We moved in due to the move-in promotion that was advertised to us. Up to 8 weeks of free rent and a 50” TV. I will be honest that they’ve honored the free rent, however we have been here almost half the time of our lease and we have not seen a TV nor have they been in communication or responsive on when we will be receiving the TV. It is the principle of the situation and it shows some lack of credibility between landlord and tenant.

With the previous issues we’ve have for almost a year from the constant gate issues that resulted in safety concerns for us tenants, and amenity issues, we now have routinely plumbing issues and yet hours of disruption. It would be nice to have all these issues resolved at reasonable efforts that don’t involve any major inconveniences for us. With the amount we pay in all service charges; it seems the level of maintenance is always at a minimum level that requires maintenance almost once or twice a month of water being shut off or the main building alarms going off all hours during the day and night. I’d hope to see a better turnaround this year but I’m not so sure now.

I cannot wait till I can leave this place! It's quiet, I will give it that. I've lived here for only 4 months. I've contacted maintenance at the very least 3 times per month. Sometimes things get fixed, sometimes not, only to call them back. And to talk to management about any uncontrollable loud dog and the owner who doesn't care who lives above me, goes unnoticed. October can't get here fast enough!

This has been a hassle since we moved in here, we walked through the apartment before moving in and put it on the walk through sheet that we get from them and they made a copy so we should've have a maintenance guy to take care of it right away but we did all that after signing the lease unfortunately. We have been having ac problems, toilet problems, pipes leaking, closet doors aren't opening or closing well, squeaky doors, some of the blinds bended.. so far... We made lots of requests for maintenance person to come and fix all the problems we have going, does it happened? a big fat NO. WE have sent request to the office about it, complaint about it and through rent café but apparently they don't care just the rent we pay here. I am just waiting until we move to a better place because this is not fair for us to be paying this much when we have broken or messed up things going on and NOTHING has been resolved. Just a warning for all of you out there, you are basically on your own trying to fix things or have broken/messed up things when moving here that is if your lucky enough not to have any problems.

I wish I could give 0 stars. I've never met a front office staff that is more rude and unprofessional than this one. Any question or concern is taken as a personal attack on whoever you're speaking to and everything is always your fault. I called because I've been feeling sick and noticing a strong metal taste in my water recently and asked if they could possibly test it for contamination since they've been doing work on the water lines. The lady told me and I quote "we're not water testers" and then continued to tell me to stop drinking it or let it run... I explained that it's been a new thing and I've lived here for 12+ months and haven't had any issues until recently. I've been showering, running the dishwasher, and doing laundry so you'd think I would've "let it run" long enough. I will now be buying a water testing kit and testing it on my own. I've never been more excited to move out of a complex. Their front office will drive away all their residents soon enough with their poor attitudes and people skills.

The city of Phoenix acknowledges the issue with the taste and odor of the water and they have released a written statement and FAQ which addresses these concerns and recommends running the water a bit or adding lemon to improve the taste. We have a water filtration machine onsite for our residents to use due to this reason. This water is not Arcadia Cove's water, this is the water from the city of Phoenix. I've lived in apartments my whole life because I enjoy the urban style living and the ease of sustainability. Having said that, Arcadia Cove is an outstanding property to consider for folks currently in or coming into the Phoenix area. The property is nestled in off of 44th Street near Thomas Rd. The location is beyond convenient with shopping with walking distance. The grounds are well maintained and property is very appealing. The units are gorgeous and the amenities are outstanding when there isn't an active pandemic. Top notch clubhouse with a stellar gym setup and facilities. The biggest benefit I've seen in all my years...the staff and Leasing agents are all friendly and authentically helpful. Maintenance is on top of all orders and they spend the time to help answer any questions and offer advice on keeping things running smoothly. I've been here about 5 years now and love it. It's definitely worth considering for anyone looking for an apartment in the Phoenix area.

Maintenance should clean their work area after they are done . Maintenance should state their name/announce themselves upon entering the unit/apartment. When the tenant is not in the unit.(not at home ) maintenance should leave a visible notice (date and time) inside the unit of when they have entered the unit.

