Property Ratings at Aria Beach
Horrible office staff won’t answer or return resident calls, amenities constantly closed, no resident parking near your apartment, crimes in area always police officers around the complex, they reel you in until you sign the lease then your just another number and don’t respect you or your needs, spend your money else where
today one of our two cars was towed away at 12:30 and we received the email that we needed to have a resident sticker on her car at 1:30. This complex is poorly managed and the apartments are advertised as recently renovated, when in fact most of the appliances are very old and the renovation is sloppy and only very partial. The renovation only consists of a paint job to white wash this old facility. The management in the office did not contact us verbally to verify that we were aware that we had to have a parking sticker even though they knew from our registration what our cars looked like and that they were parked in the proper places in front of our apartment McKinley properties in my opinion over charges its residence and does not ultimately care about the people who rent the apartments. It is not renter friendly. My advice, move out or never moved into this Aria Beach apartment complex in Orlando Florida! They also make it difficult to get out of your lease once they have tricked you into believing the apartment is actually newly renovated.
Management is horrible. They do absolutely nothing. I have complained multiple times about my neighbors and their disturbances. My apartment smelling of weed because the smell travels through the vents. Also complained about the vandalism of the cars and threats and still do nothing. This place is way over priced for the treatment you get. They dismiss you everytime. They also never fix anything my doors are still messed up and I've been waiting months for them to fix it. Dont live here you will waste your time and money.
Basically a mortgage payment for a one bedroom apartment with paper thin walls. Management is more concerned on how to charge more money for these flimsy apartments than actually taking care of resident needs. I feel uncomfortable with any issues I need to bring up to management. No one cleans up after their dogs, trash everywhere, people wandering around late at night who don’t live in the complex. I regret signing this lease, there are way better apartments out there in this price range.
Since April 1st, we have seen major grounds improvements. Customer leasing and maintenance support has been improved dramatically since McKinley took over the property. This comes at a price. Rents are going up! But they are providing better services, and their staff is super-great, supper professional (Ivanna). We love it here! Neighbors are good, our pets are welcomed, and out location in a 5 star location, with easy access to the airport, shopping, grocery market, movies, restaurants, etc. -----we even have a Starbucks right across from the complex!!!
Cons: I’ve lived here since 2015 and the gates still have not been fixed. One car was stolen another was vandalized, 3 tires slashed; filed a report both times and nothing was done. Got in a huge car accident while exiting the complex, another resident was entering through the exit (they never close the gates nor enforce the rules of them); filed another report, gave them the name of the other resident, nothing happened. Additionally, they NEVER showed up when the accident happened and during the time when the police came. My car was totaled and there was glass everywhere and my friend and I were there for a few hours picking stuff up from the ground. Trash by the dumpster is a complete nightmare, raccoons during the day and night. Thankfully I don’t live by the dumpsters but the people that do live next to them must be miserable. Management changes every few months, records and lease terms are “lost”. The staff can be rude. Pro’s: Conveniently, the areas around the management, the pool, the lake, gym, yoga room, the docks, playground, are the nicest and most well kept parts. Maintenance team from previous management was friendly and mostly punctual. For emergency situations they showed up either that same day or early the next day. Mostly quiet.
We've lived here for over 3 years. What used to be a nice, well kept community, has become a hub for irresponsible pet owners, unkept landscaping, deterioration plumbing issues, and a maintenance team that seems to be unable to control the overflow of trash at the trash compactor. It is common to walk to the compactor and find loads of trash bags blocking the entrance the the compactors, and raccoons feasting on waste. It is out of control! The new company has done improvements by cutting and trimming trees down, but very little to alleviate the problem of overflowing trash, and pet waste all over the property.

