The quintessential college town of Athens, Georgia is all about the Dawgs! Home to the University of Georgia, Athens bleeds red and black. Because the city is so student-friendly, it ranks amongst the most affordable cities in the country, and is considered one of the top college towns and best craft beer cities, according to Fortune Magazine.
Athens features the university’s beautiful campus, stunning architecture, historic monuments, and a close-knit community of students and faculty. Residents and visitors alike enjoy the State Botanical Garden of Georgia, the UGA Arboretum, the Georgia Museum of Art, and the one-and-only Sanford Stadium. Athens’ thriving downtown district is home to some of the best restaurants, bars, specialty shops, and boutiques in the state, like the famous Mama’s Boy off Oak Street. Whether you’re interested in sports, live music, modern art, literary history, craft beer, or top-notch cuisine, this historic city has you covered.

Property Ratings at Landmark Athens
I think in the past, they had a lot of issues, but I didn't personally have that bad of an experience. I lived in a 1 bedroom, and it was generally clean and quiet. There are officers living in the complex, and I would walk around at night. I had no issues, really. Management was helpful, maintenance did a decent job.
As a tenant at Archer apartments for 2.6 years, I feel my review is more than accurate. Short story: If you absolutely cannot find anything cheaper and do not want roommates, it is ok. All of the five stars reviews are from broke college kids trying to win $250 . Be prepared for homeless people dumpster diving daily (around 4pm to be exact), unreliable community washer and dryers, a pool which is rarely useable, and your car being broken into. Additionally, when your lease does end, remember it is a “term” lease so despite being asked to move out by noon on July 21st, you will still have to pay the whole rent for July and end up having two rents for July like me. Also do not expect your security deposit back and plan to owe Rent Athens additional money despite the condition of your apartment. All of this to say, archer apartments are at best two stars. It is cheaply made and Rent Athens could not care less about the property or any of their tenants. There is no reward or thank you for paying your rent early or on top every single month for nearly three years; in fact, you will be punished for simply living in the apartment at your move out. If you can afford anything more, I would recommend going with anyone other than Rent Athens.
