Property Ratings at Arbors at Windsor Lake
I only had to give you one star because I had to pick a star otherwise it’ll be zero stars. Everything that is advertised is falsified guaranteed that has been for a few years. This property is so disgusting. It’s false advertising. Nothing works here. It’s never a gated community as a gate has not worked in years. You do not have a pool it’s nice and green. You don’t have heat. You don’t have AC And you don’t have caring anything here save your time and move elsewhere. Otherwise you will regret it when you sign an NO LEASE!!!!
I honestly never wanted to write reviews like this but atp it may be the only way to get things right around here. Lived here since December 2022 and haven’t had pest control since February or 2023. I’ve put in MULTIPLE maintenance requests for clogged drains, ac, air filter changes as well as pest control that have either not gotten resolved or was marked as completed when it really was not. AC is set to 73 but it’s 81 degrees in my unit. I’ve been patient and lenient with the office but they clearly don’t care because I’ve even went to the office and requested things and it’s been WEEKS with no resolution. nothing gets done around here. Pool has never opened since I moved here. They upped my rent MID least over $100. This place is full of it and would never recommend anywhere to live here.
There are a list of complaints that I can give this place. They advertise this amazing "Gated" community, however, that is in fact a lie! I have been here two years and they finally get the gate working for 2 weeks. The entrance gate works, however, there is a giant pothole you have to destroy your car with as you try and scan in. The exit gate is destroyed and remains open. This enables everyone to just run through the exit gate to enter the residence while almost causing a wreck with people trying to exit. The pool has never been open in the past two years. And on top of all that, they have a bad roach problem. Why are we paying for a "luxurious" complex when we do not get what is advertised. You might as fix your own issues because they ignore work orders and let issues go unfixed for months.

Our team is working diligently to resolve these matters as quickly as possible. Thank you for bringing these concerns to our attention, and we appreciate your patience as we work to improve our community.
I've lived her for 2 years and they went through six different maintenance guys and leasing staff! The work orders are over everyone's head. All appliances are out dated and broken! My AC has been out since the end of May. I have a big portable AC unit right at my front door in the living room, for 2 months blowing hot air. The filter has never been replaced in it once they brought it to me. The pool has never been open and I have kids!! Kids that are hot and uncomfortable! The staff can't be reached! When they are reached, they make notes ....then do Nothing! They swap out broken appliances from vacant units, trying to resolve issues... which only causes more work orders because NOTHING WORKS. It's uncomfortable and unfortunate how they treat hard working tenants who wanna just live comfortably as they do! I DONT RECOMMEND THIS PROPERTY AT ALL!!!

Was giving a move on date of July 1st. Went there July 1st and was told I couldn’t move in because they are under new management and the system is down. They called me around July 13th-15th and tried to give me a move in date of August after I told them on July 1st I wanted my money back. They are trying to give me the deposit and not all the fees that I paid. It wasn’t my fault that I couldn’t move in. Today is 07/26/2022 and still don’t have my money back.

Hello! Thank you for your feedback, please give our office a call directly so we can address these matters properly. Thank you again.
This place is horrible. The get a new manager every few months so the place is ran horribly. Maintenance takes forever to fix anything. The gate is always broken. The pool was “being cleaned” the whole summer. You have to watch your utilities and other charges very carefully! They never answer the phone and leave the office during what are supposed to be business hours. Do not recommend!
They charged me a fee by accident for six months. Asked if I can get refunded for it. Said no it’s too late. What a joke. Stay away.
I contacted the leasing office to inquire about a one bedroom rental and the young man that answered was the rudest and most unprofessional contact I have spoken with during my search for a place to live. He did not provide any assistance or information that could help me with my search. He stated "we don't have any vacancies" without attempting to find out what my needs were. I inquired about a model and a date of upcoming vacancies. His response was there was not a model to see and he did not know when there would be a vacancy, Even if he did not have this information, he could have easily shown interest in a prospective tenant (applicant). His responses and lack of professionalism led me to not want to pursue living here.
Departing residents throw their trash where they wish, surround roads filled with emptied trashbags litter, people send kids to throw trash who just throw it on ground, more than saying 'I will fine you' I think a better approach would be to ask them why they dont throw bags into dumpster. Very loud cars all through night, music blasting from cars and neighbors keeps me from getting good sleep. Lots of loud sirens throughout day and night from nearby highway and roads. Maintenance folks very nice now. Hope it improves for the better.
I moved into my apartment at the Arbors at Windsor Lake on July 25, 2020. Upon entering the apartment, I saw that the refrigerator handle was lying on the kitchen countertop as well as a face to one of the kitchen drawers. It took maintenance a month to repair those very small items. A day later my air conditioning stopped working. It was July in South Carolina. It took over a week to repair my AC. I was also welcomed by neighbors parking on the grass in the back of the building I live in - building 1000. They are still parking in back after several complaints to management. My dog has almost been hit by a car on more than one occasion while I walked him in back of the building. I have also had to deal with neighbors leaving trash outside their apartment door for days at a time. This complex does NOT offer valet trash. Oh, the trash dumpster is ALWAYS overflowing with trash and dumped furniture. It’s nasty, very nasty. The light on the second floor breezeway has not worked since the day I moved in. I have reported this to management at least 6 times. The light is still out. No matter how many times I go to management about an issue, nothing is done. Nothing. The Arbors at Windsor Lake are overpriced for what they offer. The grounds are dirty and Building 1000 has filthy stairs and breezeways. If you like living in a clean, peaceful community, stay clear of The Arbors at Windsor Lake. This community may appear to be nice, but don’t be fooled as I was. I don’t know how I am going to survive a year lease here. I feel like I’m living in the projects, but paying for a luxury apartment. I hate coming home to this place. I am looking forward to the day my lease ends!!

