Property Ratings at Arcadia 52
My time as a tenant at Arcadia52 Apartments had been nothing short of a disaster. The management team is impossible to get ahold of and never addresses concerns in a satisfactory manner. They even painted over mold and claimed it wasn't mold, putting the health and safety of tenants at risk. Other maintenance issues have gone unaddressed for far too long, causing significant inconvenience and discomfort. (leak on the backside by the parking lot with mold left unresolved, water damages in main areas and lights off durning the evenings making it feel unsafe to walk around or take out trash) On top of all this, the parking situation is a nightmare with a tiny lot that never has enough spots for visitors. To make matters even worse, the management team lost my paperwork regarding my move-out and my move-in checklist, leaving me to pick up the damages from a previous tenant that was evicted. Do not waste your time with Arcadia52 Apartments, choose a better-managed and maintained property with ample parking and a responsible management team.
Been staying here as a tenant for about 4-5 months. There are some props and cons with living here. Pro is that there isn't a pet restriction, which is nice for those owners of friendly pit-bulls and other large canines. Pro is that they now have security cameras, which I hope fixes a lot of issues outside. I hope this fixes the neighbors from upstairs from throwing their trash into the back alley, making that area unsightly. As well as help other tenants be more respectful of the cleanliness of the outside area of where they live. I hope this lowers sound volume after 11pm, where most people need to sleep for the next day of work. Having illicit activity is one things dealt with in these complexes. Going inside, the apartment is worn and well used. Stoves dont always light up and are broken. Air conditioner leaks and isn't fixed properly. Upstairs neighbor's water leaks into your area. The marble counter-tops are not marble, they are fake look a likes. Not to mention maintenance does not fix these promptly. What am I paying for? Sometimes issues stays resolved for 4-5 days if lucky. The walkways are sometimes too dark at night, which leaves one to worry about falling or tripping. I'd give more stars if maintenance did a better prompt job. every apartment has issues. i get that. but please make sure it gets addressed in an timely manner.
I like the fact this is a small complex and it also close to the bus line. Covered parking. Close to Downtown Phoenix, Scottsdale, Tempe, Mesa. Many like my self have been here for 5 to 15 years. At the holidays the place looks so nice, you can the people take pride in the place. Even most of the "new" people watch out for others. I don't know how many friends I have just for living here. A great place to live!
