Property Ratings at Arbors of Lebanon
Horrendous. This apartment complex has been a nightmare. The property manager, Liz, initially assured us we didn't owe anything after a walkthrough, only to later bill us over $1,000 for damages caused by prior tenants or leaks that weren’t our fault. (There were multiple leaks, unavoidable by us. They were reported and maintenance did come, put up a fan, and informed he had several that day to fix. Their leaks caused stains on carpet that should’ve been wood to begin with.) Neighbors constantly blare loud, inappropriate music with profanities, while dogs bark incessantly and kids and adults jump, causing the doors to shake. Adults yell profanities at children and fire alarms constantly go off. Our air conditioning was broken for roughly two weeks, and later workers turned off our fridge, leading to mold growth. They promised a renovated apartment but delivered one only partially done, with no reduction in rent. The hallways always have an unpleasant smell, and there are no amenities despite the high rent. The maintenance worker is particularly unhelpful, never resolving any issues. On a positive note, Liz answers emails promptly while we live here, and the maintenance man is friendly. However, these positives do not outweigh the many issues we've experienced. When we were considering moving here, Liz informed us that almost everyone gets their full deposit back. She even told us we could put giant fist-sized holes in our wall and still not be charged. While we did not do this, it seems to be a lie considering we were billed for things we did not cause. We were also informed they do not replace carpet after each tenant moves out, staying through multiple tenants! Proceed at your own risk.
I literally laughed out loud when reading a couple of the obviously fake reviews that have been written. If you're going to lie try to pick something that is somewhat believable! Quiet? Right! This complex is next in the middle of 2 major roadways!! It's never quiet. There's constant cars, trucks, semi's, digs barking, kids screaming, & adults yelling at kids and dogs. They do nothing about any of it. They won't say anything to those that have no exhaust in their vehicles or the idiots that have the bass blaring in their cars. Actually they do nothing about anything! There are a lot of rules in the lease they refuse to enforce. The halls stink!! There's dog excrement everywhere! It's disgusting. There are zero extras, they raise the rent every year. It's getting worse all the time. I would only suggest living here if you have no where else to go.