The apartments themselves are pretty nice, but the leasing staff has no idea what they're doing. When we tried to give notice 60 days before our lease ended, they told us we couldn't give notice until the date our lease was set to end, meaning we couldn't leave until 60 AFTER our lease end date. So they raised our rent AND tacked on a $150 month-to-month fee. People who don't live in the complex use the pools and the security gates don't actually close, except for the exits. People don't understand how to use the trash compactor so there is usually a lot of trash just sitting around it. The gym is also missing parts of the equipment. One pro is that the complex is usually pretty quiet and the apartments themselves look nice.
Worst apartment living experience we have had. The maintenance department is a joke. We had our ac go out constantly in the middle of hot summers and they would do little things to fix it temporarily. Finally, after a whole year of complaints and right at the end of our lease they decided to replace the outside unit. We also had issues with plumbing where they had a vendor come in and fix the plumbing and never patch the drywall that he cut out. We told them about it for months and nothing was ever done. The waste management is absolutely terrible. If you take your trash to the dumpster in the evening there would be raccoons everywhere and piles of trash. We paid to live inside of a gated complex and for the whole time we lived there the gates never functioned properly. We were told that they were working on it and nothing was ever done. The management of this property is terrible. On top of that we paid our rent on time and never missed a payment and paid pet rent for our dog. At the end of our lease we didn't get our deposit back because of carpet needing to be replaced because of our dog. However, when we got the apartment they told us that all apartments that had dogs get the carpets changed. At our last apartment we lived in for two years we still got our deposit back even though the carpet had to be replaced. Their policy at our last apartment was that carpets always get changed if there are ever pets in them. That is what they use your pet rent for. So at the end of your lease the pet rent was used to go towards replacing carpets. I assumed that Avesta would provide the same customer service to us. And not only to us but to their future tenants moving into an apartment of a previous dog owner. The whole experience with Avesta was terrible. I wouldn't recommend anyone to live there especially with how much money you pay in rent. You don't get what you pay for at all. With the terrible management, terrible customer service, and not getting your deposit back you can find something much nicer.
Be careful where you walk. There is dog poop everywhere. A complex this large that is pet friendly should have poop bags stations throughout the entire complex. But then again, they may never change the trash bags. Like the dog park trash been full all week. The office staff don't leave the office to monitor the common ground area which looks like a dump. Not to mention the infested trash area. On a positive note. The renovated apartments are beautiful. Once you are pass the common area you will feel at home.
These people are always raising your rent for unknown reasons, the trash area is always a disaster and sometimes there isn’t even a trash can to throw your trash into so people just leave it out and there’s just a sea of garbage. You only have an a few hours to get laundry done? Think again!! Washers are always broken. Gates don’t ever work. This place has 4 speed bumps at the enterance like why who needs 4 speedbumps??? One of the pools is never cleaned and is always closed for absolutely no reason. The sinks in the apartments stink 24/7. Mine stunk the first day I moved in and didn’t even use it. You tell them about it and they say “you’ll get used to it” like yeah okay dude. Just don’t move here. It’s not worth it. The ducks that live here could do a better job at maintaining and running this place.

I applied online and am looking to move quickly for a relocation in my job. They make the process sound quick and easy online. I have tried emailing and calling a multitude of numbers. I regret filling out and paying for the application. It feels like a scam with how they refuse to pick up the phone or return any of my messages.

I have only lived here three days this is the most devastating apartment experience I have ever had in my life an apartment filled with roaches people outside smoking weed everywhere drinking beer all on The Landings to only find out from my neighbors about the robberies and the car vandalisms that happened here I can't wait to move out of here
Was here recently and was going to request to review a 3 bedroom apartment . However , "Liz" was very rude and had me waiting in lobby for over 25 mi Utes while she was talking to another team member . The apartments are beautiful and would have loved to see the 3 bedroom but I am displeased with the lack of customer service . I will be contacting the property manager soon.
Very quiet at night, really friendly people, prices are reasonable, very secure and clean, and a great place to raise a family.
The location of my apartment is close to downtown Orlando and airport. It's conveniently close to all the malls. Schools are excellent and near by as well. The real beauty about these apartments are the huge walk in closets and laundry room. These apartments also have beautiful French doors that opens to a lovely balcony.
