Property Ratings at Arbour Square
They refuse to test the water after all of these leaks. At one point our water was yellow and left us very sick. There’s days on end where you can’t flush, shower, or do laundry because of water shut offs. Poop and garbage is often left in halls for days. (Yes, from trash service but also just in the middle of the floor) amenities are often down. The sky lounge and theater is rented most days when residents would want to enjoy it. Had to purchase air purifiers due to air quality. Should I go on?
Arbour Square has recently changed management to Bell. Here’s a list of pros and cons I’ve experienced in my year here: Pros: good outdoor mall right by you, with great local places to try as well as well known favorites. Close to I-25 for commuters. Cons: near constant water issues as of late (turned off for 48 hours), fire alarms in the middle of the night during winter, hot tub on and off, weeds and dirty amenities, gym is held together by duct tape (literally). New management is very hard to get in to chat with. Communication fails - their portal even has their own email wrong. Imagine all the emails they’re missing :( Overall, I enjoyed the location a lot. Literally everything else was not great for the high cost of rent.
You can ignore the 5 star reviews. The only ones who can make it living here are those that like it loud. Real loud. Yes, this is a multi family building, but you'll never get your money's worth living here. From the elevator bell to the hollow, wooden front door of your apartment, to the slamming sound of the doors, this place is window dressing at its finest. During my time living at AS, there were 2 incidents of assault, one on the 3rd and one on the 4th floor. The residents involved were still living at AS when I moved out. The police have a record of those two incidents. You do have other options. Extremely over priced for what you get, and not a safe place to live.
The staff are friendly and helpful. Maurice stands out as an asset for Arbour Square.
We looked at many apartments and Alexis was by far the most knowledgeable and helpful leasing agent. She answered all our questions and responded to emails and phone calls quickly. We advised her of what we were looking for and she made suggestions and showed us a number of units that fit our needs. All the staff has been amazing since we have moved in and we are so happy to be members of the Arbour Square family.
Excellent location with a very nice building a great amenities
The maintenance guys are great here. Always very nice and respectful. The office staff on the other hand is terrible. We’ve had a leak since last December, so 10 months now that the normal maintenance guys can’t fix so they’ve tried bringing in multiple vendors to fix it. Well it started leaking a ton last week again and I tried reaching out to the office by phone, no answer. Tried going down to the office but there’s always a line to even talk to someone. Then tried emailing because that’s how I was communicating with them down there recently and I haven’t got a response in two weeks now. We are actually talking to people now outside the company to see what we can do about how horrible this place is. We tried working with everyone here but no that were getting ignored, we have to use other sources. Like I said though, the three normal maintenance guys that walk around the complex are fantastic and I always enjoy speaking with them. The office staff is where we’re having the issues.
Overall quality of property has decreased in the last 4 years since my daughter lived here.
When my family first moved in to Arbour Square we thought this place is a short term option for us. As we started living for a few months, we realized how much the apartment complex is offering including the surroundings we are thinking of extending our lease. We have a baby, he enjoys the swimming pool, going out for a walk and the fun events organized in the area.

I have loved living here for over two years! I love the amenities and the nice size of my apartment and balcony. The golf simulator is my favorite. I also love how close the complex is to many stores and restaurants.
This place has by far been the best complex I have lived in. The property is very well maintained and the staff are both friendly and very helpful. There are also numerous amenities and the location is great. This would be the first apartment complex I would actually recommend.