I used to love living here. NOT SO MUCH anymore. The staff is usually very uninformed of what is going on and community wide issues take forever to be resolved (while we are still paying for these services). The only bright spot is the maintenance--they are top notch and come to handle maintenance requests in a very timely and professional manner.

I lived here several years ago and this community was great, but since then it has gone way downhill. The front office staff seems like they hate everyone and are very unhelpful. I had major refrigerator issues for several months and lost multiple fridge-fulls worth of food. It took physically going to the office several times over several weeks for them to fix the issue. During my latest maintenance request, the staff person left my patio door open with the air conditioner on, left my apartment unlocked and unattended for at least 15 min but probably longer, and let numerous bugs (mosquitoes, moths, flies) into my apartment through the open door. Would definitely not recommend living here.

Be very cautious when moving into this place. Management cares very little about your well being and happiness, especially during a pandemic. Be aware that the maintenance team is sub par and DOES NOT KNOW how to properly fix things.

The community is half decent, but management and the staff make it so that I will no longer renew my lease. If something breaks it will be several weeks for it to get fixed, all while management tells you it has already been fixed. So living here is okay as long as nothing breaks, then it will be an incredibly frustrating experience.
From the initial move in where the apartment was in absolute horrid condition as proven on our move in checklist (they painted over hair on the walls, pet hair in carpet, gnawed door frames from previous pet, dirt EVERYWHERE. Took us over a day just to clean to get move in ready), to our storage unit being broken into and our bikes, collectible sports cards, and so much more stolen and not being notified till over 24 hours later with no help from management on trying to catch who did it, to our windows and doors being egged by neighbors who we didn't even know, to our apartment flooding each time it rained and every time I called I was informed "the office was flooding" and that was of more importance (They do not have proper drainage and cars were FLOATING in the water during rain storms!), and submitting maintenance tickets about things that needed to be fixed and were checked as complete and actually were not, to the neighbors who are illegally smoking marijuana (also against lease policy!) and playing music past regulated city hours on our bedroom wall and notifying management to have nothing done, to the lies about carpet damage at move out. This place was a nightmare. DO NOT LIVE HERE!
I guarantee you these 5/5 reviews are fake. I wrote one when I first moved in because they were saying they’d give you something for it (yeah, right). Please don’t give these people your money. Not safe, homeless people wander in all the time and the gate never works. Dog poop everywhere so good luck walking anywhere it smells disgusting. I had a mosquito infestation that they won’t bother to take care of.. they told me to buy bug spray, even when I showed them the huge welts all over my body they refused to look further into the issue. The women in the office are not friendly, they will talk over you and are just overall unpleasant. Fees crawling out of the woodwork on your statements. Parking sucks. Walls and floors are paper thin. They don’t turn the AC on at the gym and the pool is always locked. The landscapers will wake you up at 6:15am And will blow at your window and front door. I have had a coughing attack from the gasoline smell coming in through my bedroom window. Also If you can get through on the phone to the leasing office or get an email back, it’s a miracle. My friends won’t even come over anymore because this place is so nasty. Don’t let the fake reviews and responses fool you.. you are just a number and a bank account to them. They have no compassion for disabled people or victims, it’s sad. You can do SO MUCH BETTER than this place. Please don’t make the same mistake I did.

