Property Ratings at Arcadia Dr. Phillips
I’ve lived here for about 4 months now, I came back to this site to look at possibly getting a two bedroom. I was looking at the reviews and they’re very misleading. This is my first apartment and I couldn’t be more happy with my choice. Daisy is incredible and always helps with any questions or concerns. It’s so safe here, as I am a single woman living alone. My neighbors are incredible, I’ve never encountered someone who wasn’t nice. I love it here, it’s so peaceful and safe. No loud noises, i love on the first floor and maybe heard people above me once. I recommend this to anyone looking, if you have kids they’re so inclusive they hold events for the kids, if you have dogs they do the same and they’re are so many dogs sometimes they meet outside of my apartment and play together. It’s also so clean here and the maintenance is so helpful and kind. If you’re living alone and worried about your safety this is the safest place. I love my home here.

If you come to a place and want to pay off the whole lease would you ask for anything more? No criminal record no issues no hassles ready to apply and pay off the whole lease. And with every question you ask the answer is "No, unfortunately we can't". Not even trying to help for a solution just being lazy. The tour personal told me, s/he did not know because they changed management 3 weeks ago yet the same person is on their Facebook picture from 3 years ago. After paying 75 app fee and 250 admin fee and applying, they would surprise you with additional fees and while you apply you would sign many documents to guarantee that you don't get you money back. They won't tell you about the premium fee for short term, it's a surprise gift even though their website does not show it at all not even in the terms and condition page. SHADY, MISLEADING & RUDE.

I want to start by saying that my husband and I moved in without touring in person. We were moving from California and didn't have time to fly out and see the property, so we did a facetime tour with a member of the staff. We signed a lease and when we arrived...it was even BETTER than what we could have ever imagined. These past six months have had a lot of unexpected turns, and I cannot say enough how wonderful it has been to be in such a resort-like, luxurious property. Do yourself a favor and ignore those one star reviews- honestly people can get bitter so quickly about the smallest things. The maintenance staff here is the best, most dedicated and friendly staff I have ever encountered. The leasing staff is SO happy and kind as well, and they really do make this place feel like home. I'm so grateful to be able to wake up every morning in such a bright, pristine and glowing environment. The pool is better than most resorts, the grounds are impeccable and there is ample room for walking and running around the property. It is VERY safe and very pleasant. I have only positive things to say. I can't imagine living anywhere else. They have frequent community events, food truck fridays, and they even decorate for the holidays. Also the landscaping they use, City Beautiful, is phenomenal. Furthermore, the gym is amazing! They have TWO peloton bikes! If you have any idea of how much those cost, you know that those alone make the gym more than worth it. There is also tons of natural lighting in the gym that makes it feel happy & energetic. Lots of good energy & positivity here. I feel blessed and grateful to live here.
The property is only beautiful at face value. Once I moved in, I realized how cheaply and quickly the building had been made. My unit was not even ready by the day I leased due to “difficulties” that were apparently unforeseen in the three weeks they had to prepare and remedy the unit for me. Leasing gave me the run around for another THREE WEEKS until I was truly able to move into the unit I signed for. In the meantime, they suggested I pay rent while staying in an apartment in another building entirely despite the delay being completely their fault. I had to inquire relentlessly if my actual unit was ready as it was the only way to know: their communication is AWFUL. Only then did I discover my unit wouldn’t be ready for another week! I would have never known if I hadn’t asked myself because they never return calls let alone reach out first. When I finally moved in, my shower never got hot: it was lukewarm at most. Then the electricity cut out in my bedroom and bathroom alone. These problems arose after I had been denied access to the apartment I leased for THREE WEEKS. What were they “fixing” if these problems still existed by the time I finally moved in?! Fed up with everything, I refused to stay. I got off the lease and moved out. These water and electricity problems were not fixed until long after I moved out of the apartment. The leasing agents are absolutely useless. They do not communicate anything to residents or applicants unless it concerns their commission checks or reprimands from their superior property manager. I
Beautiful property but my unit needs more work and the place is infested. I put work orders in with no response. I just started my lease, and I am already counting down to when I will move out...
