Arbors at Riverbend Apartments

I have lived here for 2 years and although there has been some not so great residents that have lived here, the office does their best to control the situation. Everyone that works here is really nice! I love how close I am to Wal-Mart and other restaurants.

The office staff is Awesome, and the Maintenance was personable and polite.

The maintenance man really cares about taking care of peoples problems and works hard to make sure people are satisfied with his work.

Literal worst apartments ever. Trash everywhereeeee, and I'm talking trash such as glass, 100's of cigarette butts, alcohol bottles, etc. You can't even play at the park because it gets destroyed daily and there's so much trash scattered about. People kick doors in, break in and mess with the cars, and if you have any issue with anything the office does not do a single thing. If you have a maintenance need, it will take them weeks to come fix your issue. Very unsafe and unpleasant environment to live in. These owners should be ashamed and should be shut down.

I recently moved in here and the staff were so nice and helpful! My apartment was clean and when I found something wrong the maintenance guy was there right away to fix it! I love it here!

The first call just for information made me take the trip from South Bend to see the apartments. After the tour and speaking with the manager about the rental process made we realize this will be the place I’ll want to call home. Thank you Cheryl for your friendly demeanor. In this time of short tempers , your patience means a lot to a recently retired teacher.

Cheryl the property manager and her staff are awesome. I feel that they really care about the residents. The property and the apartments are well kept and maintenance responds quickly to any issues.

Management is by far the worst I have dealth with. Rude and incapable of complex thoughts. Trash is strewn throughout the complex, but not at the front office. The pool is nasty and watched by a bunch of smokers who sit there all day. A walk in the sidewalk barefoot would send you to the emergency room with several shards of glass. Managment had been told several times, but they dont care. Maintenance does the bare basics to get by. Several apartments have been broken into, you can read it in the Sheriffs summary reports. This place attracts people who refuse to take care of their surroundings, so if you like to live in a landfill, you will love it! I once call d to discuss a neighbor and wanted the manager to see what a mess this neighbor made with shopping carts and sticks. The manager yelled at me and said she was too busy to walk all that way... that gives you an idea of how they approach problems. If i were management, I would have set down with both parties to see what the actual problem is. But problem solving doesnt come with the inteligence level here. Dont expect anything and youll be happy.

I moved into an apartment owned by the sterling group in 2014. The first year I was there everything was great no problems. Then right after I renewed my lease I started having problems. The other tenants where horrible. I've had to call the police multiple times on different tenants because there where adults fighting, kids running down the streets with knives, cars being broken into, my door being kicked multiple times at 11pm, cars and motorcycles speeding. I have 3 children under 6. It was very unsafe for them! I have videos I have given to the office managers. I have all the police reports. I had a meeting with the property manager because I wanted to either move apartments to a different area or break my lease because I felt my kids and myself were unsafe. We agreed that I could break my lease with out the $1500 lease break fee. She said that she would get all the paperwork ready and cover everything with corporate. She was then fired a week later. So now then I had to go through the assistant manager. She had no idea of anything I was talking about and was so rude whe I asked her to continue with the previous managers arrangement. So I called the sterling group because I didn't think it was right for the assistant manager to charge me the $1500 fee when the previous manager agreed I wouldn't be charged due to all of the problems. When I called the sterling group to try to get ahold of someone other than the assistant property manager I was blown off and said that they don't handle any property problems. I would have to just deal with the property management. I will never suggest this company to anyone! I was treated horrible after the property manager was fired.
