They have taken my window unit out of my apartment several times and I have had to go back and get it myself, they have tried to get into my apartment thinking i’m not there but I stopped them. They lost my check and then found it days later and required ME to pay the late fee still even though they were the incompetent ones that lost it! I would give it zero stars but that is sadly not an option .
Our apartment is completely new with coastal colors, stainless steel appliances, washer and dryer and lots of light. The pool and fitness center are also bew and all the residents and staff are so nice. We are 5 minutes away from restaurants, shopping and 30 mins to Folly Island. We love it!!
My mom has been living here for years I’m now looking for her another place to stay I’d upload pictures if I can . They fix nothing at all they will sometimes send someone to check and tell you they will be back but never return. I know this for a fact . The floors are coming in in almost every room the door now has an issue locking which she has called three times and no one has come yet. They fix nothing use your money some place else but it’s funny how she has been putting in request to fix things for weeks months yet today someone walk over to place a note on the door about the rent. They care nothing about nothing but the money period...let’s note that my mom is 73 years old stay away from this place I will be finding her another place ASAP

We moved into our apartment last April and have now been here for almost a year. We really like our apartment, the layout is great if you have an overnight guest, the porch is wonderful if you have a dog and the dog park is the best around here. We enjoy the pool and walking throughout the property. The last Property Manager was fantastic, she listened and took action. Since she left about 4 weeks ago, the property is full of trash, the dog stations are overflowing with no dog waste bags, the landscapers have not cut the grass in front of our apartment for at least 2 weeks and all of the bushes need a good trim. I think the new Property Manager just needs to get up to speed and hopefully the negatives will be worked out soon.

Our ceiling is falling in and we’ve had work orders in for 6 months. Not even a single call back. There is glass in the grass everywhere, they never pick up the parking lots. There are never any parking spots free and we end up having to park almost a block away from our apartment. We were suckered into leasing for 13 months to reduce rent rates. We were told it was a safe community, my husband and I have had our cars broken into 5 separate times. There are people constantly speeding in the parking lots. The pool and community amenities are disgusting. Never sanitized or tidied up. Signing the lease here was the WORST mistake I’ve ever made. Cannot wait to move out come April 2021

The management is really awful here. They don’t take problems seriously, they laugh at you on the phone when you ask serious questions. There’s mold in our ceiling. They made us move out of our apartment on Monday, to start construction on our chimney on Tuesday, it is now Thursday afternoon and no work has been done and they cannot give us an answer on when this work will start. They are disrespectful and do not care about their residents. When we moved in we were told there was a washer and dryer in there but it took them a month and a half to get them. We pay more per month just to have that amenity. They rely too much on unreliable third party contractors. We would not recommend anyone to move here until the management changes.

