Property Ratings at Arcona Grove
I moved in 3 weeks ago, I have been fighting the roaches they are in the carpet in the walls everywhere I kill upwards 12 a day and those are the ones i’m able to kill before they run. The unit had several issues such as the stove missing the piece that makes it heat the window missing locks the tub didn’t drain the paint job is awful and i doubt i’ll get my security deposit back due to the damage that was here before i moved in. Please if you move here make sure you see your unit with a member of the office. The flooding is another major issue, the parking lot floods with a little rain the grass turns into a swamp no matter what it’s absolutely ridiculous.
The complex looks good from the outside. The model they show does not have roaches. Once you sign the lease on move-in day you’re stuck here for a year with roaches coming out of electrical outlets windows that’s holes, cabinets and baseboards. I called for exterminator and they came in for a matter of minutes, sprayed in a few areas and left. It won’t make a difference anyway if the entire building has roaches. Do not move here!
I may be the lucky tendon here but I have no problems. I have been here for 4 years signed another 14 month contract. I’ve been happy living here. Looking forward to the next 14 months.
My girlfriend and I have been here for about a year. The maintenance guys fixed a few minor things since we moved in, he was very friendly and great at what he does. The apartment was in tip top shape from the start, you can tell they take pride in their work! The office staff especially Steven and Kammi are so good to us we really appreciate it. I highly recommend living here.
The price is affordable and the units are clean. Everyone has been so nice and helpful. Maintenance is quick and professional and everyone in the office is so nice.
Quality apartment and very affordable in my opinion. I had one of the best associates named Reva help me out! If it wasn’t for finding this place, while apartment searching. I’d be homeless! They’re welcoming and super friendly and passionate about making you a permanent resident and I couldn’t ask for better!
vivi aqui por dos anos debido a que me quedaba muy cerca del trabajo. En el apartamento las Chiripas son incontrolables, en una oportunidad se dano el A/C en verano y pasaron 15 dias para repararlo. cada vez que llovia se filtraba agua en el techo y caia justo en la cama, reporte al Lease y me dijeron que moviera la cama de lugar para que no se mojara. despues de reclamar de forma energica por tercera vez fue que repararon el techo. piensenlo bien antes de rentar alli
Pool has been closed about 2.5 months. When asked whats going on…”we are waiting on pavers” or “we are waiting on an inspector”. Sad to see inflation push rent up and cant even use amenities where you live. That is just a start. But to give you an idea…you will have a work order every other day or week because something breaks down in the apartment. Its your like on punishment and paying a fine.
My daughter, wife and I lived here for a little over a year. We just moved out as we bought a house. I would first like to thank the office staff for telling me exactly what to do for move out it helped make the process run smooth. They were always happy to help when needed ( although I didn't go into the office that often). When we first moved in there was a handful of minor details that were overlooked. The team was prompt on fixing them however. Our A/C did clog up a few times while we lived here, but what do you expect living at an older apartment community. I did notice they were doing some improvements around property these last few months as well. Overall I have no complaints. I would recommend this place to anyone looking for a good place that's also trying to save some cash!
Picture on here are misleading. They add plants to make it look better but the apartments themself still suck. There’s bugs.
This place is horrible. no real renovations ever done and they just care about making the property look pretty. management does not care about flooding or any other safety issues.
Apartment parking lot has major flooding issues. The maintenance crew is non existent. Constantly being fired and replaced. The office is understaffed and will not work with you to get anything done
The apartments- I’ll be fair I have not been inside one of the fully renovated apartments. However, if you move into one that has not been renovated, expect it to look nothing like the model apartment they show you on tour. I HIGHLY recommend seeing the actual unit you will be moving in to before putting any deposit down or signing any paperwork. Upon move in (May 2021) I had roaches, electric outlets that were non functional, bugs and hair painted into the cabinets and walls, no screens on windows (and still none to date). The list goes on and on. The pool- Only one pool is open (the other has been closed since I moved in, and I have been told by neighbors it has been closed for nearly year). The pool that is functioning only has two lounge chairs that aren’t broken. The gym is nearly non functional. All the machines are outdated and make questionable noises when using. Buttons are missing and overall just seems like unsafe workout equipment. On a brighter note, the office staff is very pleasant. I think they do the best they can. Overall, not a terrible place. But do not go in with high expectations.
Living here at Mandarin has been great experience for myself and my family. The maintenance team are prompt. The office are friendly and took care of all my concerns. We will be renewing for another year when our lease is up in March.
I was shown an apartment that not only didn’t look like the model apartment that I was previously shown but I also personally witnessed live roaches crowning around in broad daylight. The day before my viewing I was asked to switch over the electric to my name (I didn’t do) and that the latest I could move in was 3 days after my viewing after informing them that i could not move in such late notice and I would need more time. In result, I chose to obviously not take the apartment. Today, I called asking for my $300 deposit since I never agreed to move in but simply just viewed the MODEL APARTMENT. They refused to refund me and I was yelled at and then hung up on.
I really love my apartment anytime I have an issue there quick to respond everyone here is very friendly including the staff in the office I would recommend this apartment complex to anyone..

Everyone in the leasing office is so friendly and helpful! I haven't had any issues since living here. New management seems to be doing a lot of renovations around the community. GREAT location. Updated apartment with a brand new washer and dryer. Only downside is I do not have a balcony but other than that , LOVE IT!
