I have lived here for 4 years And since the new management company has taken over I have seen a steady decline in upkeep of the property. Currently the grass is up to my knee with no exaggeration. This is not a luxury property yet you're paying luxury rent. If you don't mind yearly rent increases of over three hundred dollars, this is the place for you. Though the management company is Horrible, Both the office staff and the maintenance staff Are absolutely the best.

after moving out and cleaning apartment and paying all rent I had a big problem. Wish I would have taken PICTURES so I could Prove what I did, Anyway--I received a letter from a Collection Agency saying I owed $ 800.00 for one room carpet replacement and shower refinish,. I never received a notice from Ariel Springs it went straight to collection !!! Iam 80 and my hubby 90 and we were only there for 7 months took a shower once a week and cleaned. Never have I not paid a bill.

Would not recommend. Front office staff is very rude. Office never answers their phones and frequently closes the office early. Took my full security deposit to do routine maintenance and threatened to send it to collections if not paid immediately. Over charged me for rent and still awaiting money back.

We have been here for a few years and are happy with the Ariel Springs community. We have not had to call the office for problems often, but when we did, we received a prompt response and efficient service from the office and maintenance staff. I had to stay in Spring Hill for a year due to work, and I'm very happy I did so! It's a nice community with spacious housing. A lot of coworkers stayed in this area and it's for good reason. I enjoyed the staff taking care of certain problems I had during the year effectively and quick.

When I moved in there were cracks in the tiles, water damage under sinks, and broken light fixtures in the kitchen. None of which have been fixed. Instead the tickets are "sometimes misplaced due to us switching to the onljne version". In addition to that there was an employee that let themselves into our padio unannounced because they thought it was appropriate to talk to us about their personal issues. Between the lack courtesy and the constant run around, I am glad to be out of this place. Also, if you ever get a late fee you have to include it in your rent as the company does not permit them to submit a deposit to the bank twice. Which outside of being an odd policy to begin with, is only bettered by the fact that you're only notified of the fee via a price of paper taped to a door that you may or may not use. Again, grateful to finally be rid of this entire experience.
the entire community is Fantastic and peaceful. The only problem we Have, and it's a Big Issue, the A/C in our unit. I have the thermostat set at 75 and it never gets below 78 sometimes 79 during the day. at night no problem but day time we have to leave and go to a friend or relatives house to keep cool. this is not fair, especially that we are paying good rent. other than that the place is great.
I have been complaining about spiders in my apartment for weeks now. This is ridiculous because it is not like a broken closet door that can be tolerated for a short period of time. These are spiders (many tiny spiders) that are making webs on the ceiling; so many little webs that at first I thought it was mold in my apartment. This is happening in the master bedroom directly above my bed. I have never been so disgusted in my entire life!
These apartments are horrible. No one will fix things when you send in work orders. They double charge you on cleaning fees when moving out.... They should you the model which had been updated. But when you get your keys to apartment it’s norhing like the model. Go else where...... don’t be fooled.
Every year, the company and staff care less and less about the residents. I’ve been here for 2.5 years and they raise my rent by $70-120 a month every year, and they give you one week to decide on staying before they raise your rent even more. Maintenance is awful. I’ve lived in FL my whole life and owned two homes and my AC in this apartment has broken 8 times since last summer. They patch it and come back a week later when it breaks again. One time they fixed it, and I woke up the next day to water leaking out of the ceiling in the bathroom. It wreaked for days because the tenant before me smoked in that bathroom so the ceiling drywall smelled like wet cigarettes. My final straw is finding out that the phones for the office haven’t been working properly for the last 6 weeks (according to corporate) and the staff never notified residents and have provided no way of contacting them after hours in an emergency. So when my AC broke after hours, I was stuck with no AC overnight in the middle of FL summer with a small child. I feel awful for anyone who has been locked out or had a flood within the last 6 weeks after hours. Corporate admitted that they have no plan to give residents a way to contact them when the phones are out. They literally don’t care and are more frustrated that they “can’t do business with phones that don’t work” than actually assisting their residents. I get that they are a for-profit company but they don’t hide the fact that they want as much of your money as possible. They upcharge for everything: key to the fitness center will cost you a cleaning fee and a key deposit, key to the basketball court costs money, garage door openers cost like $10 PER MONTH, screened patios cost money, etc. They also keep almost half of your deposit for a cleaning fee for the carpets, which is a joke because I vacuumed up white animal hair for the entire first year I lived here (I have no pets). There are so few choices for apartments in this area so they get away with their insane pricing (they’ll bring you in on a good deal and then shock you with price increases every year) but you’re better off anywhere but here. I am appalled at the way they conduct their business and no one stays here for long because everyone is unhappy and leaves as soon as they can. My entire building is new except for me and two other units in the 2.5 years I’ve been here.
My husband and I have been here for 2 years and we have had no major issues!
My husband and I have been here for 1 year and we love it. The management team is friendly and helpful. Our AC has frozen up once and the maintenance has been swift in coming to fix it. The people here are friendly and are all ages. The most important to me is the community is very safe, in the year we've been here there has been absolutely no crime in the community. The school is next door for families with children. It's just a quiet place to live and we love it. Thanks Hibiscus Springs for an enjoyable experience here.
Horrible place to live. Fitness center is a dump old equipment looks to be thirty years old, lawn and landscape not kept up ,except by office and entrance.No lawn ornaments allowed. Low grade paint ,so your notable to clean it than they charge you foe damages when you move out. Only the basic maintenance done. Cracks in floor and walls,Can't wait for lease to be up, rated a one would not let me put in a zero
I/my family have lived here since 2004. The office staff is/has always been extremely kind, honest and accommodating. The minor suggestions or complaints I have are: 1) The pool as advertised as being heated; it never was & now is no longer advertised as such. 2) Better landscaping was promised from day one; they just started and we are hoping they are serious and will complete the job. 3) More seriously; the paint they use is SOOOO cheap, we are unable to clean our walls w/out the paint coming off to the point where you see dry wall---no exaggeration. At first the staff was amazing, then we had one complaint about us and its been AFWUL ever since. The apartment complex is 95% elderly people, who some are nice and occasionally will speak with you or they are the nastiest most rude people. If you are younger than 40 don't come here they won't like you. I cant wait to get out of this place.
I've only lived here 4 months and have been continually harassed by the maintenance and office staff. While their pet policy accepts dogs of all sizes, they sure don't act like it. I have been accused of not cleaning up after my Great Dane which is completely UNTRUE and are now being threatened that I need to get rid of him and that others are afraid of him...which is the most ludicrous thing I have ever heard. He is the most gentle dog I have. The community is 95% old people...if they are "scared" of my large breed dog they shouldn't have been so eager to take my $250 pet deposit. The maintenance staff has followed me outside of the property to watch me walk my dog! Unless you are 80 and single with 1 small dog...DON'T LIVE HERE!!!
No where for children to play, and if they play in the street they get in trouble. Great place to live if you don't have children.
We were actually looking for an apartment to spend a couple of months of the winter in. This didn't match that as the apartment were unfurnished.
I lived here for 11 years and let me tell you the staff,maintenance and managment is just very good, friendly,prompt and professional. I will not change this place for anything.
I went to go look at the apartments and I fell in love! They are so well kept and the colors all over the property it pops so beautifully! I am going to move in next month I can't wait! The staff is so exceptional very professional so nice!
