If you enjoy waking up to a leaf blower every weekday as early as 7 am and stepping in dog poop every time you walk around the complex - then this place is for you! Not to mention the sketchy neighbours, appliances that are broken half the time, and the subpar front office personnel.

SKETCHY. Agent told me bank statements were sufficient for income then CHANGED their answer to say it was “not verifiable.” Offered me a co-sign option then took it back by “executive decision”??? Never seen that happen in my 10 years of experience in PM. I’ve been a solid renter for 12 years and never paid late once. I hope their units stay vacant at this point. Karma, karma to the miserable people in this industry. Good luck getting them to answer the phone or respond to emails in a timely manner! They are NOT on your side. I lost $70 and a bump in my credit due to their bs. DON’T WASTE YOUR TIME.

I would NOT recommend living in these apartments!!! They nickle and dime you for everything. Do not be fooled by the rent amount. You will be paying at least another $100 on top of that for sewer, water and trash. The management is awful. They hardly ever answer the phones. They try and charge you for whatever they can here. There are no lights in the bedrooms or living room. No garbage disposal. When we moved in there were ants everywhere and so many things were broken. Save yourself a lot of heartache and no not move into Arbour Ponds.

This is the worst apartment complex I am ever lived in. The management is awful. They will nickle and dime you for everything. The sewer, water, and trash are an additional $150 on top of rent. There were so many ants in the apartment when we moved in. They will try to tack on charges to your account any chance they get. Do yourself a favor and stay far away from this place.

Paper thin walls with shotty amenities. Appliances leak and the smell of must is a given. Drug deals and domestic situations are a commonality in Arbour Ponds. Staff is in competent and maitenance frequently ignores requests. To top it all off there is dog/duck droppings on nearly every square inch of the property. Do yourself a favor and live else where
The price is nice, but the office is sub par. I had a little one bedroom with washer and dryer...loved it. When it came to the front office, it was hard to get anything done: maintenance, cleaning...anything. I tried to talk to corporate, even worst. Took them two weeks to get back to me and then they called me at 8pm when I was in bed. If you're looking for cheap, this is the right place.
I currently live here and wish I could've seen the apartment I was getting before I signed my lease. A lot of the things that they said would be in this apartment that I wanted were not in it. The kitchen is a joke compared to the model (of course). A lot of the appliances are really old and it looks like maintenance was in a rush to repair the cabinets and just drilled holes into the other side to avoid replacing them. I gave it a two because it is a quiet neighborhood and is conveniently close to a lot of places that I commute to but management sucks here. Most of the people in the front office are rude. Especially the younger petite girl. It's a "gated community" but I've been here since August and the gate has had problems at least twice a month, the pool just opened up to all of the residents (May) even though when I got here they said it would be "open soon". If you can afford it, put a little more towards rent and go spend your money somewhere else. If you can't, try to at least see the apartment you will move in to and check for things that need to be fixed and check thoroughly for mold (they painted over it in my apartment).
MAXX PROPERTIES and ARBOUR PONDS. DO NOT MOVE INTO UNIT 1412. DO NOT MOVE TO ARBOUR PONDS IN GENERAL. Apartment and management are horrendous. We had an apartment with some sort of noxious fume that would irritate our eyes and throat if you spent more than 30 min inside. Management and corporate refused to talk to us for OVER A WEEK. The only solution they offered was more noxious air freshner. We find out from neighbor and maintenance that the previous tenant was a indoor chain smoker. It also turns out the ceiling of the hallway had heavy water damage. We had to stay at friends apartment until they released us from the contract and move out.
as the residents it was nice quiet everyone pretty much kept to themselves no real problems.. the apartments are outdated everything needs to be updated.. but I hear they are renovating two per month now. I had an issue with my AC for months I had to buy myself a unit for my room since it was the middle of the summer in Florida it was finally fixed after about 4 months I will say that they do respond to maintenance request pretty fast just in this case they kept getting it wrong .no kind of compensation was even offered .. and now I'm seeing that they have charged me on my deposit for rent when I moved out on time and a late fee because I couldn't pay online on the due date because they close the account online out for that month early and when I went in to pay it they had me call the manager for this District but I never got a call back and it seems like they charge me for the rest of the month and not the prorated amount.. they charge me for damage to the carpet but they are renovating the apartment and laying down woodlike panels.. I have read some of the reviews and I'm not even going to go through the headache of trying to dispute this with them seems like a very frustrating and complicated drawn-out thing.. they charge you for the gate card not a replacement just to have one which is necessary to get in and out of the complex or you have to sit around and wait for a car or someone else to walk through the gate.. All appliances and fixtures need to be updated they don't even have a garbage disposal is too small and too high of charge for what they offer they're charging for the area but not meeting in the area standards when I moved in they told me the pool with be worked on for about a month or two ,I moved here in December so that was fine well it's December again I moved out and the pool has just started to be worked on so no pool for the summer for my little brothers. I would not recommend anyone moving here.. the staff was nice for the most part
While living in this property was mostly wonderful, moving out is another story. My roommate and I moved out and were not invited on a walk through inspection. We received a bill after we moved stating that we owed $65 more than what our security deposit covered. These fees included an astronomical cleaning fee, as well as a $45 fee for one damaged mini blind. I contacted the complex and submitted a dispute. I was told by te assistant manager that I should have an answer in one week. After 90 days of unanswered emails, dodged phone calls and unreturned messages I was finally told that the fees had been "adjusted." This meant the complex changed the amounts so that the total equalled my security deposit EXACTLY. And I was not returned any funds. Not only was this whole process extremely frustrating but the level of unprofessionalism shown to me was absurd. This process completely detracts from my positive living experience, I would NOT recommend the headache that living here will cause.
I've lived here at Arbour Ponds for a little less than a year and have really enjoyed it. Super quiet, I never hear my neighbors. Lots of young professionals and families here so it's a good mixture of ages. The staff is very nice and always helpful. Close to stores and the airport. Only downside is during football season it's a bear trying to get home on N. Dale Mabry so close to the stadium. Otherwise, I highly recommend the apartments.
I currently live here and have had mice in my apartment almost the entire time with pictures to prove it, management is the worst and has lied to me on multiple occasions of the 5 different times I've when there to complain about the mice
I've lived in my apartment for 7 months now and I love it. The apartments are clean, the staff is very helpful, maintenance is always there when you need them and the community is very quite. I would recommend this complex to anyone
Arbour ponds is an excellent complex in an amazing location. I can walk to games at Raymond James, or drive to the mall all within a couple minutes. They've recently been putting a lot of money into the place and it's improving. New parking lots and laundry rooms!
Nice place, plenty of options in apartment layout. Close to plenty of shopping centers and food. Located right next to a grocery store. Only complaint is the obscene number of speed bumps sprinkled throughout the complex.
