DO NOT MOVE HERE… charge premium prices for a trash filled dump where they clearly haven’t maintained anything for years. Have had multiple issues with my apartment and if they do come out they don’t fix the problems. They clearly cater to people who have little to no standards. Hot water issues, heating issues, plumbing issues, you name it I’ve had problems with it. My own fault I suppose for signing the lease but please take my advice and learn from my mistakes. Do not move in here.
originally gave this place a 5 star due to the new building manager. Now I completely remove it. I cut my lease due to work relocating me. I worked with the manager and she told me to pay 3100.00 plus the rent for March of 2022. And I did.. I took care of all final bills. Today I get an email indicating that I owe 1100+ plus said I owed for an electric bill of 81.00. My bill was never above 55.00. So my thought is 1 they inflated it or 2 that someone moved in there after I moved out. I was home for one week in Feb and never have a bill that high. Because my mother passed from Covid in Youngstown and was busy doing this. I sent them the notes and cant get anyone to call me back. Then they said they had to hire a team to clean it when I left it 3 times cleaner then I got it. I had constant issues with the temp in the shower. You have to turn off the heat or ac if not the temp will go from 500 degrees to-10 within seconds. I asked if they were going to make good of the constant inconvenience of this and she after you moved out and I said isn't it the same thing you are doing now? Stay away!! Update, after a month they finally got the bogus electric bill off of there. I can't verify since they removed my access to the portal. Now hopefully they can get the remainder that I already paid taken off before I kick the bucket. I am going to give them 2 more weeks then proceed on litigation. After all, I only moved out in February and its close to the end of May.
New Management is terrible now I would have recommended this apartment before but not after the new management take over.

I’ve lived here for 2 years. It’s nice and homey, located close to shopping and restaurants. The community is quite which is nice to be off the beaten path. The property manager is amazing, and goes above and beyond to help. Both the maintenance and office manager are new but they have really made an impact for the better.

The most stressful place I have ever lived. They lie about fixing maintenance request, the managers (which we’ve had 3 different ones in the last 6 months) are unprofessional difficult to work with. they don’t keep their word so you need everything in writing, they don’t keep the property clean, and they are not helpful at all when you need help with a maintenance issue. We’ve decided to try to handle as much as we can on our own in hopes of not having to deal with the management team. Worst management I’ve ever rented from hands down

I see the owner commented on another review saying the pond is pretty blue and algae free... I live facing the pond and this could not be further from the truth. Half of the pond is covered in algae, there is trash floating in the water, there are toys and more trash all around the rim of the pond, and the fountain that moves the water has been off for a couple months... I also would like to reiterate other peoples points that management is rude and not at all helpful, they often give you false information or ignore you completely. The common washing machines never work, my AC is out and thats been a pain, other people leave crap all over the property and its gross. The only positive about this place is its location relative to Downtown Dublin and Sawmill. But honestly, the people who work here have made this an absolutely miserable experience. and its very frustrating that they lie so much...
Maintenance is horrible. They close requests without being completed, never provide updates or notes on requests, and if you have an appliance out, it could take months to get a replacement. It took them 8 weeks to replace my dishwasher when it stopped working (it broke because it was an old, cheap dishwasher. the appliances are not nice). Furthermore, their rent payment system is awful. I had a echeck get returned because of a system failure on their end, and i had to jump through hoops, go to a 3rd party location (moneygram.... like what?) to pay rent, and pay $150 in late fees (one day "late". by the way), because of their incompetency, and archaic systems. They have a massive geese and littering problem. No maintenance or upkeep whatsoever is done on the pond and surrounding areas. It is the worst looking pond in Dublin, natural or otherwise. Geese run in the hundreds, pooping everywhere, and tearing up grass, etc. Tenants throw trash in a single receptacle, which is constantly overfilled out to the road, and it can take a week to get emptied, causing horrible smells. People litter all over the place, and nothing is done to clean it up. Do not rent here. Go somewhere where they have the diligence, resources, and management to tend to basic needs in a timely manner.

Hello, I'm sad to hear that you dislike our community. I'm also not sure if you are referring to out property. The pond here is beautiful and has an aerator in the middle that runs constantly. The water is a pretty blue color due to the dye that we put in to control algae. The geese population is normal in this area and they love the water just as the ducks do. As for the appliances taking so long to replace is due to the economy and the Pandemic. The plants were shut down for so long that everything is on back order. We have a full maintenance staff that cleans grounds every morning and completes all work orders everyday. If you are having any other issues please stop by the office and we will be more than happy to help you.
The current management doesn't get tenants requests for fixing problems like your garbage disposal doesn't work. As a current tenant, I have requested that my garbage disposal be fixed numerous times since they upgraded my apartment. Nothing has been done. Avoid this place. Not worth the rent.