I lived in these apartments for 3 years (2016-2019) and when I first moved here this place looked EXACTLY like this and the staff was wonderful, prompt, inviting and the grounds were well taken care of, TODAY? Forget about it! The staff is terrible and rude if you have any kind of issue and grounds are absolutely NOT well taken care of like they used to be ex: the gate is always broken, the community trash is always overfilled and spilling, the place where the mail boxes are needs repair and the light never worked (which is dangerous if you work late), the fence around the apartment looks as if people have been trying to break in, there are always random people and cars parked behind the buildings, and the apartments are severely outdated (you don't get the nice stainless steel appliances in like pictures above). They had money to renovate the front offices (which was not needed) but couldn't renovate the actual apartments? Save yourself the trouble and move to one of the other apartments near by if you're looking to move in this area. If a zero star was available, they would most DEFINITELY be getting it.

We are disappointed in this characterization of our staff and community. We are committed to treating all residents and guests with the utmost respect and impeccable service. We’d like to work with you to improve your living experience and hope to speak with you directly. Please reach out to us in the office at (803) 699-5400. Thank you.
The customer service and new manager is absolutely HORRIBLE! The apartments are old and infested! Work orders never get done, calls never answered, TOO expensive and so not worth it! You’ll be better off staying at your parents. Don’t do it!
Property Manager at Arbors at Windsor Lake, Responded To This Review
We are disheartened to see that you feel this way towards our community and staff. All of our team members work very hard to provide a comfortable community to call home, as well as great service to each of our residents. We would like the opportunity to speak with you about your experience in hopes of improving it going forward. Thank you.
My family and I lived out there for a little over two years before things became horrible. New property managers was the first “issue”. The rent increased tremendously, the included amenities would soon be billed separately, the employees of the property would walk/ride pass trash on the ground for several days before picking it up.. if they even picked it up. One building had tenants who threw their mattress and box spring from the third floor down to the first floor where they stayed for three days, even after notifying the property managers. If you don’t mind dirty grounds, having to continuously call and check on work orders or frequent issues with the gate be my guest in becoming a resident!
Moved in April 1, 2019, and very disappointed, and was showed the actually apartment that I was getting the evening before I moved in. I was shown a model apartment that they said was exactly like the one I was moving into and it was fully upgraded. The very day of the move I found other issues with the apartment and addressed it to them. The floor in the kitchen is uneven, like in places it has arears that sinks. I told them about the water issue in the bathrooms, which in the master bathroom it was way to hot and could not be adjusted, and the other bathroom not hot enough. They had the maintenance guys come in without me being there to adjust the temperature, and how would they know what temperature I needed if I wasn't there. I asked for them to come back when I was home and they haven't yet, and it is now August. We had about 40 some cars broken into a couple of months ago due to the security gate was broken the last of March and just now got fixed in July due to the tenants had to go to the News to get results. About tens years or more this use to be a great place to live, due to new managements the place have gone down, and the tenants that are moving in has no regards to the place nor their neighbors. I just got new neighbors above me and they are neighbors from hell. They have children and I know that children will run and play at times, but they seen to be coming down through the ceiling. I addressed the parents and they said they have no control of that and I need to address the office, which I had done and they are not doing anything about it. I have to endure this everyday from 5:30 pm until about 12:00 something at night. I wake up practically every morning with a headache. I am looking into to see what I can do about the situation. I want to move but they said I would have to pay 80% of the rent due if I move before my move out date. There are other things that was supposed to be done in the apartment that is not done. Will do way better research in the future for apartment hunting or just a home. Make sure you do your homework, dot your I's and cross your T's Living in apartment from hell.
Terrible new management company only hoping to make an extra buck off the tenants. Extra fees, forced cable, and horrible communication with the front office. Do not MOVE HERE!!! Stay away!!
Great place to live! The staff is so friendly and helpful! Anything you ask of them gets done incredibly fast! I love how the grounds are always kept up, whether rain sleet or snow!
