Property Ratings at Arbors On Chimney Rock
Where to start. They are way overpriced for what you get. They are old and rundown. There is a huge pot problem there. The management did nothing about it. I can't tell you how many times I called the cops for that. I was there for 2 years and hardly ever felt safe. There were complaints about packages being stolen and vehicles begin broken into. Save your money and don't lease here.

My family and I have been living here for quite some time and couldn't ask for a better place to live. It's quiet, clean and in a good location. The pool is good bonus for our little one. The Management staff is more than willing to work with you in anything they can. They are good hearted people that you don't find very often in that type of position. LIVE ANYWHERE BUT HERE !!! After reading the horrible reviews about this place, there totally right. People can't wait to run out of this place, there's a reason why. Extremely poorly run management that is too cheap and extremely lazy to fix anything it's a total joke a child could do a better job. This place is a nightmare and place to be totally miserable at and it's extremely obvious this place doesn't care about residents here. Avoid this place go anywhere but here!
Don’t waste your time here. My 12 month lease is almost up and the gates haven’t been shut ONE time. One of the reasons I chose this complex is because I wanted to feel safe behind closed gates. There has been crime noted around the neighborhood and management did nothing about warning tenants. I have family who live close by, and their apartment management warned them about crime activity and to be careful. There is never any close parking to my building. I usually have to park at the building next to mine and walk over. In the year that I’ve been here, I’ve had Maintenance over SEVERAL times due to my appliances not working. One guy even stated that we needed all new appliances, but we’d never get them. And due to older appliances, my electric bill is through the roof. Last month, my small apartments power bill was more expensive than my parents 4 bedroom, two story house. Management is rude. My guess is they’re probably rude to their employees as well, seeing as this is the 3rd or 4th front office receptionist we’ve had since I moved in. I run out of hot water before I can even fill my bath tub up. If I want to take a bath rather than a shower, I have to turn off the water, let it warm up for 15 minutes, and then let it continue filling up the tub. This place is a joke.
Went apartment shopping around town and these people were the only ones that made me feel welcome and comfortable. There is something about standing up and shaking someones hand that REALLY stands out to me, and I'm sure to others too. Also cannot beat a place that has an equal ratio of square footage to price. Management is super nice and professional. Put in an application for a 1BR and am expected to move in within the next few days. There were a few things that needed to be upgraded in the apartment I'm going to be in - will be posting another review once I see the place to confirm if these changes were made. All in all a great first impression - I'm predicting this to be a good experience.
Dishonest contract process - costly changes slipped into final.
I researched for months on where to not to live in Tyler, and we thought The Arbors would be the best bang for our buck, and we were right Parking is never an issue, the maintenance crew is nice and prompt. The ladies in management are knowledgeable and nice, as are the maintenance guys. I love our floor plan, we have the 2BR 2B, and we LOVE that we have a fireplace. The appliances need updating, the cabinets counter tops aren't the best quality, but functional. I wish there was an overhead light in the living room area, so tends to be too dark. One of our deciding factors for The Arbors was that it is gated for security, but the gates stop working constantly and therefore is left open for days at a time sometimes. Noise isn't really an issue here, we do have some inconsiderate neighbors, but that is to be expected in all apartment complexes. Our back porch area used to flood EVERY time it would rain, but management recently set in place a drainage system to fix that. They had tried to have a courtesy officer patrol during the night on the weekends, but he was more of a nuisance than anything, and followed people around the parking lot in his vehicle. Needless to say, he didn't last long. The pet deposit seems overly high, and people do not clean up after their dogs, AT ALL. I wish there was a little playground for the kids to play on during the day, one of the little boys in our building seems to get pretty bored riding his scooter up and down the hallway... Overall, we have enjoyed our lease here so far, and with some updating and cleaning up, it will be a really nice place to live!
Our actual apartment is quite nice. We have the loft-style two bedroom, two bath, and adore the space and especially storage it has to offer. The downstairs is open and flows nicely. Also, the staff is pleasant now but we have definitely had some issues in the past. What we don't care for includes the dumpsters, which are only in one area, no where near our apartment and many others. The patios for the loft apartments are NOT covered, which I did not think would bug me, but it does. Everything out there gets wet and gross, so we really cannot utilize it--and it's especially small because the fireplace from the inside eats most of the space. Another thing that's a negative is the pet deposit. It's ridiculously high, and the majority of it is not refundable. The "large clubhouse for resident use," is for rental use only and costs hundreds. Lately there has been plenty of parking, but when we first moved in, it could be a struggle, especially when I would get home from work late. They keep the gate closed at all times, which is good and bad. Unless you buy a clicker for $50, you have to manually unlock it every time which just gets old. Sometimes the gate stops working, though, and it's left opened. The rest of the wooden fence is getting pretty dilapidated as well. There isn't a playground for your kiddos, but there is a small pool that's sufficient during the summer. There is a tennis court if you're into that. We probably won't stay here forever, especially when they keep raising the rent, but the location, closet space, and layout has been enjoyable.
PROS: GREAT location (like a block and a half away from Broadway) and pretty quiet. CONS: Gate is usually open (which defeats the purpose of a gated community) and when the gate is closed, it's a pain to open (whoever designed that entrance is a horrible person). I've lived here a year and the apartments have been through a management change and 3 changes in maintenance staff. The management is much better, they even throw little community dinners and send out a monthly newsletter now. Maintenance requests have been pretty slow but that's because of all the staffing changes. Once they finish getting all the kinks worked out with the new staff, it will be a good place to live!
