Staff is rude and no helpful. The complex itself is dirty and falling apart. They will “loose” your paperwork to try and get you to pay for things.
I WAS interested in these apartments, but after my interaction with an office employee Bailey I decided to keep looking. I walked in and she was not engaging at all. She barely spoke to me and seemed very distracted on her phone. I felt like I was bothering her. I didn't feel welcomed and absolutely didn't feel at home. She needs some serious training in customer service. It's not that hard to put the phone down for minute and do your job.
We are currently on day 13 of not having clean water in our apartment. Management is refusing to help and dodging our attempts to contact them. Overall the property is dirty and falling apart. Constant problems with utilities. Trash and dog refuse everywhere, dirt in parking lots. Units are substantially worse than advertised. Management is virtually nonexistent. I have lived in several college apartments and this is by-far the worst.
First off. I’ve been living here for 2 years so far and as far as I’ve been here management has been trash. I went from having roommates to a single bedroom. When moving out you have to leave the apartment spotless or they won’t give you your down payment back. My roommates and I left everything looking brand new yet they “cleaned” over everything again and charged us for it. Supposably they charge everyone like that. So I’m guessing no one in the apartments get their money back. Also they charged us 3 times the electric bill for the month of July even though we didn’t live there after the 15th since we had to move out that day. Why? Management has yet given me a good reason for it. So I owe them money. When I moved in to my one bdroom apartment it was disgusting. The whole apartment building was never cleaned. I had roaches. Mildew. My bath had paint all over bc of the last tenant and I’ve let management know yet they say they’ll do something. I’m already 7 months in and they have yet to do anything. The AC is trash. The lights are bad. The only good thing about them is how close they are to campus. That’s it.
Better management than previously, and staff is a lot more interactive with residents. Tweaks being made on renovations around the complex to keep up, as well as they are very updated on their social media’s than before as well. Overall their are bound to be some hiccups no matter where you live, but Arbors does a great job at attempting to make your stay the best it can be.
I would not recommend these apartments to ANYONE, not even the Devil himself. I have lived here for less than a year and the only good thing about this place is that it's next to the school (even though you'll always have to park 4 buildings down since they don't tow people who don't live there). Maintenance is horrible and will never completely fix the problem. I had mold on my bathroom ceiling and all they did was spray bleach, and of course it just came right back. I put in a request for a new stopper in my sink (because they took it our to unclog it and didn't put it back) and they came and started messing with my BATHTUB. (????????) There is also a HUGE roach problem and they never come and spray no matter how many times we request it. so, yes, it is June and I am STILL having roaches. Oh, and they never tell you when they turn off the hot water, so get used to cold showers. The gym is so small and everything is usually broken or just really squeaky and on the verge of breaking. I've also received SEVERAL violations for having a friend over during the day/visiting hours. (Again...????????), yet my neighbors who constantly smoke pot everyday do not get a word said to them. This complex just really sucks and the price is definitely NOT worth the stay!!
The staff is awesome but the management is unreasonably unprofessional. Maintenance is nonexistent. The buildings are old and infested with bug and flea problems (the "new" building are just as terrible but with cheap "wood" floors. I chose to sub-lease after 6 months and actually ended up paying someone else to take my apartment. The location for school is awesome, that is the only positive thing I can say for the Arbors at Sam Houston.
When I was looking for an apartment my sophomore year at Sam, I thought I found the perfect apartment complex. The first year was okay. This is my third year here now. I'm leaving as soon as my lease is up. Management is horrible. They all seem lost. They currently don't have a property manager so the students are basically running the place. One of the employees harassed me about walking a dog (I'm a dog walker). None of the apartments look a like. Water is always off for some reason. Mainteance can be helpful or they can take 3 weeks there is no in between. The rent is cheap but remember you get what you pay for.
