My husband and I have been living at this apartment complex for almost 3 years now The property management team is absolutely disgraceful I’ve talked to multiple residences who feel like they’re consistently ignored. Every summer I’ve lived here they’ve done a terrible job keeping the pools clean and just make more excuses every time they asked why the filters not running or why there’s literally trash everywhere. I had to personally bring my own leaf blower to clean the pool, and they pretend that they cleaned it when I’ve literally stared at the same mess for weeks at a time that they ignore To enjoy myself I personally had to clean up trash that was there for three weeks The property manager does not know his staff and they just lied to him about the work they’re doing Not to mention the spiderwebs that are all over our porches that they know we can’t clean ourselves and have no urgency to clean The maintenance guys drive around all day doing nothing because I do their job for them at this point so I know that’s a fact If you’re looking to get out of what you paid for do NOT rent here- they do not care about the quality of their complex
We moved in 1503 Bristol Trace Johns Creek GA 30022 on Oct 1 2020. Our lease was for 1 year. Within 2 months we had to vacate the unit : This unit floods during heavy rains. There are issues in floor. Arium management never fixed the issue before our move in as well as during our stay. They are completely reckless and irresponsible management.

We have moved here recently. Roaches are a big issue here, pest control does not help much. Lately we have had snakes found in two ground floor apartments. The management SERIOUSLY needs to do something. For these reasons, the tot land (situated amidst a jungle )is deserted, too many mosquitoes and insects!!!! Speaks a lot about maintainence here!!! Bad choice on my part!
Horrible leasing office. Apartments are run down and old. Completely overpriced for what you get. They don't take care of any sort of maintenance when submitted. They say they want the community to be clean and all this and that but they don't even keep the grounds clean themselves. Stairs have trash on them and spider webs/bugs everywhere. Half-assed renovations. I do not recommend this apartment at all!!!
I would not recommend this complex to my worst enemy. There are nothing buy issues (pipes, bugs, AC, etc) and the management is horrible (especially Erin). I strongly advice you to look elsewhere!
The staff is wonderful and very helpful. Whenever ive had issues they are very responsive and fix it immediately. Ask for Julian the plumber he helps with everything for your apt.
Arium Johns Creek has been an amazing experience. I have lived here for almost 3 years now. The staff is very helpful, they are always willing to help when needed. The manager is always there when needed and has an awesome attitude towards the residents. The maintenance staff is always polite and is always ready to help when there is a work order that needs attention. I love the nature trails and how it is easy access to the movies and a shopping center right across the street. I would recommend this place to anyone looking for an apt. Thank you Arium staff for all your hard work.
They rip off high rent by window-dressing update. The building is so flimsy, really a jerry building. When you rent a room at ground level or first level, a/c fans or units are so noisy, damp and dark!! Check it out! Of course you have to turn on a/c or heater all the time but don’t be scared sudden dust-paint attacks from old popcorn ceiling.
the apartments are very old and for what you pay monthly I shouldn't have my power go out every time it rains or have to deal with cockroaches. the staff is okay cant complain about them only because we have a new staff team every other month is seems like, this complex is always being rebought by new owners but nothing is changing.. except the tennis courts. I would much rather see change in the overall interior than the tennis courts in my opinion.
It's a pretty good apartment complex, peaceful, and the office ppl are very nice.
Previously under Chelsea ridge management maintenance was reasonable. Now under Arium maintenance is bad. security in this apartments is good. Good neighborhood with good schools.

We enjoy living in Arium Johns Creek Apartments. We're also glad they just got new owners/management because it was in a state of much needed renovation. This will probably be a 5 star property after the renovations, which we're hoping include in-unit renovations. For the money, we enjoy the amenities (2 pools, tennis courts, play ground, volleyball court) and the location. Wish they had more than just one internet provider though...
My husband and I have been here for a little over a month. While we absolutely love our apartment, we are very unhappy with the new management company, Carroll Management Group. We found out on our move-in day that the apartment complex was about to be taken over by this new management company. When we did the walk-through with our leasing agent (on move-in day), we found that there were several things that maintenance needed to take care of, including a leaking sink, a rolling refrigerator, and two non-functioning stove burners. All the issues were written up by our agent, who then created a work order for maintenance. OVER A MONTH LATER, WE ARE STILL WAITING FOR THESE ISSUES TO BE FIXED!!!! We have called the leasing office numerous times, and when they do answer, they give us the runaround. They tell us that maintenance will be out by the end of the day, by the end of the week, etc. - and we are still waiting. I went to the leasing office today, in person, to talk to someone face-to-face about this, and when she pulled up our apartment in the system, she said that she saw no work order, no maintenance issues - nothing. Um... What?!? She had to ask me what was wrong with the apartment so that she could input it in the system. No one has apologized to us or anything, and it feels like they don't care about us. We are totally off their radar. I mean, I understand that they are all busy (did I mention that they only have 4 maintenance workers for over 200 apartments?), but we are new tenants. I would think that they would care about new tenants and want to have their maintenance issues resolved as quickly as possible. I understand that our maintenance issues aren't "urgent" (as they said - meaning the apartment has no a/c and/or a major leak), but our quality of apartment life has been affected by this. We are not happy with the new management company. If you move in here, make sure there's nothing wrong with your apartment first. You'll be waiting weeks, if not months, to get anything fixed.
My family lived here for about a year. During that time, we experienced a number of significant problems. This included within our apartment alone - very poor insulation on the windows, roach infestations, and repeatedly clogged toilets. Within the complex, other problems emerged - frozen pipes (no water for a day), the front gate was regularly out of service, the 'first class gym' had old, worn down equipment, and our children got sick from playing on the shared playground. Seriously. While a few people in the leasing office tried to help out, their ability to do so seemed to be limited, and we found our overall experience living here to be quite negative.
Waste of time dealing with the Chelsea Ridge leasing agents. I had arranged to lease a one-bedroom apartment two separate times, both times I was told by the agents that the apartment would be ready by X date. Both times I followed up on the provided date and was informed the apartments were available early, already leased, but I was not contacted because my information was misplaced... Save yourself the hassle of dealing with unprofessional leasing agents and look elsewhere.
