I was moved into a water damaged unit with people in and out for a month fixing water damage issues! Now my AC has been out for over 3 weeks and no one will contact me back or come out. The front office has been closed for 4 days in a row.... the gate to the pool is broken and laying on the ground. Kids run across the tarp covering the pool. There are never parking spaces. I contacted the corporate manager Susan M. But she doesn’t answer emails or seem to care about all the issues.
It is a complete waste of money. I wouldn't even give it one star. We have told the office numerous times about kids throwing rocks around cars and hitting our apartment window and nothing has been done about it. They Also, the dog parks are a joke and aren't being fixed and all ponds except one are hard to get to.

I was hesitant to move here due to bad reviews. I realized after 2 months of living here, those people just like to complain! I LOVE it here! Pros: - Not too expensive at all for what you get! The buildings are roughly 5 years old and well insulated keeping electric bill down. Appliances are new and work great! When I moved into my apartment, it was clean, pristine, and in great condition! - Washer and Dryer included is amazing! HUGE walk-in closet! - Private staircase for upstairs residents and NO NOISE from stairs AT ALL. - Friendly maintenance workers. I see them multiple times throughout the day on their golf cart. They came to my apartment NEXT MORNING when I said I had a problem and fixed it immediately. I have no experience with larger issues, but it’s the first snow of the year tonight and they are salting everywhere already!! Very proactive - Very diverse complex with ALL ages and ALL types of people! - I’ve had no problems with management at all! They are very nice! Reid and Alyssa are great! Maybe because I haven’t had any problems and don’t foresee any major problems in my future here because this place is great. - Pet friendly & Pit Bull friendly!! One of the only places around! I love it! Of course aggressive dogs will not be tolerated. If you’re afraid of pit bulls, do not move here. We love them! - Walls are quite soundproof! I have a newborn and the dog downstairs howls on occasion. It’s very muffled, doesn’t bother me, and most importantly, doesn’t phase my newborn at all! - Close to Indy, Camby, Plainfield, Greenwood - Great neighbors who are either very friendly or keep to themselves! It’s a win-win situation! Nobody bothers anyone here! - I don’t understand why people say it is so trashy here. Dumpsters are taken care of multiple times a week. The apartments could use a good power washing but that is mostly anywhere you go. - Private storage units available that are WAY bigger than I expected! - Internet was just switched to Xfinity Comcast and I have no complaints! My husband is a gamer and has no problems with it at all. - PARKING. Ok, so if you have a problem parking and walking one building down from where you live ON OCCASION, you must find every little reason to complain! I have a newborn and this has never bothered me! I wonder if these people have ever lived in an apartment complex before! After 6pm is the hardest time to find your ideal, perfect spot but I don’t see how walking an extra 20 feet is a problem. Laziness? Maybe.

If they got new management who actually manages and know how to manage it would become a better place. Katie is by far not a good property manager and the assistant manager, Reid, isn't any better. Not sure if Herman & Kittle knows how the poor management is affecting resident perception and retention, but I think they should. People are constantly moving out and that will include myself within the next month. That should say a lot in itself. This place is trashy... and I mean pathetically trashy. Seems they only clean up on the days they know they have appointments coming to view an apartment, otherwise, it's always looking trashy. They really need to clean the buildings on the outside, looks like green mold is growing on the siding. Katie has talked rude and condescending a few times too many. I am a paying resident and if it wasn't for tenants, she would not have a job. Matter of fact, she shouldn't have this job. Between her and the trashiness is why I am happily leaving. I will be contacting Herman & Kittle's main office directly letting them know of my dissatisfaction and the reasons why I have decided to leave. Don't waste your money.

I can not even being to start with all the issues. Yes they look nice on the outside. The parking is a nightmare. 12 apartments per building with only 11 spaces. The internet is only thru the apartment and never up to the speeds it says. They take forever to fix anything with a request. Constant issues with the staff manager, Katie. Save the time and headache, look elsewhere.

Internet service is horrible, can’t even stream Netflix on my TV without it buffering and the internet company they force you to go through does nothing to solve the problem. Maintenance is a joke, my air conditioning is out and they supposedly fixed it but two days later it’s broken again and since it’s not a emergency they said they will get to it when they can. I wish I could break my lease today because I would.
As I’m closing my last month of my 15 month lease at Arborwood Mann, I would like to say the community isn’t horrible. Trust me when I say there are worse places to live. That being said the amount they charge is over priced for what it is. If you’re single, in college, and don’t intend to raise a family, then this place probably fits you. Lastly, I HIGHLY recommend paying the $100 for a garage due too high break-ins of vehicles.

