this place is terrible. there are german roaches. As another commenter said, they will also accuse you of smoking in your apartment. the maintenance guy said they could tell from the air filter, but the air filter wasn't new when we moved in and wasn't changed once in the year we lived there. they still charged us a ludicrous amount of money for smoking. I would rather live on the street than live here again. please, just pay the few hundred extra it will be for an actually livable apartment in the area.

The only good thing about this place is the location and that it's dog friendly. Even though my apartment got flooded during a heavy rain, had some bug issues, constant water outages (not kidding, every month), very poor HAVC system (you will also literally smell everything from your neighbor units), overall, I didn't mind the place.. until my move out and they charged me with a $700 fee for "smoke damage".. I DON'T SMOKE. After explaining that I don't smoke to the manager, she basically called me a liar by saying "well somebody did, don't know what to tell ya" and told me it was her employees words vs mine. If the unit smelled like smoke it was from my previous neighbor who was a heavy smoker (both cigarettes and marijuana), the smell from his unit leaked over to my unit through the central air system daily. Needless to say, as a manager in the hospitality business, the way this issue was handled was extremely poor on the management team and left a really bad taste in my mouth and would never recommend this place to anybody.
Pros: nice residents, very safe - I never had any problems in seven years, quiet, great location. Cons: centralized AC/heat - the complex has to switch from heat to air conditioning over a several day period, you can't have both at the same time. Not great if you are extremely sensitive to high or low temps. Also, your bill is based on an average per sq. Foot, not your specific usage. Mixed: rent is lower than average, but pet fees and "parking space" fees are slightly higher and have increased every year. The women up front are very nice. But, this is the most inflexible property management group I've dealt with in 30 years of renting apartments, townhomes, etc. This is a profit-making business, not a "community". Overall: if you can pay an additional $200/month, you can do much better in the same neighborhood, including a washer/dryer in apartment. But, it's extremely quiet and safe, and I really enjoyed the current group of residents. Moved out because annual rent increases made it too expensive for a basic apartment.
Very friendly and quiet community. Our unit is newly remodeled and feels brand new. Hard to beat the price and the neighborhood. Senada is a joy to work with and any maintenance issues get resolved so promptly. Blew my expectations out of the water. Look forward to calling this place home for years to come!
I lived in two separate units over the course of two, mostly positive years. Pros: - Onsite management is friendly and easy to work with - The buildings are well constructed and I never heard neighbors making noise - Good (at the time) price for the location Cons: - $500 non refundable pet deposit plus $35 monthly pet rent is insane - All tenants utilities are tied together, which means everyone runs A/C nonstop. Anticipate $250 utility bills in the summer for one bedroom units - Parking can be a nightmare if you are unwilling to pay the fee for reserved spot - Limited storage space in-unit - Appliances, counter tops, and cabinets were from another era. The renovated units look much nicer. All in all, I enjoyed my time at Arcadia Villa. The increases in rent don't make it the steal of a place that it once was, but the pros still outweigh the cons in my opinion.
DO NOT LIVE HERE IN THE SUMMER! The complex runs on a chiller system, so our apartment was 85 degrees from 3 pm-11 pm in the summer months. This is unacceptable, especially since the system is running at full blast all summer and you are paying for the utilities. We had to move due to the issue and management did not waive any lease-breaking fees.
Peaceful, quiet complex that has the perfect location on camelback Rd. Dog friendly, clean, and peaceful. Two pool...only drawback is the laundry is not in your villa but down the hall.
Arcadia Villa is smaller property. Apartments are big and spacious. Nice residents .I am really enjoying living in this property.
Priced well and great location. Wish it had washer and dryer inside. Also there is no need to set up electric or gas since utilities are already set up you just pay for them each month when you pay rent
A quiet complex in the desired Arcadia area. Walk to a variety of restaurants and shopping. Very close proximity to Camelback Mountain with nice views. Miles of canals to walk/bike/run just steps away. Truly exceptional staff who are professional, friendly and know residents by name.
I moved in to this apartment complex about 7 months ago and it has been a very satisfying experience so far. It is very quiet, clean and the management people here are indeed friendly and helpful to their residents' needs. In addition, neighbors are courteous and helpful. I like this place very much!! Also the location is very convenient too. It is close to major highways and also close to great restaurants and shopping centers. Nice secure gated apartment living in a very popular Valley go-to spot in the Arcadia community. Convenient to Airport, Biltmore, Esplanade, Scottsdale and Paradise Valley destinations. Nice pool and lounge and fitness center.
I love living here, the leasing office treats you like family, they always keep the community up to date with what ever is going on. When we have something that needs to be fixed in the apartment home all we have to do is put in a work order and with in a couple of days it is taken care of. The property is always clean and looking great. I have lived here 4yrs and I a proud to call this community home. I would recommend Arcadia Villa to anyone that is looking for a home.