I moved here last year and really liked my apartment. I have a nice updated kitchen and a washer and dryer for a low price in the Mandarin area! I had issues with the old manager Amy so I gave notice to move out. The new managers Damaris and Crystal called me to see if I had any problems in my apartment and they fixed EACH of my issues that the last company NEVER fixed. The new company that took over has new staff in the office and new maintenance that have done a good job. I'm happy to say I am staying here and renewing my lease. Thank you girls!!!
I would give Mandarin Apartments more than 5 stars if I could for many reasons. I love the price, the spacious bedrooms & closets, the amenities, the staff, the amazing location and the list could continue on.

DO NOT STAY HERE. Roach infested and mold issue. NOW FACING CHARGES IN OVER 2 grand because I care about my health and saftey. Wish this would let me attach pictures to really justify how much I want to prevent anyone else from the stress, toll on your health, and wallet.
I am a new move in and I am so disappointed with this office already. My lease started 10-10-2017. I called about 2 weeks earlier and said I wanted to take a look at the apt in case there is anything I would request them to fix. They said it was not cleaned yet so I could not. Then I called 10-09-2017, letting them know I want to see the apt before my move in date which is 10-10-2017. The manager Deanna, called me back and let me know that my move in date was Nov 4th, 2017. I was so disappointed and appalled considering I signed a lease which stated my move in date was October 10th, 2017 and I already packed and got my truck and movers ready. I compromised and said I am open to look at other apts which are ready to move in tomorrow. I ended up choosing another apt. The office opens at 9:15a.m. (Mind you, I plan ahead because I have a full time job and am a full time student and time is limited.) I ALSO HAD TO CALL MY RENTERS INSURANCE, JEA, DIRECT TV, ATT&T, POST OFFICE, SPRINT, CHASE, AND MANY MORE TO CHANGE MY ADDESS SINCE I HAD ALREADY CHANGED IT TO THE APT # THAT I HAD ORGINIALLY SIGNED FOR. I head over there Tuesday morning (10-10-17) and wait till 9:15am and they were not opening up. I knocked on the door and after a couple minutes, Deanna, the manager, opens the door rudely and says that "they were in a meeting and that I can come inside now". -DO NOT SAY YOU OPEN AT 915 WHEN YOU REALLY OPEN AFTER YOUR MEETING WHAT EVER TIME THAT MIGHT BE. Then the leasing consultant, Justin tells me and my fiancé that I have to electronically sign my lease which I was unaware that they sent something in my email. Then I waste more time, signing the online lease. Then he tells me about my renters insurance and Jea confirmation which I had ready for him since he had let me know previously. Then he tells my fiancé that he did not sign the lease electronically and that he needs to. -WHY NOT TELL US THAT WE BOTH HAVE A ELETRONICAL LEASE SENT TO EACH OF OUR EMAILS AND WE HAVE TO DO THEM SEPERATELY
I moved here last year and this place is a complete joke the people downstairs sell drugs and have people coming in and out during all hours of the day and please don't let anything break every time I put in a work order in person the work order never gets placed and when I call to follow up they tell me that I've never put the work order in they tell you they'll give you some money off of your rent only if you right a good review they raised the rent $60 bucks and I don't even have a washer or dryer this apartment is not worth it ALL I'm not renewing my lease and I wouldn't recommend this apartment to anyone the ONLY good thing about this apartment is the location everything you need is near here the only reason I gave one star is because I had to in order to post my review
I am very happy with my recent move into the Avesta Mandarin apartments!!!! I moved to Jacksonville from a new state and was a little wary about where I was going to live. I put in applications with a few places I later learned where a bit unsafe, but then I found here!!! The complex is well maintained and open. The office staff was very friendly and made it easy to get everything setup. A free gym and pool makes staying in shape easy and cheap. Good pricing for this part of town and can't wait to enjoy the remainder of my lease here!!!!
The staff at Avesta Mandarin have gone above and beyond to make and my kids feel welcome. They are all professional and have been very helpful. My kids will tell you that the best thing about Avesta is the pool table. As a single mom, my favorite thing is feeling safe in a community.
This is my first apartment I've had by myself. It's a one bedroom apartment that's upstairs overlooking a few nice trees. The staff are very professional and take care of their renters. They have neighborhood watch programs that will call the police if they see something suspicious. It's the most wonderful place to live.
They s place is amazing. They have updated their clubhouse with a deluxe pool and grill. Wifi internet gym and pool table. They are so friendly and really affordable. Pet friendly and clean. Security roles though every night and they have a nice playground for children. Everyone should move here.
I’ve never lived in an apartment community that provides such stellar service! Avesta Mandarin genuinely seems to care about you and your home. Since day one I’ve been very impressed with the level of professionalism delivered by the staff and my PROMPT and efficient maintenance needs being met. Anytime I pop into the office I’m never made to feel as if I’m intruding as I’m always warmly greeted. –And, my pooch always receives much affection and a treat! My dog and I often walk around the complex and whenever staff passes by in their golf cart we always receive warm greetings. We use the laundry facilities regularly and it’s usually always nice, clean, and tidy.For apartment life, Avesta Mandarin is it!
