They’ll show you one apt. that appears great… then when it’s time to move in, they’ll place you in an outdated, NOT “luxury” unit. THE YEARLY RENTAL INCREASE WILL BE BETWEEN $300 to $500 INCREASE for a one bedroom. CRAZYYYYYYY!!!!!!!
This property is managed terribly. Experienced multiple maintenance issues within the first two months which left me without hot water and heat in the apartment for multiple days. There is little to no snow removal during the winter months leaving the parking lots and internal roads impossible to navigate. The trash compactor (the only trash removal for the entire complex) is often broken and left inoperable for several days. The management refused to do a walkthrough with me when I was moving out even though it was requested multiple times and then took the entire security deposit and had the nerve to bill me 400 dollars extra after I had already moved out. I cannot discourage you enough from renting here. The property is pretty but the management is completely inept, greedy, difficult to work with, and communicate very poorly. Nothing but problems and I am so relieved to never have to deal with them again.
If I could give zero stars I would. Words can’t even express how big of a scam this place and the management is. Simply put, every single person who works for this group are terrible people with zero human decency (besides maybe one or two girls). I have been regretting this decision since the day I moved in. Do not take this review lightly. If you are seriously considering choosing this place, I am begging you to look anywhere else. If you’re willing and able to pay the ridiculous cost to live in this joke of a complex, you can find something elsewhere that has a management staff that will be 10x more accommodating and a property that isn’t ugly and unkept. These aren’t good people and this isn’t a place you want to call home. Save yourself the stress and the headache. I wish I would have.
My wife and I lived at The Arbors of Anderson for nearly a decade. We intended on staying longer until the Connor Group bought the place. Fortunately for us, we were given a heads up about the aforementioned’s dubious fee structure (e.g., utilities bundle) by a relative who briefly worked for them. We hightailed it once we secured a new place. I would advise you to do the same if you’re either an existing tenant or considering this 30 year old collection of unappealing boxes as a landing pad. No one deserves the misery. And don’t let those tacky yard sale signs at the front of the property fool you. No one in their right mind would give this dump a favorable review. And votes from Connor Group employees and/or paid endorsements suggesting they’re “#1”don’t count, by the way.
I would never recommend living at this apartment complex in Cincinnati, OH. I moved here on the recommendation of a friend and regretted it from the day I moved in and have counted down the days until I moved out. While I lived in an “upgraded” apartment that in appearance looked great the work was cheap and done without attention to detail. The cabinets/drawers are simply painted over and not upgraded. The walls were quickly painted over with hair now painted into the walls. The doors/windows are crooked and show the age of the building. I had multiple requests in for broken windows/doors and repeatedly did not have them properly fixed so the problem persisted. The outside of the building while currently being painted once again shows the age. The stairs feel like they’re going to break with every step. Maintenance takes their time when dealing with your issues and will leave rude remarks when they “don’t find anything” the first time. The amenities are lacking, the gym is small and the package room is a mess with too small of a room for all the number of people that live there. I have only had problems since moving here and once again would not recommend living here. Additionally for the price I pay you can get a larger apartment better worth your money anywhere else in the greater Cincinnati Area. I’d recommend looking up The Connor Group and their 1.55/5 stars on the Better Business Bureau website, highly highly do not recommend this place. And I can’t forget about the 2+ months it took for the Connors group to send me my security deposit. DESPITE Ohio state law which requires security deposits to be received within 30 days of lease end. Once I was nearing the 30 days I called the front office for them to tell me that it was in progress and held up at their central office. It took them a month of me calling weekly and not being able to talk to a manager (despite trying to schedule a phone appointment with them) for them to tell me there was a recently noticed error…not sure where that error was when it was in progress? After talking to them countless times with no follow up from a manager I finally talked to someone who talked to me quite rudely. But she did have my check sent much sooner than the initial estimate of four more weeks when that phone conversation started (3 months after my move out date). Absolutely horrible customer service. Would never, ever recommend this property or any property managed by the Connor group.
The people who purchased this property are going to force you to pay for cable and internet at the speeds of their choosing and trash is 45 a month. Stay away from this place and if you live here and your AC breaks don’t even think for a second they will fix it.
Where to begin: I’ve lived here several years now. Up until a month or two ago, I had no complaints; the property was well maintained, the leasing office folks were pleasant and helpful, and the yearly rent increases were nominal. But that all changed when The Connor Group took over. For starters, the new owners thought it a good idea to destroy countless healthy, mature trees. It looks as though a tornado paid us a visit. What’s more, they’ve begun painting the building exteriors whacky colors. It’s the stuff of nightmares. I wouldn’t be surprised if someone suffered a seizure after staring at these monstrosities too long. It’s nonsensical. And I’d be remiss if I didn’t point out the oft overflowing dumpster. To say it’s disgusting would be an understatement. But wait! There’s more! Some tenants are apparently fond of ready-to-prepare meal kits. To each his own, I guess. But what’s not cool is these same people leaving these boxes of food in the mailroom to rot. Lovely. Oh, and should you decide to lease an apartment, don’t be surprised by the insane rent increases you’ll be faced with a year after signing. As a side note, the property manager is about as warm and fuzzy as a deer tick.
We have been without a/c for a week now. Our children have severe allergies and it is not an option to keep the windows open throughout the day and night to cool our apartment down. It has consistently been above 75 degrees in the apartment. When I inquired about the status of getting the air conditioning unit fixed, I was told they would not come out for at least another week. They were extremely rude and unwilling to work with me on any solutions. They stated there were 30 other requests open for A/C issues within the complex. Long story short - if you expect to have working A/C for the amount of money you are paying to live here - LOOK ELSEWHERE!

We have been here for a year and have really enjoyed the property and the community! A growing number of apartments continue to be updated, and the amenities are great. I have lived here almost a year and there is always something wrong with my apartment. I signed my lease before viewing my apartment because I was moving from far away. The apartment looks nothing like the photos on this site. The location is great, but the quality of the apartment itself is not worth the cost of rent. The staff is always nice though.
Great staff. Dog park is awesome for my dog to roam free. Pool is great along with the workout room. I absolutely love walking my dog around the huge complex! It is so gorgeous no matter where you are. Beautiful scenery. There are car ports and garages for anytime but I use them for the winter (you can choose any amount of time to rent either.) The maintenace/repair crew is AMAZING! There are way too many great things to say about this place. I am renewing my lease as we speak!!

Everything about my experience at Arbors of Anderson has been fantastic. Maintenance is extremely quick: Every time I've submitted a work order it's been taken care of the very next day. The front office staff is friendly, the area is surprisingly quiet despite being near major roads, and significant improvements to the grounds have been made in the last few months. I'd highly recommend it to anyone looking for an apartment complex in southeast Cincinnati.

Beautiful grounds to the complex. 90% of the apartments are not upgraded. White countertops, beige cabinets, old wood trim. Unpainted part of wall behind kitchen sink and on side of sink in the bathroom. The doors to the closet are very cheap folding metal doors that you can tell never get replaced. I have many friends who live back here and all of the closet doors easily slide and come out of the tracks. The bedrooms don't come with an overhead light or ceiling fan, only a light switch on the wall will control a couple outlets. The bathrooms look like every other apartment from the '70's. Only reason I moved here was because of the location to my work and it's right off the busiest road with everything on it. Their policy is you have to give them a 60 day notice to move out and if you break your lease they can get you for 3 times your rent plus your deposit. Late fees are $50 and then $15/ day after three days. They do not let men work in the front office, it.s their unwritten rule. They have been through 4 managers and 4 assistant managers in 4 years. If you are ok with paying me for an average apartment it's because of the location, not the quality.
