Property Ratings at Arbors On Reservoir
Its a good place to live if you can afford the rent, the neighbors are nice and atmosphere is friendly. They are proactive with keeping the place tidy and fixing potholes in the parking lot. Maintenance have never been a problem they mostly fix everything the same day or within hours until its something drastic. But if you need a favor from them that's another thing. I lived over there for almost two years and was never late on my rent, even for a single day. During this time the Covid 19 happened and I lost my job. They only gave me 2 (two) "days" notice to vacate the apartment when I asked them to extend my notice period, because they had already booked the new people moving in. They relented only when my wife literally begged them to let us stay (again that wasnt because we werent paying our rent on time or there were complaints against us. It was because we had given our two month notice, but we wanted to stay instead of leave after the expiration of two month notice, something the management was well aware of beforehand). Yes, I know "legally" they are entitled to book new tenants once the old tenants gave their notice but legally I was entitled to or could have done a lot of things to make our departure as hard on them as I can, but I decided not to out of common decency. They didnt care that I lost my job in middle of covid 19 and had to break my lease, even with no job I paid my full rent on time, every time. They extracted every penny of the early termination fees along with rent from me. To their credit they did allow me to pay that amount over a period of two months to which I am thankful. But, I wont wish this situation on my worse enemies. So to conclude, great place to live, but before signing a lease with them make sure you have enough money in your bank account to pay for early termination fee and two months rent in case you need to vacate the apartment early, regardless of the circumstances, including a global health pandemic.
Not family friendly in my opinion. The first apartment we moved in wasn’t cleaned very well and hadn’t been painted. The apartment manager sent men to come paint and they destroyed the new flooring. The guest bedroom smelled awful. I reported it to the manager and they sent someone to clean the carpet. It rained about a week later and the room flooded. We had to move into another apartment. They charged us a fee for changing the lights to the new apartment but after I brought it to their attention they paid it back. The dryer was squeaking, they brought us a new dryer. The dumpster is always broken or overflowing. The pool never stayed clean. After we moved into the new apartment, the mgt changed and we didn’t even know it. There have been two occasions where they had to block the drive because they were repairing the parking lot (once because of a huge water leak that continued for an entire weekend). Our neighbors smoke marijuana and the smell would come through into our child’s bathroom. We called the officer and there wasn’t much he could do. We went to the gym (which is located by the office and has a code only given to residents) and someone had smoked marijuana in it. I left a message to mgt about the issue and I expected to see a post to our community app but never saw anything. I sent her a message on the app we have for the residents and asked her to please tell people not to smoke in the gym and to tell the residents to please be mindful of others if they choose to smoke in their homes. She sent me a message back saying there’s nothing in the lease about smoking so she couldn’t do much and that she would bring it up in her next meeting. So, I will say that previous management was nice and the maintenance people are pretty quick to fix things. They did try (previous mgt) to fix all concerns as quickly as possible which I appreciated but there shouldn’t be that many issues in less than a year. I would not recommend this apartment for anyone who is older or with a family. This is a place better suited for single young adults who don’t care about the smell of pot or swimming in a pool of bugs and trash or having to possibly move because your entire place has flooded. There are great things about the apartment (like the location) but we expect the good parts so I felt it was more important to list everything that went wrong. Good luck if you move there!
This is a wonderful place if you are a young working professional. Great feel, safe, clean, nice location. Couldn't ask for more for my wife and I. I would highly recommend the Arbors at the Reservoir, in Ridgeland, MS.
When I pulled up at the Arbors at the Reservoir, I knew it would be my place for the next few years! There are many things that I love about. First, each apartment looks like a townhouse! So, it is quite homey for me. I feel quite comfortable to come home and just relax. Secondly, I love the community pool! I remember going to the pool for the first time and seeing the clear and blue sky. I never saw anything beautiful than that! I could have stayed in the water forever! Thirdly, the staff is extremely nice and friendly! They would listen to your concerns and take them seriously. Fourthly, the apartment is near many awesome places... I would get to Target in less than 10 minutes! The Ross Reservoir is just on the corner. It is a great place for the residents to go biking, running, walking, and many more! It is near the gorgeous lake! It is quite breathtaking for sure. It is a perfect apartment for me because it makes me feel like I am truly home. My dog even loves it too! I am confident that your pet(s) and you would not be disappointed to live here! Come here and check it out!