Ruined by management that only cares about profits. Currently there is incredibly high turnover, for a good reason. I have become accustomed to seeing trash spread across the parking lot and have lost count of the number of times my vehicle has been broken into. Check the dates on the ratings and you will find very few positive ratings in the last year. Arcadia cove is unsafe, there is no room to park, the facilities and appliances are falling apart, management is disorganized and apathetic, billing is a mess and the place is full of trash. DON'T BE FOOLED BY THE NICE WEBSITE AND DEMO APARTMENT, DON'T RENT HERE. SECURITY is a serious concern at Arcadia cove. My wife is scared to check the mail on her own. They no longer employ an all night security guard My neighbor has called the cops repeatedly for drunk homeless people sleeping on her balcony / entrance way. Someone ripped the front off of our mailbox cover. This is a high crime area and without actual security and a real gate it isn't safe to live. PARKING is a serious issues at Arcadia cove. If you are considering moving her come visit after 6 on a weekday when everyone is off work. All the parking lots are full and dozens of vehicles are parked illegally. FACILITIES are quickly deteriorating. The equipment in the gym is falling apart, with many machines being unsafe or outright broken. The vent system is poorly designed, if you have a second story apartment you will smell everything that your downstairs neighbor cooks or flushes. The air conditioners are old and go out at least once every summer. The parking lot does not drain well and floods constantly during summer monsoons. Management does not keep up with landscaping and last summer Monsoons broke overgrown branches, damaging several cars. MANAGEMENT and BILLING are a mess. As a result they constantly send bills late or not at all, forcing you to have to go to the office to ask for clarification. They constantly make errors on the bill and then post a form on the door demanding the amount they forgot to bill you without explanation and threaten more fees and eviction. TRASH AND BROKEN GLASS are a constant, Due to the lack of security people who don't live in the complex use the dumpsters as a free dump. Do not trust the people in the office or their nicely remodeled show apartment. Visit after hours past 6 on the weekend and see the mess for yourself.

Management has changed at this apartment since my boyfriend and I moved in back in 2015. The prior management was fabulous and really cared about the residents. The new management and office employees are extremely rude. You cannot call into the office, as they do not answer their phone. When you do go in, they act as if you are an inconvenience and annoyance if you aren't a "future resident". I have had packages delivered and the office manager tells you to go get your own package out of the back office. There are three wide shelfs STACKED with packages and more laying all over the floor that I had to sort through... What kind of customer service it that?! They give awful notice of changes or entrance into your apartment. Had a request to enter the apartment to make changes to the hardware that ranged in dates of 2 WEEKS! How are you supposed to plan to have your dog in a bedroom/ kennel if there is a possibility of this happening within two weeks? Another notice of parking lot repaving one day prior to this being done. And you cannot park in your spot that day or until it is finished (whenever that happens to be) or else they will tow you and charge you for it. Had the roof replaced, but did not notify residents of when their building would be worked on, so if you work from home (like me), you cannot go into the office to avoid the noise. Have had maintenance men cat call me while walking my dog... They charge you for a trash service that is loud and throws the trash all over the dumpsters and ground surrounding them. Fridge leaks, bathtub creaks when getting in/ out and while showering. Provide grills in pool areas, but they are not maintained or cleaned out, ever. Cannot wait for our lease to be over to get out of this awful complex. Never been so unsatisfied with or treated with lease respect by apartment management.

BH management took over at the end of May 2017 and since then everything has taken a nose dive. I will be back to comment more later as I haven't been able to leave yet. But anyone I have talked to in the complex is not renewing and the neighborhood continues to become more and more unsafe. Beware, there is a large amount of upcoming vacancies for a reason

I moved in here in Dec. 2016, and cannot wait to GET OUT. When we first moved in things were ok, the apt we got was not as nice as the model (obviously) but we were still ok with it- good location, gated community, nice staff (Vicky is wonderful,) and immediate availability- which is what we needed at the time. We quickly realized that most things in the apartment were either updated in a cheap way, or not updated probably since these were build. The gates are only function SOMEtimes, but we pay for a gated community. My tub was painted over and the paint peels off and sticks to my feet every time I shower. The windows are horrific- we can't even open some of them even after having had them "fixed" by maintenance, the toilets are old and don't function properly, one of them runs often and I have to jiggle the pump in the tank to get it to stop, our dishwasher was not mounted correctly and moves out of it's space often, the dryer has ONE temp setting and it is HIGH, not sure when the last time the carpet was replaced was, and our a/c is terrible. The complex recently was acquired by a new management company, and during the transition our air conditioning started leaking into the main bathroom- alot. We had to put a large bowl under the leak and empty it several times a day and through out the night while maintenance took their time getting here to fix it and then said it was fixed 3 times.. they finally called a vendor and had them come replace something however, this went on for two weeks. Then our light in our kitchen went out and was replaced the next day (8/8), went out again the next day (8/9) and we are still having to use lamps in the kitchen today (8/17.) The Office does not answer OR return our calls, and the new employees are rude and short; we are not home during their hours to physically go in as we have full time jobs. I contacted the new management's customer service (BH Management) and they also have not gotten back to us. This place is WAY over priced, and the aforementioned issues are only part of the bad experiences we have had here. I do not recommend moving in here- you can find apartments literally around the corner for the same or 1-200$ more a month, and I promise it is worth it. Especially because the insulation and windows are so sub-par that our air conditioning is costing us over $200 a month in electricity bills.
I moved into Arcadia Cove sight unseen, after having looked at the pictures on various websites and read lots of (amazing) reviews. Carolyn made the move in process as simple and painless as possible. She and the entire Arcadia Cove office are absolutely amazing! So helpful and knowledgeable and so hardworking on behalf of the residents. The apartments are spacious and beautiful, the upgrades are so nice, and it all looks just like the photos. The amenities are clean and well kept. I truly feel right at home. There are a lot of places to live in Phoenix, but I'm so glad I chose Arcadia Cove!!