Avoid Arbors of Dublin like the plague. The office staff is rude and unhelpful. They never have the leaves raked up. The sidewalks are solid ice in the winter until it gets too warm and melts off. There might be 2 maintenance people for 14 buildings of apartments. There is always trash sitting outside the designated trash area. I've been waiting 5+ weeks for my air conditioning to get fixed. I moved here 1/6/21 and the first day we woke up here there was a water leak in our floor (we live on the 1st floor). Our garbage disposal stopped working a few weeks later and it took about 5 days for maintenance to come fix that. We ALWAYS get blown off for service requests. My upstairs neighbor got their a/c fixed yesterday. My son and their son are friends and we know for a fact their a/c hadn't been out for nearly as long as ours before they got service. They failed to tell me prior to moving in that I had to register my 13 year old son as a resident. It's chaotic. Do not recommend.
The new management has run the property down. The pool is not usable most of the summer due poor maintenance of the water. Trash and debris from overflowing dumpsters and residents allowed to store personal items and garbage outside there front doors. The office is poorly run and the manager Kristi does not take any responsibility for at least running the property as a basic level even After many complaints from many residents. Many of my long term neighbors have moved due to this lack of care. After 4 years I had to move out.

I'm Sorry to hear your experience was less than 5-stars. Our property is under a complete Rehab/Upgrade both inside the apartments and all across the property. If you’re ever looking for another community please check back with us. All of our upgrades should be completed by this next summer.
I wish I could give no stars. Incompetent, unprofessional staff and management. Had issues with them for so long I had to break my lease and move out early. when I moved in a year ago they offered a price and said it's cheaper than usual, when I moved out they got that money back from me and no one told me prior that if I'm gonna break the lease I have to pay that, they only said I have to pay the lease penalty. I talked to corporate about it and she did absolutely nothing. I lived there for 12 months and did not have an A/C for 9 months! Basically nothing is done until you call 500 times. I asked for a number to corporate and they did not provide me with one!! and I had to call them THREE times until get a number for corporate (which was absolutely pointless). Management is VERY RUDE. They have a gym and laundry room, there was a mouse in there so I did not want to go get my laundry until they get it out, when I told her she said "you just have to be brave and go get your laundry"!!!!! Not to mention she didn't bother to call anyone when I told her to go get that mouse out. There are A LOT of things that are not working in this property. It seems like they are always short on maintenance staff. There were several things that weren't even fixed when I moved out. They are nice to you until you sign and then they're SUPER RUDE and SHORT and you have to call them MANY times for a small issue to be fixed and it takes a good month or probably more. Apartments are super old and walls are SUPER thin. Overall for the price they're offering it's not worth it because you will regret it and will be completely disappointed.
Apartments are old, appliances are old and they break often and management is reluctant to fix them or replace them. The manager is rude.

I have seen a huge difference since the new company has taken over. The pool decks have been replaced, the property is cleaner and they are starting to upgrade all of the apartments. However, the staff has seen some changes but I think it is for the better. I would highly recommend these apartments.

I wasn’t going to write this review and chuck my bad experience up to what seemed like a young inexperienced leasing agent and a busy manager. However, today I received a letter from a collections agency. They charged me a $40 application fee and $100 to hold a unit while they did the background check. Amanda in the leasing office swore to me that I had three days to change my mind and get the $100 back. And up to 10 days if the background checks took longer on their end. It took her four days to do the check and they wanted an additional $300 non-refundable deposit. I politely declined and asked for the $100 hold fee back. At this point Amanda went back on her word and said it had been over three days, so they would keep the $100. Then I received a voicemail from the office manager stating that, “after further review of my background check I wouldn’t require an additional $300 deposit - only what I had paid so far. I had a bad feeling just based off this initial interaction, so I called back to talk to the manager and say, while I appreciate the new offer I am not interested in living there now. But before I could talk to the manager I was put on hold for around 20-30 minutes. Too long for this type of quick two second conversation. I called the credit company I used to pay both fees and explained the situation. Apparently this happens quite a bit according to the agent with the credit card company. She wanted to cancelled both charges but I made sure they only cancelled the $100 fee because it violated what I was told by Amanda. Today 10/22/2015 I opened a letter from Fair Collections and Outsourcing a company based out of Baltimore Maryland. They are trying to collect $60. It explains this was for the $100 minus the $40 application fee I already paid. If both fees were valid why subtract one from the other? And if this is happening before I even moved in, I hate to think what other stunts this management company would try to pull. This is just stupid! I thought Dublin was supposed to be a nice affluent suburb of Columbus and this multi-million dollar apartment leasing agency is squabbling over $60… This is unbelievable. I would definitely recommend you look somewhere else to live. This is more than just poor customer service it is like a con job or a scam.