There is never parking they say they have permits but never have tow trucks come through and check so people just park wherever they want so there's no where for people to park they will say they are going to bring tow trucks do it for a week then not do it for months. Tons of apartments only 4 dumpsters they are almost always overflowing. Internet is terrible and you can't choose who you want you have to go through dish through them not actually a contract with dish we pay extra for a private IP address and it is still extremely slow even with only one phone connected to it. Tv package is awful you can't get the channels you want you have to get one of the 3 packages they offer and you would pay a lot less if you could go through the company not them but you can't. Walls are paper thin you can hear your neighbors coughing or having a normal conversation. Office staff is nice but not helpful on any of these problems. It's way too expinsive for all the problems you will have to deal with. Also you will regularly find huge spiders in your apartment they are everywhere. Pool is only sometimes kept clean. Workout equipment is awful weight machine has dirt and dust falling off it if you try to use it.

Not a pleasant experience for my first apartment. There is very limited parking spaces. If you get home after 7 p.m. you can expect to walk at least a mile from your parking spot to your apartment. The wifi connection is so poor. I am a college student so wifi is essential to me. I have the highest wifi package that they offer & I am often having to go to Starbucks to get a reliable wifi connection. Also I think they have a pest problem. In the summer found two frogs in our apartment and are often finding VERY large spiders. When you try to call the office they NEVER pick up the phone. They say to contact them if you need anything and then they refuse to pick up. For the price I pay to live here I would definitely say it is not worth it.
The apartments themselves are nice and open, however they are far too overpriced for this area. Upon moving in the only option available was to get Dish Network and their terrible internet. I believe they are in a contract with Dish or something and comparing it to actual Dish prices we are overpaying for it and don't have the chance to enjoy the hopper or other features from Dish such as new on demand movies. Not impressed with the staff either as we have had packages come in and stored in the clubhouse without even telling us of their arrival. Not as impressed as we thought we would be when we were moving in.

We do have a courtesy package policy where we immediately send notices to residents when packages arrive, and hold packages until they’re picked up. But we do ask that if residents are expecting packages that they come to the office to check for their arrival on the day they expect their packages to arrive. Our apartment is everything I have been looking for. The staff are friendly and helpful. The complex is clean and quiet considering that pets are allowed. There aren't any breeder or weight restrictions and the apartments are still very affordable .

Arborwood apartments off Mann road is the perfect apartment complex for everyone. They have the perfect mix of country living with downtown not far from your reach. Let's just start off with the pool it is he perfect place to host a party for you and all your friend (it's huge). And then not to mention no dog breed or weight restrictions. Your best friend will feel spoiled with the two dog parks located in the complex. Now most importantly the apartments! Walking into my apartment for the first time felt too good to be true. The living room is huge,very wide open. The kitchen is very modern with awesome counter tops and amazing light fixtures. Not to mention I've never had a pantry in any apartment I've ever lived in and now I have one and I feel spoiled. Every apartment includes a washer and dryer witch was a big plus for us! The full size bathrooms are amazing, I love taking bubble baths in my huge tub! Then in each bed room is a huge walk in closet with a shoe rack in the master closet which I can't live without now! Not only the apartment but the staff has been warm and helpful. I would recommend this apartment for everyone who wants to feel spoiled, because everyone deserves it.
Ive been a resident at arborwood for about 6 months. Very nice homes and a decent location being 5 minutes from 465. The down side is ive noticed latley the managment has been fairly poor. The trash piles up around the one dumpster we have like a huge wall they decided to paint lines on the parking lot so everyone had to park on one side of the property which was crowded to say the least but the also changed the dates multiply times for when we parked on which side. oh and maintnence will just walk in any time unanounced that caught me off gaurd the first couple times. But they are fairly nice apartments if they would just work out some of the issues.
After scouring all the websites and taking a few tours, Arborwood at Mann Road was the nicest apartment I found that was just minutes from my office. It is VERY spacious! It wasn't much more to get the two bedroom, so I could have a roommate for most of my time here. The floorplan is open. Personally, I love the second floor with the balcony. My roommate and I are growing a little salsa garden out there. Being the first residents of this apartment, we've been working through all the issues as they finish up construction (all the things the next residents won't have to worry about!). All-in-all, I am very happy with the apartment itself. It's not far from downtown Indy, there's a Marsh and two Krogers nearby, and it's family and pet-friendly. The only reason I would leave is if I find a place closer to downtown.