They are very honest, prompt, kind and fair. From the very beginning, they were very helpful in taken care of me. If something needed to be fixed, which was rare, they’d fix it immediately. They have an easy online automatic payment system. The pools are excellent, one is heated year round. All of my neighbors are very friendly and I've even made friends while living here. It's a gated community and minutes away from downtown Phoenix, Old Town Scottsdale and Tempe. You’re not far from ASU, so if you’re a student, it's an ideal place to live. They're good about giving you a lot of privacy. People of all ages live here. It's very diverse. I love it, and couldn't been happier. I would recommend it to anyone.

We moved in to a "remodeled" apartment. None of the vents were put back on. The blinds were cracked and busted. The paint was painted over some of the outlets and on the trim. Dryer didn't work. It took 11 months and 5 requests before we were entered into the gate system, which does not have a simple code. Not to mention the entire apartment is slanted. Seriously. We're on the top floor and can't keep any glass bottles on top of the fridge because they will literally slide off and break on the ground. Speaking from experience on that one. Trying to get someone to fix anything takes multiple phone calls before someone actually shows up. Good luck enjoying the pool constantly overrun by unsupervised children. It's probably about 80% urine at this point anyways. There's black mold in the bathroom and walls. Literally the worst living experience I've had so far. If you're looking for a new place, keep looking.

Pros: - Friendly staff - Maintenance is fast to respond - Interior of complex is beautiful - Lots of friendly dogs and residents Cons: - "Renovations" are sloppy and limited, you'll find places where they "cut-corners" almost daily - Appliances are very prone to breaking if they work at all - Can be dangerous for smaller pets (read below) - Managed by MEB (should always be a warning flag) My Experience: This apartment complex is quiet and away from the road enough to keep the traffic noise down. The staff is friendly and maintenance requests are almost always finished the next day. The landscaping is surprisingly well maintained, especially considering how harsh Arizona can be on it. The apartments are close to many popular destinations and malls (none quite within walking distance, however) and the shopping center across 44th street has most things that you'll need on a day-to-day basis. The area significantly degrades south and west of the location however. I enjoy running in the neighborhood just north of the apartment, but make sure to stay away from the seedy neighborhoods bordering the southern and western parts. It lies right on the border of a nice area and a bad area. However, the BIGGEST problem is in the "renovations" that the front desk staff will constantly keep reminding you of when they take you on a tour of the apartments. It looks nice at a glance, but every day I discover some area that they cut corners to save money and effort. Upon move-in second bathroom had planks with nails sticking out of it pulled out from the cabinetry. They "fixed" it by removing the nails and gluing it back on. It's at least safe now, but looks terrible. The laundry machine required 3 maintenance visits, and in the end still barely functions. The back of it has list of "last time cleaned" records, with the most recent one being 2007, 8 years ago. The dishwasher also leaked because only 1 of the mounts were even attached. The second bathroom was entirely uncleaned, with brown decay surrounding all of the clear sealants for the shower. The railing was broken and maintenance said it was "too old" to find the parts to fix it. The cabinetry has holes underneath it leading to large hollow area between them -- something I found out after my new kitten jumped up into it and nearly got trapped. Be careful if you have small pets and check underneath cabinets down by the floor for gaps where the renovation crew decided to cut more corners.