The complex changed hands several months ago. It’s now “a Carroll company”. We thought this transition would be good but it’s been a nightmare. They seem to have let go of all the high quality maintenance people and hired people with little to no experience. The complex also now has about 1/4 of maintenance staff it needs. Garbage piles up for WEEKS in front of the garbage cans and dumpster. Trash litters the grounds, which are now completely negelected. It’s a little embarrassing to live here now because of how the place looks. Maintenance requests go unheard for weeks. The only way things get done is if residents get upset with the staff. One of our requests, when finally looked at, was said to “be fine” and “had no issues”. Essentially saying we were wrong and that the appliance was not broken. A week later it completely broke. It took another 3 weeks for the appliance to be replaced. I’ve attempted to reach out to the parent company and have received no response. I’ve talked with many other residents and they feels extremely disgruntled.
his company just bought out and took over from JFK properties my former Apt. Complex, Coopers Pointe, and is Now known as Arium. We first were notified of the buy out and take over via Letter left on the door and told that they WELCOMED us and there would be a meeting to Welcome Residents, field and answer any questions we may have. And discuss any issues for residents. It has been over a month and No meeting has been announced or held. When we stopped by office to inquire about the Welcome Meeting, the Property Manager , nor the on site manager or assistant knew of the meeting and stated they were unaware, but the letter was generated by the property manager??? Also, most recent, they (Carroll Orginization) and ARIUM quit using our previous on-line and app service called "Resident Portal" (Which worked fine) and began to use a new App and service called RENT Cafe' on Very Short notice. This was announced to some Residents and Renters via email/phone message, but others got no letter or notification. I stopped by the office Again, today to find out why I could register or log on to this new Rent Cafe App in order to pay for my Rent on time (as I always do). Come to find out through the office, that my and others residents emails and phone numbers were deleted in the process and this could not register or set up an account needed to Pay Rent, enter Maintenance Requests and Most Importantly receive communications and notifications from the property manager, property, or Carroll Org. If needed or sent. This caused mass confusion, inadequate information, lack of no communication, wasted time of the me other residents, wasted time of the property/office workers, was very inefficient and still has not been fixed. When helped today, I also learned that there is a Code needed to set up and register our accounts, But this was never sent to me and some other residents via letter, email or call... Again, due to company losing/deleting our contact information and not taking the time to at least put a letter on our door to inform. This transitional process has been Unwelcoming. Made a Bad First impression on me and others, Unprofessional, and was total lack of Prior Poper Planning and execution, causing delays, wasted time and unecessary trips to the office and communications. I hope things Improve, a meeting held, and communications get much better and that this Company. To be continued with a later review for an update on where things stand and rank....
My grandmother lives here and unfortunately after moving in we have been very unpleased with the service. I’m not going to explain all of the maintance requests we have put in but they are normal requests. Example: We still have black water that backs up into our bathroom sink on a daily basis, it’s pretty gross. We couldn’t use the shower in that same room for atleast a month because the knob didn’t work. Rips in the screen that still haven’t been replaced. I talking about normal small things. Dish washer that is not plumbed correctly which allows sink water to back up into the dish washer...really easy fixes. Air condition that regularly goes out during summer. Unfortunately to save money, I guess, they have one maintance guy covering this complex and the sister complex next door. So nothing against him there is just not enough man power to handle these simple requests. Lovely grounds though, love the mature trees and brick buildings and garden areas. Really could be a nice place if the owners had the capital to invest properly in personnel, maintance, and upgrades.
Apartment has been flooded twice due to failing plumbing. No carpet replacement just a minimum carpet cleaning and putting in fans. Last time apartment smelt musty for weeks. Ancient air conditioner barely works resulting in very high electric bills. They claim they do regular spraying for bugs, haven't seen an exterminator in 6 months at least. Ceiling gets wet and paint falls constantly. Despite numerous requests for maintenance they do the minimum and never actually fix the issues. Excuses such as waiting for parts, waiting for approval from owner who is out of the country, waiting for budget approval are common. Their emergency maintenance phone number doesn't work. Excuse blaming it on AT&T. Rent here at your own risk.

As we have spoken to you before, we are doing all that we can and the contractor is making the repairs as fast as possible. As for bugs, we assure you that pest control is onsite weekly and we can treat your apartment individually upon request. Thank you.
I signed a 3-month lease at Cooper’s Pointe in April 2015. When I moved in, the bathtub drain was so clogged I was in ankle-deep water by the end of my shower. It was a week later with frequent phone calls before it was fixed. The ice maker did not work, and it required multiple maintenance requests and a month to fix. I had to extend the lease shortly after I moved in. The manager advised me to amend the lease end date, not sign a new lease. Over the summer, I made two more changes to my lease end date. Because of my original conversation with the PM, I assumed the staff updated the lease the same way. I scheduled a move-out inspection at the end of October with the manager. She said that the unit was immaculate and that I'd receive a final utility bill for October to close out the account. Almost a month later, I received an invoice that listed several fees like courtyard view and first floor that I never paid before. The total bill was $450 , which depleted my deposit and left a balance of more than $200. I tried multiple times to reach the apartment regarding these charges without success. The next week, I got a notice from a collections agency, only 5 business days after the original invoice. Again, I tried to reach the apartment for a week to get an explanation. I finally reached the manager on 12/11, who said the fees were accurate, because somehow the lease end date was never updated even after I spoke to the apartment staff in person at least three times on the matter. I had no choice but to pay the bill—including interest that had accrued in the two weeks since the collections agency received the account—to avoid a negative mark on my credit report. I highly recommend anyone considering leasing an apartment from this management company reconsider. If you do sign a lease, get EVERY transaction verified in writing, from simple maintenance requests to move-out fees.
Cooper's Pointe offers quite a lot for an apartment complex in a military town. They have a swimming pool, a small gym, tennis courts, and an area for grilling (grill included!) They are pet friendly, which is always a plus in my book, and their two bedroom apartments are pretty awesome. The apartments themselves have washer/dryer connections, so you have the option of renting/buying or using the communal laundry. The only drawback is that the pool and gym is not 24 hours. My husband and I have fluctuating sleep schedules, so having hours on the fitness facilities is an inconvenience. Overall, Cooper's Pointe is a wonderful place to live, and I don't think we would have found a better complex for the price.