I recently moved out of the Arbors after living there for a full lease, and I was pretty excited to leave. My apartment had so many problems, I can barely recall all of them, and when I needed help fixing my bathroom sink and refrigerator, I had to go to the front office 4 times in the span of a month before anyone even tried to help me out. Also, if you are looking to pay a steady amount each month, this is not the place to live. My electric bill fluctuated from $30 a month to even $80 a month. I had so many bug problems, appliance problems, and when I moved in I didn't have any furniture which I had put on my lease that I was going to pay for every month. When I told them on move-in day, they said I MIGHT have furniture in the next couple of days. My dad then asked if they were going to pay for me to sleep in a hotel until the furniture got there, and thats what really made their ears perk up and try to help me get my furniture by the end of the day. I found the staff to be really rude and somewhat condescending, also very immature as they were reading reviews of other apartment complexes out loud and laughing at them one day when I was picking up a package. The complex was okay, I just think they could run things much better than they have been.
I have only been living here for a few weeks and I am not liking it. The apartment itself, the pricing and the location are very good. I only have a problem with the staff. Everytime I need something fixed it's always a hassle. The students working there don't care or listen and it takes weeks to fix a problem in your apartment. The staff also lacked letting us know that they provide cable and wifi which then made me purchase it and later finding out it was free. They also only have 1 computer that works in the conference room which is annoying and the printer doesn't work. If they fix up the staff, and fix things in a timely manner, my outlook on this place would be much better.
I really like this apartment complex! It's an easy walk to campus and is on a great plot of land if you have a dog! Lots of grass and sidewalk. The maintenance can be a little slow at times, but once they get to you they get the job done!
The staff is terrible to deal with. The maintenance people are even worse! One day I was just relaxing in the living area of my apartment and they just unlocked the door themselves and invited themselves right in to do maintenance. From then on I locked my top lock so that they have to actually knock. Now they just aggressively beat on the door until i answer. Did i mention they like to do all of this conveniently at 9 in the morning? I also asked to get a light bulb placed into the ceiling fan because It did not have one and the staff told me no because it was considered "A major change". My two roommates have already moved out and I am starting to think they had the right Idea.
I have lived here for nearly a year. The Arbors have been a pretty good place to live. They don't have spectacular amenities, but they are sufficient. The rent is a good price for the size of the apartments. I haven't had many issues with noise either. Word of advice: Pay the extra $5 to ensure you get an apt with wood flooring--those are the more recently renovated units and are in better shape. The carpeting in common areas is in horrible shape and is very old. Their maintenance, however, is AWFUL! I've had multiple issues with my shower (still ongoing), the AC vent in my bathroom leaked in puddles multiple times before being fixed correctly, and my toilet tank cover doesn't fit properly. Our front door is misaligned with the door frame, making it difficult to slide the lock into place, but this has not been fixed properly either. They do come to fix the stuff, they just do a VERY poor job.

Where to start... The customer service was absolutely terrible prior to moving day. I was hung up on twice while asking questions regarding move in days. I was rushed off the phone between questions. I had to call back twice. On move in day, the apartment was in terrible condition. They charge ten extra dollars per month for having carpet in the rooms and wood on kitchen floor, entrance, and bathroom floors. I guess they "forgot" to change the kitchen floor, and entrance floor. The entry room had filthy carpet. The kitchen had grime everywhere: countertops, drawers, stovetop, air vent, microwave, etc. I opened the refrigerator and it looked like someone urinated inside and left a puddle to dry. In the freezer it looked similar. The bedroom room was actually in good condition OH WAIT THE DOOR HAD A HOLE IN IT. The bathroom was okay until I opened the drawers and I found used personal hygiene products which were rusted. Some articles found were: a jimmy hat, several razors (rusted), several deodorant sticks, bottles of unknown liquids, pill bottles, a mickey mouse watch, and a rusted hammer. The outdoor porch has a closet which contained what appeared to be the remnants of puke, ping pong balls, plastic cups, and a chunk of a ping pong table. Overall, the paint throughout the apartment was pretty good if coloring outside the lines is considered stellar. The ceiling fan's light cover somehow had paint all over it from literally every angle. How is that even possible. There was even a mysterious glob which appeared to somehow have come from below? Unless birds were flying upside down in this apartment I have no clue how that is even possible. The perks of this apartment complex are: a pool, a green tinted hot tub (the water is what is green), bad customer service if you're into that sort of thing, walking distance to campus, gates that are broken 24/7/365, a volleyball court which stray cats use as a litter box., free internet and cable, and an apartment manager who prefers smoking and talking on the phone with friends rather than communicating. Don't be fooled by the demo room. This place is terrible. They really need to demolish the apartments, rebuild, and fire everyone.
