Property manager is a nightmare! She sits and just tries to argue people instead of doing her job! Also it’s extremely outdated with roach infestation! AVOID!
Roach infested. It's a structural issue but nobody is actually taking care of the problem. Its disgusting. Don't expect to get any quiet here. Loud neighbors until 3am just for landscaping to be at your door at 7am every Monday with their loud tools. Now they're doing something with the ramada using power tools and can't wait until after 10am to do it. Always having to shut the water off and sometimes they won't let you know before doing so. Laundry rooms are filthy. For the excessive landscaping, the property is not great.. Dog poop and trash gets ignored for days. Barely any parking available, first come first serve so good luck if you have more than one car and you're coming home after 7pm. Do not live here, you will 10000% regret it.

Management does not work in a timely fashion. The apartments are old, hot and noisy. The facilities are outdated. Also there is no year-round A/C.

The list is long for what is wrong with this place. The property management does NOT communicate. I leave messages, send emails with zero response. They do NOT care. The manager does not have a backbone. The maintenance people will “fix” problems about a month after you report it the first time. They claim it’s a “crime free” area, which you have to sign a document saying you understand, but we have drug dealers, prostitution, etc going on. What does the management do? NOTHING! Now, let’s talk about the rats. Yes, I said rats. They will come in your apartment and management doesn’t care. They (property managers and regional management) claim rats are not a problem. The rats will keep me up at night cause they are running through the walls or running around my apartment. It is gross!! I am counting the days till I am outta here. This is your warning! You will regret moving in if you do.

The apartments here are a wonderful addition to the surrounding neighborhood. With two pools, a dog park, and friendly staff that are focused on meeting the needs of the residence quickly and efficiently this has been the best experience finding and making a home a long way away from my family. As a first home-away-from-home I feel safe, happy and satisfied with my little piece of heaven in this quaint, gated apartment community.
ever since moving into the Arcadia on 49th I have been lied to even the sign outside by the street that reads the Arcadia on 49th luxury apartment homes. That is the biggest load of garbage I have ever heard the community is just government housing with a paint job. The management there is sub par and so is the maintenance they have the sprinklers aimed at the electrical wired out side of the building. On top of that one of the residents threatened to shoot my dog and I was still fined after he exaggerated and blew up a situation that was honestly pointless. All-in-All avoid the Arcadia on 49th at all costs the address is 4902 E. Thomas Rd Phoenix, AZ 85018.
I've been living at Arcadia for about seven months now and it's definitely the best complex I've been in. The people at the front are caring and really take the time to listen to what it is we're looking for. My roommate and I have a two bedroom, one bath. The set up is adorable and perfect for what we were looking for. Halfway through our lease, we decided to get a puppy and it was really easy to set up a pet deposit. It's nice to feel like you're heard when situations arise. Our only issue was our AC was far too cold and there was no way to change it without it shutting off, which is simply due to an older system and probably is a case of user error as well. I'd rather it be too cold than too hot, though!
With a friendly and helpful management and maintenance staff, along with well-maintained outdoor areas and pools, this is a great building to consider for anyone wanting to live in Phoenix's Arcadia area. It's also a short walk from lots of shopping and dining options, making this a good apartment complex in a good part of town.
I have been living in these apartments for about almost two years. The staff has always been courteous whenever there was a problem. They have a landscaping crew that comes almost every day and is always taking care of the grounds. There's never trash laying around. It is quiet and I feel safe walking to my mail box. Only downside is the cars who drive though and play their music really loudly in the middle of the night, but that happens anywhere.
My first year was great, the neighbors were nice and there wasn't any disturbances. If you needed something fixed it would get resolved in a nice and quick manner. After renewing my lease, new neighbors have been disruptive, maintenance takes weeks to fix something. It's still a nice apartment but I feel that because of the new management their quality, customer service, and maintenance is declining.
I absolutely love living here. It is very clean, quiet, and affordable. The office and maintenance staff is always there to help. I am very happy with Arcadia on 49th.
