Property Ratings at Aria at Boca Raton
They have mismanaged the entire renovation process, making it take years. They tore up the parking lot, removing already scarce spaces, then they punish residents for parking where they can find it. They locked everyone down on new leases, then after they got everyone on a lease, they told everyone they have to get rid of their dogs. You are just a number to this group, and they make sure that you know how little they care about you.
This place is the worst. Property managers don’t care and construction has been ongoing for years. Don’t believe the updates pics. This complex hasn’t had a pool in years yet they are charging premium rent for a view of a construction site.
I have lived here now for 3 years and the construction has gone from bad to horrific. Your car will constantly be covered in dust and about 7 people have driven over nails in the parking lot. The noise is so loud that the building shakes EVERY DAY to the point where residents feel they are in an earthquake. I have also heard numerous complaints of mold, broken AC and brown running water. The new Property management is by far the worst I have ever experienced. They simply avoid resident complaints and have nasty attitudes. One example would be when my security system fell from my wall because of the building shaking in which I addressed it to management who wouldn’t make eye contact with me and told me that it was not their problem. All the pictures are a lie, there is no pool or amenities here and construction is far from over. This building will look like the pictures some time in 2024. My advice is don’t get suckered into this neighborhood especially if you work from home. You will only ever have peace here for a brief moment on Sunday.
This complex is an absolute disaster and has been for the last 4 years. I would look elsewhere unless you are prepared to be woken up everyday at 7am to construction nonstop. DISRESPECT. They have been doing non stop construction on this complex for 4 years. I have not been able to utilize any amenities (the few there actually are) and the pool area has been a rock/trash dump for construction for the past year. The management is insensitive to concerns of renters and are ignorant to requests. I would highly suggest looking far away from The Forum.
So a new company took over. They forced us out by raising our rent 50%. Some of my neighbors have been living there for 5+ years. While dealing with the dirt and dust the entire time from the never ending construction. Now they are restricting dog breeds. They don’t care about the tenants. The two maintenance guys are very nice and awesome. It’s a shame when they change those guys too. If it’s still under construction, Don’t bother living here
I'm very upset and numerous people are too that live here currently. They switched management and everything is chaotic and bad with them. Numerous renters lived here for 4+ years and on Apartments.com they show coming soon. They have been remodeling for 3 years haven't enjoyed a pool since it has been dug up, and it's s stopped project and they have no amenties to offer which sats they do now. Many of the units have black mold which I have seen firsthand. Their remodeling and it's been everywhere takng weeks, yet months to finish a project. Management is not right, they don't care about the renters concern at all. There's no amenities, their putting pet restrictions after we signed lease and the entire building has the restricted breeds. It's not an apartment complex to move in to, very unorganized especially and most importantly the mold inside majority of apartments. You'll be woken up everyday to at 7-8am because of it. The Forum is not a great place to live at all.
My husband and I were looking for a nice affordable apartment to rent and stumbled upon the Forum. We found that their prices were the best considering the East Boca location and the distance to the beach and Mizner Park. We were very blessed to secure a newly remodeled unit that no one has lived in. We stayed there for 5 years and truly enjoyed our stay there. Pam, the property Manager was good to us, patient and always worked with us to solve any problems. The only issue we ever had was the elevator. They should really replace it and also update the common areas, hallways etc. It’s due for a major facelift. Other than that, we loved that we could all to Publix and especially Trader Joe’s.

Location, location, location! Within walking distance of everything -- the beach is .8/10 of a mile. Mizner Park, Publix, Fresh Market, drugstores, restaurants, banking, and spa/nail salons are all within walking distance. This is a very quiet area. A mix of residents include FAU college students and over 50 folks. Management and Maintenance are excellent. I've lived here 3 years now and love it. Rent is reasonable for this upscale area. Pool is always sparkling clean.
I've lived here for two years, I'm a student at FAU so I love how convenient the location is, it's so close to campus as well as other great amenities like the beach, mizner park, and boca town center. I've never had any problems except for a few noisy neighbors. The only reason I'm not giving it 5 stars is for the fact the kitchen is not updated and we have had some plumbing issues, but maintenance has fixed everything and they respond very quickly. Also I wish the bathroom had some kind of ventilation for the humidity. Other than that I love the fact that the one bedroom has a half bath, the layout is super functional, and the patio space is awesome.