The apartments are all newly renovated! Great space with a very friendly staff. They hold events regularly and the people who live here are from all backgrounds and all ages! I love the area because it is close to the freeway and there is a lot of places to eat and shop nearby! Other perks include a fitness area, two pools (with misters), grills, small courtyards throughout the complex, a clubhouse room, and free printing at the office!

I am currently in one of the newer renovated apartments. They are nice, quiet, and a good location. The staff is friendly, and good about remembering who you are. Upon moving in we had a few problems, such as a broken hot water heater; which meant no hot water and no dishwasher for the first 5 days. However, the office staff was very helpful, and truly doing the best they could. My only issue with the complex is the manager. She sent one of the front desk people to be a messenger between her and I when I specifically asked to speak with her. Not to mention, the one time I did get a hold of her she told me she would call be back the following day, and she never did.

I absolutely love living here! First of all, the location could not be anymore convenient, you are 10 minutes away from Sky Harbor, Dowtown Phoenix, and old town Scottsdale. In addition there is a Fry's, Ross, Target, and CostCo almost directly across the street which is incredibly convenient. Although it is next to so many stores, the complex is nestled away from the street and the whole place feels like its own little world. The grounds are absolutely wonderful with beautiful flowering plants all over the place and it has two pools, it really feels like living at a resort! The apartments themselves are also quite lovely - with brand new counter tops, flooring, and appliances it really feels like "Life upgraded." In addition, they have a 24 hour gym which is a decent size and if you need a full sized gym Planet Fitness is only a block away. Overall I think this apartment complex is awesome - it is conveniently located, clean, and relaxing, I would certainly recommend to a friend.

I have lived at Acadia Cove Apartments for four years, it has been the best apartment in the area, very quiet and have not had any issues with the property other than theft from our patio but we just stop leaving stuff outside. Would definitely recommend to friends, conveniently located close to airport and shopping center in tempe! With easy access to freeway 202 and expressway 143.

While the upgrades are nice (brushed nickel fixtures, granite counter tops, under-mount sink w/ gooseneck faucet, wood-style flooring, some newer appliances) and most leasing agents are accommodating there are a lot of issues that make this place undesirable to live. Upon move in I had the following issues: bathroom was filthy, apartment smelled like smoke (I'm allergic to nicotine so I had a lot of throat pain and breathing issues), parking space was taken by another resident for 3 weeks due to a manual reassignment by one of the leasing agents that did not correspond with the digital assignment system, cabinet in kitchen was hanging off the hinge, track for the closet room door was not screwed in, the wood style flooring was never cleaned, and the weather strip was missing on the front door. All of this took about a month to resolve. I amount that to being a month's worth of rent being wasted. Maintenance is lazy unless you have Sean helping you out. Continuing issues include refusal to install sunscreens on the windows (which might I add are single pane). Only certain apartments are getting new sunscreens and apparently mine doesn't qualify. The configuration of the AC vents are horrible so some areas of the apartment don't get air. My bedroom, which has 3 fans running at all times, and the area that is called the "sunroom" are barely livable because it gets too hot. My electric bill for one month was $172. I have never in my life paid more than $90 for my electric bill. I leave it on 82 during the day (it takes about 1 hour for it to fall 1-2 degrees so I can't leave it on any hotter) and 78 when I get home from work. The bottom line is that this apartment lacks any insulation. Heat is pouring in while the cool air is quickly leaving. If you do choose to live here, hopefully you don't encounter the same pains I went through. There are a few positive things, the layout of the apartment is cute (really the unfortunate part is the lack of storage for the kitchen and bathroom), the pool areas are very nice, they maintain the grounds of the apartment, location is very centralized (right by the freeway, between downtown phoenix and Scottsdale, close to Tempe, great restaurants and conveniences nearby - Costco, Target, Fry's, Wells Fargo, Chase, etc).
