Living at Ardmore & 28th has been a mostly positive experience, though it has its ups and downs. The apartments themselves are beautiful — modern, spacious, and full of natural light. I love the high-end touches, like the stainless steel appliances and quartz countertops. Having in-unit laundry is also a big plus; it just makes life easier. The amenities here are fantastic. There’s a fitness center, a pool, and plenty of lounge areas, which make it feel more like a community than just an apartment building. The outdoor spaces are really well-kept too, and they even welcome pets, which was a big deal for me since I have a dog. My dog loves it here just as much as I do! That said, the location, while convenient, can be noisy. Being in such a lively area means there’s a fair bit of street noise, especially at night. It’s not unbearable, but it’s something to consider if you’re sensitive to noise. The rent is also on the higher end, which I feel is a little steep, but at the same time, I understand it’s partly due to all the amenities and the prime location. The management team is generally helpful, but I’ve had mixed experiences. Sometimes they’re quick to respond, but other times, it feels like maintenance requests take a bit longer than they should. It’s not a huge issue, but it can be frustrating. Overall, I’d recommend Ardmore & 28th to anyone looking for a modern, community-oriented place in a bustling area. Just keep in mind the potential noise and the price, but for me, the pros outweigh the cons.

We have lived here for 3 years and now. I’ve never experienced a rat infestation in the neighborhood until now. They are everywhere. Trash also rarely gets picked up on time even though you pay for valet trash monthly. Pool took forever to open even though nearby apartment complexes opened early.
Arcan Capital has been awful. Trash pickup is a joke, hallways are horribly dirty and covered in trash fluids, parking is horrible for residents AND guests, and the office staff could care less about any issue. It gets 2 stars because it WAS one of the more affordable places in the area for 1 bd. Not anymore. Avoid this complex.
New management, arcan capital, took over November 2020, and they are rude and unresponsive. We have to pay $50/month for trash, but they cut our pickup from 5 days a week to 3 days, removed ALL community bins (parking garage, mailboxes, etc.), and expect your bins to be inside by 11AM or they’ll threaten you with fines.. some of us here have jobs to go to! The walls and ceilings are painfully thin, expect to be woken up at all hours by neighbors. Windows are barely sealed, on cold nights my bedroom will be 5-10 degrees colder than the thermostat on heat is set to. The amount of hot water you get is comical, you can’t even fill a bathtub before it runs out. Walls are a horribly dreary shade of tan. The pool is a like a cheap holiday inn pool and the fob access for it has been broken for months and they ignore all resident emails and service requests on the matter. They advertise a dog park, when really it is an unkempt patch of turf that is not fenced off and always covered in trash and dog poop. The gym here is a joke, the ellipticals are so old they have to be manually adjusted. There is no insulation around the dishwashers, so don’t ever try to run while doing other things at home that require you being able to hear. I have lived at many “luxury” apartment complexes in Atlanta and this is by far the most disappointing— highest total cost for the lowest level of service and amenities.

The manager is beyond condescending. I literally went in there to get help and he was so belittling and unhelpful. I told him there’s no need to be condescending when people walk in and he said “I’m not” and started storming into his office and I said “I can’t wait to review this place.” He turned around and said, “you don’t live here so who cares?” But guess what friend? ANYONE who comes into your establishment when you’re on the clock has the right to review you and if that’s how you treat people, no one should live there.
This place is a trash pile. They have left out old mattresses, furniture, and appliances for weeks. After calling to say something I was hung up on by an extremely rude staff member and since my call the trash pile has only grown. The newest addition? A lamp and an ironing board. Live somewhere else unless you want to interact with rude employees and live in a dump. I would rate 0 stars if possible.
The added fees on top of rent are ridiculous. They charge $45 month for trash pickup alone on top of everything else so your utility bill is about $100-115 a month. The front office is also never any help in getting back to you on things that you have questions about. Many other better places to choose from in Buckhead/Midtown.
Great location but apartments are not worth the price. The walls and floors are so thin that I can hear every word my neighbor says/ every movement/ every door open and close in the BUILDING. Thankfully I am on the top floor so I do not hear footsteps all day/night. When I signed my lease I was told valet trash is $25 per month. I just received my first bill and valet trash was $44.88 for the month. I called the office and asked how much is valet trash, she stated $25 and then placed me on hold while pulling up my account. She comes back on the phone and SURPRISE! Valet trash is now $44.88. What a scam! There is no way to opt out, it is a requirement. Just hide it in my rent if you are going to require the service. Parking spaces can be hard to find after 7:00pm. Trash is always piled up outside the dumpster (looks like your valet trash service is really working!) Don't even get me started on the lack of customer service when trying to sign my lease from 600 miles away. This place is not worth the headache!
This is by far the absolute WORST apartment complex I have lived in. 1. Biggest issue and the main reason for moving out and the end of our lease was the water. Consistently had water billing charges from $140 to almost $400 EACH and every month. Consistently wrote emails, went in to leasing office, spoke with management, etc. to get to the bottom of it. We were two conservative water users and had lived in Buckhead for years with no bills greater than $75 monthly (we now live down the street with our two dogs and bills about $37-$60 monthly). We were told from Amy, one of the property managers, “Your bills should be about $125-150 per month.” Seriously. And also, “This is Buckhead.” Apparently in Buckhead there are premiums for water charges. Ridiculous. So instead of continuing to pay these insane amounts we decided what was fair for two people and paid just that - and not what our monthly invoices stated. 2. Management changed 4 times during my one year lease. No consistency with communication and they are so disorganized. We gave our move out date and forwarding address when we gave notice to terminate the lease. After moving out beginning of Feb, we got a March statement in the mail for March rent ?? 3. Don’t expect smooth package delivery. They often won’t deliver to your door and when left with management they lost packages. 4. The elevators in the buildings are worthless. Would time it walking vs taking the elevator and the walker would way outbeat the elevator. 5. Cover your ears when you use your badge to get in the front building door. After one of the power outages (happened often whenever it rained) they never properly fixed the security access for the front door. 6. These should not be marketed as luxury apartments. We had one of the “nicer” units being on the 4th floor. High ceilings were great and the layout of the kitchen was nice. The fridge is super tiny for any apt especially our 2/2 unit. There were design flaws left from when they decided to redesign some of the units. The master shower floor felt like it was from a nursing home - not tile or ceramic but some odd material. Stained easily and never could get clean. Really cheap carpet in bedrooms. Awful. Living room and bedroom windows did not have great seals - you could feel the air seeping in. Water pressure was awful too. Brought this up a lot and they never could figure it out. 7. The trash guy gives major attitude and discriminates what trash he will pick up.
