The vibrant traditions and culture of the south come alive in Memphis, a robust and historic Mississippi riverfront community of over 600,000 neighbors. Memphis is legendary as an incubator for American musical titans, with landmarks like Sun Studios, the Stax Museum of American Soul Music, and Graceland serving as some of the city’s most popular attractions for visitors. The city’s musical tradition continues today, with a packed roster of live music representing every conceivable genre. Just as famous as the music is the food, with Memphis-style barbecue widely available and internationally recognized as a true American delicacy.
But beyond the neon of Beale Street, Memphis offers a delightful living experience steeped in southern charm and modern flair. The cost of living is quite affordable, with apartments, condos, and houses to fit any budget. The rental market is incredibly diverse, from urban efficiency apartments to stunning historic homes on sleepy suburban streets.

Property Ratings at Arbors of Century Center
The staff is very accommodating and helpful ALWAYS . But, the trash is always over flowing with huge rats. Most apartments have roaches. The inside is very outdated but they are working on renovations.

Thank you for your feedback! We’re glad to hear that you find our staff accommodating and helpful. We take your concerns about trash and pest issues seriously and will work on addressing them promptly.
We first moved in and the apartment they put us in was covered in cockroachs, we got another apartment but it has not been updated since the building was built. The office staff does not care about the tenants that they have, half of the complex is empty and vacant. The water pipes busted over a month ago and they still have not fixed the walls or the carpet. This place is a joke, you ask to speak with a manager when finally someone answers and you get put on hold until you hang up. Do not move here!! There was a violent crime with a fatality and the next day there was a note on the doors telling everyone to keep their binds closed and windows and doors locked. Like I said these people do not care about their responsibilities or residents.

We strive to create a pleasant and welcoming environment for new residents. We apologize this was not your experience during move-in. According to our records, we have repairs scheduled for your unit as soon as today. We are unaware of any microbial growth in your home, it appears any discoloration has been due to water. Our team is working as quickly as possible to address all maintenance concerns and we appreciate your patience at this time.
Very poor communication, takes multiple calls to the office for someone to fix something. Everytime i would call the office i would hear “I’ll give you a call back” never heard anything back and i had to constantly call back. Took almost 3 months for them to replace a part in my refrigerator that was missing when i first moved in. I kept getting the run around saying someone would be heading over to my apartment no one ever came i had to keep calling back. Parking is terrible, and all appliances are outdated.

Our goal is always to provide maintenance services in a timely manner. All resident requests are addressed in the order in which they are received with priority given to more urgent repairs. That said, we are sorry if your request has taken longer than expected. If you have any outstanding concerns, please feel free to come by our office.
Please avoid if you want your peace. My car war broken into, my bike stolen and my catalytic convert stolen all within two months. They don’t take any precautions, no camera, nothing. People smoking weed all the time outside and we have children. Sorry, this is the worst on my list.
I was a resident for one year. I moved in late 2020. From Nov to February my hot water would not work. It took more than 5 tickets and multiple calls to the front desk to get help. They took $100 off for one month for the inhumane treatment I had. This was my first apartment. Then in the summer, my a/c didn't work for one month. I contemplated suing multiple times but I didn't have to money to do so. Don't live here.
I am looking to move to Memphis for grad school in May. I was in town for a couple of days this past week for an interview so i decided to kill 2 birds with one stone and find an apartment as well. I loved the Arbors, i was impressed with the units and the price was fair. I was stuck between the Arbors and one more apartment complex so i came to see them twice. On the first visit, Savannah was sweet, helping to answer any and all questions and provide as much insight as she could. The second visit, her entire mood had shifted. She was very rude, very irritable, and barely wanted to answer any questions. That kind of concerned me but i still liked the apartment so i was still interested. Right before i was going to hit the highway to head back home, i stopped by the office. This was it, i decided to put in my application. As i sat down and got my pen out, i asked Savannah about the process and how i was going to know i was approved, how should i pay the rest of my fees, etc. well i guess she had enough of my questions because her answers became sarcastic as well as disrespectful. It was distasteful to treat someone like that when they are there to apply for the apartment. I will never spend my hard earned money to be disrespected. If anybody is looking for an apartment, i would suggest anywhere besides The Arbors of Century Center.
In the time that I have resided here at Arbors, I have enjoyed it. It is reasonably priced and in a great location. The apartment came with kitchen appliances that are well kept, and the rooms are a nice size. The apartment itself is in good condition as well (walls painted, carpet clean). The countertops of kitchen and bathroom could use an upgrade but they are not terrible; More counter space in the kitchen would be more ideal as well, especially if you like cooking/hosting people for dinner. Storage is great every where in the unit. A minor annoyance is the noise that comes from the washer/dryer in the unit below (sometimes I think my roommate is doing laundry since the noise is so loud). The staff in the office is nice. Maintenance is great when they come to complete the request, butdepending on the type of request, it takes forever for the request to be completed (one request we put in a little over a month ago has yet to be completed). Overall, it is a good place for college students or people that want a good value.
Nocebut overcharges I trash fees. Charged extra for trash it it's always disgusting ontheweekend
I have lived here for a year and a half. The staff is friendly and they take care of any problems that arise quickly. I like it here it's quiet.
I first moved Here for the convenience of being relatively close to where I work, and the fact that the amenities seemed to be great. They advertise two swimming pools, a fitnes center and a tennis court. When I took the tour it all looked great and seemed to be operational although I really couldn't tell because it was winter time. Long story-short, the equipment in the fitnes center still after 2 1/2 years is non operational, the tennis court is a makeshift basketball court and only one pool is being used which isn't a good look considering the size of the apartments. The good part is that the layouts are pretty good and it's fairly quiet with the exception of a few bad apples and teens that venture in from other areas. If they continue renovations, as they have begun to do, making all of the advertised amenities operational and ad sufficient security it would be Awesome and convenient for the price (Which it is starting to look much better). May not work for you.
