Property Ratings at Arbors at Lee Vista
The staffing and management is terrible. I live here for about 2 months and then I move out due to a job transfer. Every unit here has a smart lock but my unit doesn't (the excuse was that it was on back order and none was available, I never receive a smart lock for the door from day of moving in until day of moving out). I put down a deposit to rent the unit and then I was told it could be void if you applied for their services. In which I did sign up to void the deposit but that didn't happen, I still have to pay for the services and the full deposit which is a bummer when they lied to you about it. I never receive the deposit back as they say it was put toward fixing the unit upon my department and nothing was damage when I left, so basically I lose the deposit I put down. Overall I don't recommend renting here since there are a lot of fee you have to pay for. From parking, to mailbox fees, among other housing utilities fee. You'll end up wasting more than you would think for renting their unit out. I give this place a 1 star.

Apartments are terrible, roach infested refrigerators terrible appliances save your time, energy and piece of mind this place is a dump!

The appliances in my apartment are old and in bad conditions and management has been informed several times. Nothing has been done. They promised to take care of the appliances for me and that was never completed. No security-a trespasser entered the complex and starting shooting. These are only some of the highlights. I would’ve wished that someone would’ve advised me about this place before I moved here. DO NOT RENT HERE!
Roaches, mold, ants and holes in the wall. Said unit was ready for move in and it was a mess. Also doors have no keys, it’s a keypad lock, not very safe to me. And the office, goodluck reaching them! They are always closed or no help at all!
I lived here for as short amount of time as possible. The place was covered in garbage. I had fleas in my apartment when I moved in. They never fixed any maintenance requests that I submitted. And when they DID fix anything, they left a mess which stained my carpets and then they had the gall to take that out of my security deposit. The walls were literally rotting away. There was grey slime dripping from the ceiling (Can't make this up). This was by far the worst place I've ever lived in. I'm still waiting for them to return my security deposit. It's been over a year. They claim I'm somehow responsible for the disgusting state of the place, but that was all due to their inability to maintain their property. Whatever you're thinking, this place isn't worth it. Save your money and take your business elsewhere.
shoddily built, can hear EVERYTHING upstairs and toilets. management refused to fix dryer, or lets just say, I told them about it being broken from the 12th to the 26th and then just fixed it myself. they admitted they are too lazy or incompetent to fix things by saying...."well, we have over 60 other maintenance things and its first come first serve. you advertise as being a luxury apartment complex, if you can't even address 1/4 of all the apartments having maintenance issues, then you are just a slum. don't rent here. trust me, its only been 19 days and can't wait to leave.
The worse thing anyone wants to live with is ROACHES! I'm not talking little roaches, COCKROACHES!!! My family and I moved from the Midwest to Orlando and was absolutely disappointed. If your searching for something worth a good buck, keep searching. This isn't it!

My review on the apartment living where I live at is a great location with nice views. Management is very attentive and understanding to resident needs and helpful.
My apartment is in a good area that's pretty much close to all the attractions in Orlando and very convenient to the airport. I've had no issues living in The Arbors.

Ive lived here for 2 years now and i am going to be moving out. I came just as they completed their remodel and i loved my apartment until fall of last year. The inside of the apartments are nice and spacious and you get a storage unit included. Also free trash removal but since a year ago theyve enforced a rule requiring us to only put trash out at certain times of the night AND we cant go over a certain weight limit. Ridiculous!! The leasing agent i had worked with left and it seems like the place went downhill since then. Theyve recently had alot of really loud young people move in and lots of families with kids who are not monitored. I can hear the people above me and next to me so loud in the night that i can record it on my phone. I've had to complain numerous times which really is irritating because its a waste of my time. I used to be able to park close to my apartment but now there are people with two and three cars per apartment that makes it difficult to park anywhere near my building.
