th for the air conditioning issue and they have not resoled the problem as of today July 22nd, 2016. With temperatures over 88 degrees in June and July would you want you and your family to live here and be forced to pay enormous fees due to their carelessness? They have yet to resolve the issue and have no explanation for how I will be compensated for these outrageous bills as well as the 16 days I have been unable to live there. Within three months I have already made the decision to terminate my lease. Don't make the same mistake I did and bring your business to The Crawford at East Cobb.
I moved in 5 months ago with a yr lease i was placed in a first floor apartment one week in a storm hit and a massive leak happened into my walkin closet which seems as if this was not the first time, the bottom of the shelves look like rotten wood (swollen) they fixed it but now all my clothes and items around all my apartment are getting mold on them to which they answered "call your insurance to replace" what about the deductible at my insurance ??? The walls started getting dark mold spots and the omly thing they did was send someone with a towel and bleach to clean it nothing else. Also we were told that we need to turn the AC on to have ventilation in the apartment we are comfortable with the temperatures so we dont need AC also using AC consumes electric bill so basically their answer was that I need we need to spend electric energy to prevent mold from forming in the apartment I live. The worst thing is that they also said "you need to understand this complex was built in the 1950's". In few words this is the worst place I have ever lived. And I tell the manager and company I, as a resident, don't care how old your complex is, it is your reaponsibility to keep them well maintained thats why every resident pays for rent. Which also we were lied to about the charges when I called looking for information I was told rent was a specific amount and I asked if it included any utilities to which I was told it included water trash and sewer. And it resulted that rent did not included any of it it is an extra charge for water, trash and sewer. So rent grows almost 100 dls over what I was told originally. All this are just SOME of the issues Ive had with this complex; I will NEVER rent from this company again.
This apartment was livable. But the location was really great. N
I decided to move out on my own just over a year ago. I came across Aylesbury using apartments.com and saw that it was a reasonably affordable complex that looked pretty nice. I live alone, yet I feel safe. Maintenance is usually pretty quick with the response. One issue I have with the complex itself is that I don't like that the pool is in shade most of the day. Rent is very easy to pay online. You can also make service requests easily online as well. The only big issue I have had with this complex actually occurred this past week. I had a very bad leak and it took them a long time to fix the problem and I was not able to stay at my apartment for a week. The property manager, Karen, has been very helpful in getting things replaced though. I an still waiting to see if I will be compensated for this. The staff is great. Super friendly and they seem to care about the residents. I only had an issue with one employee whose name I believe is Kevin. He was rude to me and talked to me like I was stupid when I tried to get help with my leaky apartment issue. Overall, I'd say this complex is a great, affordable place to live.