At first I thought this was a good community. Then parking ended up getting worse. Not to mention having to pay $10 a month for parking is ridiculous. Ive never had to do that at any apartment complex Ive lived in. The parking lots should be monitored better. Weve had someone keep their motorcycle in a parking spot going on a month straight now..he uses it as a storage spot and thats not okay. Lots of us have to park in the orchard parking lot while still paying for this parking lot. Then once the fee hit last month, that just made everything a lot worse and we were planning on signing another lease here but have made a decision not to now.
At this time....we are very unhappy with the move in condition of the apartment!!!
Currently, its not a good place to live. Maintenance is terrible and slow to respond to any services needed. No communication at all from anyone on staff unless you keep asking questions.
We just sold our home, and moved into arbor Square . Before moving I was very nervous if we would be comfortable. We love our location and the staff is extremely friendly and courteous. . Our one bedroom apartment surprisingly had a ton of storage space . Its right across from lifetime fitness which is the gym we use. Theres a ton to do around an easy access to 25 . I would highly recommend!
Smells like pot on every floor. Cars are stolen from garages or vandalism to vehicles. No parking. Costs a fortune to live in marginal accommodations
My husband and I have lived her with our dog and cat for over a year now. We have really enjoyed the apartment we are in and the amenities with this complex. Everyone is very kind and maintenance staff is awesome!
If you value you possession your money or your time I would strongly suggest you live somewhere else. I could write a whole book on why you should not live here. Living here over the course of a year and a half cost me about $25,000 on top rent, tonss of time and stress, and most of my possessions. I lived in a 1 bedroom then later transferred to a 2 bedroom on the same premises with a friend. On move day I accidentally left a bunch of one of a kind paintings I had collected from islands all across the Bahamas and Virgin Islands and some expensive kitchen items. I had already returned the keys and it was after hours so I go into the office the next day and they say tough they supposedly threw everything away instead of calling me. (They had my number/email/ and new unit) Months later I had rented one of their expensive "secure" on site storage units. You need to have a key to get in the building. Someone cut the lock on my unit and stole well over 15k worth of tools, bikes, and outdoor gear. I go into the office and they file a little report on their software and say management will be in touch. Management never so much as called even after following up with them. Over my time living there I met about 10 people that lived there. Literally 9/10 of them had had their storage unit broken into, their car broken into or outright stolen, or the garage on their unit broken into. They also tried to refuse to allow me to terminate my lease once it was up even with their 60 days notice and then gave my deposit money to stranger. I can't make this stuff up guys. I have lived in various apartments and this experience was by far the worst. Try one of the many other ones around now, being right across the street from the gym isn't worth it.

Arbour Square has been everything we wanted in an apartment complex. It's clean, the staff is friendly, the amenities are great, the location is perfect, the apartments are gorgeous. What more can you ask for?
I absolutely love living in the townhouses. It's very quiet and homie feeling. Dog bag stations are already throughout the complex which makes it very convenient to walk my dog.

The management office is horrible. They don't answer the phone or follow up and there are always maintenance issues, especially with the water. In addition, they only give each apartment 2 key fobs that are necessary to enter the building. This is a real issue for folks with children. The apartments themselves are ok, but nowhere near the luxury that they tout.
Arbor Square is a very clean, friendly, and well kept community. Staff is polite and residents are cordial. I would highly recommend Arbor Square Apartments to anyone looking for a place with exceptional living arrangements, beautiful views, well-staffed personnel, and also within walking distance of many shopping and dining facilities.
Arbour Square is a beautiful community with wonderful amenities and great staff i would say my only complaint is getting my groceries up from my car!
My husband and I moved out of Arbour Square in August of 2019 and I mistakenly had a package shipped there in July of 2020. Akeisha was extremely helpful in communicating with the new tenant and with me in getting my package to me. I frequently think about our apartment and highly recommend this complex, wonderful amenities and beautiful apartments, it really feels like you're living at a resort!
I was in the market for an apartment home and I found the team at Arbour Square to be professional, courteous, knowledgeable, and “prospective tenant” focused. As the CEO of a nationally recognized software company, I understand the nuances and strict importance client interactions. Bryan and Akeisha spent considerable time answering my questions in an unhurried fashion and truly made me feel like I was welcomed to their community even if I chose to lease somewhere else. Hats off to both of them for restoring my faith in the client service experience, and leading the charge for this exceptional property.
This property is recently under new management and the place has completely fallen apart. They do not care about the quality of their property and the people who live here. Upon my 3 day trip across the country to move I got here and they lost my lease and all paperwork, they had no idea who I was or what unit I signed for. The other residents had to help me move in because they had zero idea where the elevators even were. lighting fixtures are hanging broken and torn apart off the ceiling, they have a terrible cleaning crew to the point where dried spit and vomit will sit in the elevators and sidewalks for days. Trash sits in the hallway for days and isn't picked up. You pay an astronomical amount for an amenities fee for amenities that don't work or you wont even have access to because their sign up policy. They are too lazy to keep track of the key so multiple people can use the amenities throughout the day and have now become too lazy to accept packages at the front desk so they go all the way to Denver and we have to deal with it. This place had a great feel originally but the company that has taken over does not care about the residents or the property. They take the lazy, cheap way out and are full of excuses. I'm appalled I am paying so much money to a company that cares so little about its residents and upkeep of property.

The lights you refer to are scheduled to be replaced; we're sorry for the unsightliness. Management is not aware of any elevator cleanliness issues such as those you describe but would be more than happy to address if it were present. Some of the amenities are available for reservation by residents for private events, but other than that, amenities are available with fob access. Regarding packages, there is a new package delivery service that delivers packages directly to residents doors.
