My family and I lived at Orchards at 19 for 3 years and I constantly felt that management was trying to squeeze every dollar out of their residents (other reviews seem to corroborate this). For example, management sent us an addendum to our lease one month after we signed our initial lease stating that there will be an increase in rent for a prescribed media package. If we didn’t agree to the extra $125 increase, we had to move out. Additionally, there is a monthly fee that fluctuates every month and when we asked to have the fee itemized, management was reluctant to do so. And finally, in the lease it says that $300 of the deposit is refundable if the tenant does xyz, but in reality none of it is refundable because management automatically charges a flat rate be cleaning fees of $325. It is very disappointing how management handles their business.
Fees are constantly changing and you never know why they are changing. They also try to give you fees for anything, their main purpose is to add more fees to make extra money from you. THEY DO NOT CARE ABOUT THE TENANTS! They will charge you a fee for something and then add it on again the next month, even if you talk to them about it they still add extra fees for things they could ask you to change. You're not allowed to mess up on ANYTHING or you get a fee. The property is also very cheap, with cheap flooring and applicances that aren't meant to last. The garage is small so if you have a truck you won't be able to park it inside, because they require you to leave your trashcan in the garage. If you leave your trash out they fine you $50 and they won't ever tell you that you need to move the trash. When you move out there is a garbage can cleaning I'm sure they charge you. When I moved in the garage can had garbage stuck to the bottom with mold on it. They just add cleaning fees to get more money from you. The dog park is also gross, most people don't pick up after their dogs and most of the grass is missing so half the park is dirt. The splash pad seemed to never work either or was always being fixed. Their main goal is to make as much money from you as possible, fees will increase as well. Would highly recommend living somewhere else.
I have sent multiple mails to management, who are totally unresponsive to my issues - thankfully they have not been serious (2 year resident) Residents are threatened with fees for minor grievances often - no animal urine on grass or you shall pay to re-sod, no decorations should hang from doors except for certain times during the year, etc. A window has been broken in my neighborhood for MONTHS and it has not been replaced. Finally, they issue correspondence informing residents that monthly prices are changing even though you sign a lease agreement agreeing on prices (specifically the property tax agreement). This is not worth the extra $400 they chose to charge me for rent this year.
I just have to say the staff is amazing Carrie and Jeree especially have made this experience so great for me. They have been so kind and patient in working with me to get me what I need. Thank you so much to the staff they are one main reason I am choosing these town homes to be my new home.
Really nice townhomes carrie is so nice a very good person. Nice neighbors such a good place to have your family. Also its very quiet.
