Where do I begin? It's a college campus here. People blast their pool music as though they own the place all hours of the day/night. Need to get work done or relax on the weekend? Nobody know what reasonable volumes are. It WILL sound like a nightclub you can't escape in your own home. Nobody cares to address this. You're lucky to get someone on the phone to help. Most bldgs wreak of pot. Cops are here on site almost nightly dealing with noise issues or domestic disputes, nobody picks up after their dogs, parking here is a nightmare... I could go on and on. Don't be fooled by a pretty facade. Consider this a warning. Also, be prepared for a 10% rental increase yearly now. (This equates to hundreds more a month)

It’s too many issues developing day by day. Two nights ago i was driving home late from work. It’s a gated community you would’ve thought the gates would stay closed. There were two men standing at the gate it was wide open. I don’t know what or who they were never seen them over here before. I drove up fast over the speed bump and stayed in my car until it was clear to walk to my apartment, this is crazy there’s absolutely no security, now don't get me wrong this is an apartment complex so it’s rented to anyone but omg some new neighbors across the street from me in building 3 are the loudest I’ve ever heard since i moved here . The couple curse morning and nights , expletives back to back, loud with the patio doors open, it’s disgusting .kids screaming and jumping, no home training . It’s so awful. I feel for the neighbors who are beside or even below them. No respect whatsoever for other residents. Everyday this place gets worse and worse .i walked my dog today and it was so loud up there like hooligans on a Sunday. As an senior who soon retire. This community is not for me anymore . I’m only staying because my grandkids go to college nearby once they graduate that’s it’s, me and my family moving out of here.

Do not move in. The leasing staff is constantly changing, including the property manager. This community does not care about any of its residents or their safety. All they care about is the money coming in. Parking is a disaster any time after 5 PM and the community is not well lit at night. The gates are constantly left open, allowing anyone to enter. Maintenance does not fix anything-- they will mark your work orders as completed without even calling you or entering your apt. In all 3 years of living at Arium, there's never been a sprinkler turned on so all of the grass and landscaping are dead. The dog park is a pile of dirt because the grass doesn't grow. Every garage is covered in mold spurs but those garages are also directly under your apartment, so what do you think is in your apartment? Hallways are lined with duck poop and trash drippings. Trash piles up throughout the community. They don't enforce walking dogs on leashes, so be careful because dogs will run up to you randomly. Even after notifying the office of the problems, they never put any effort in to rectifying. If it wasn't for COVID, I never would have stayed here as long as I did.

unfortunately living in Arium Sunrise is a very bad experience! it is not luxury it is a trash !!! the location is good but the property is not good, management and maintenance are very inefficient! cero customer service! horrible place to live!

The issue is a simple one: by the time I get home from work, there isn’t one parking spot that’s open for me to park. If I park anywhere outside a spot, they themselves will call the tow truck, let them into this “gated” community. Worst part, they will not even give you a courtesy call before or after the fact. No warning, no call to tell you your car got towed… nothing. Btw the gate is always open and there is tons of broken glass and dog poop everywhere. But that’s besides the point. Don’t expect them to be decent people towards you. $200+ every time your car is towed… and they won’t even offer a solution for WHERE you should park. Good luck.

AC is not working since we moved in. The maintenance people are not professional at all. They came to fix the AC every week because they never fixed it!!! They don’t know what they are doing. Our electric bill is more than $200 because of the broken AC. Also bunch of cockroaches and spiders are everywhere inside and out! The appointment is very old covered with mold and they are going to say it’s not mold. Stay away from this place and people!!!

This is by far the worst PLACE TO LIVE, online pics are pretty but you will be sorry .. NO PARKING, they trick u saying it’s unlimited. Towing company boot ppl cars so often. Apartment full of pest . I was sleeping and a roach ran right over me and my guest . Most embarrassing moment ever . I can’t wait for my lease to be up to move… the office workers don’t care about tenants. They give the idc attitude n pay no attention to complaints. On god i wish i didn’t move here. They charging arm and leg for garbage service and nasty apartments. I wouldn’t recommend . I hate this place!!!
I have now been living here for over two months now and can say with everything in me DO NOT MOVE HERE! Don’t make the same mistake I did and overlook the reviews. You’re reading them for a reason. The management has no idea what is even going on. They are contracted with a terrible internet/cable provider Broadstar which your service will never be working and you’re paying $100/month for it. And the best part is, it’s the only provider you’re able to get because they have a contract with them. I cannot stress how ridiculous parking is and as a paying resident you have to park a mile from your unit smh. Katherine, the office manager will tell you she doesn’t know when, where or how things are getting done and literally never gives a direct answer to any questions. A new resident posting saying the workout room is newly update! Ha! That’s a lie, it’s not even open. The gym has been closed for over 6 months and the manager has no idea when it’ll be open. They clearly do not care about residents’ concerns and turn a blind eye. Trust me, you can find something better!
I just moved in a few days ago and I absolutely love it! Manny is the best! He helped me through the process of becoming a new resident here. He is SUPER hardworking, knowledgeable, nice, honest, and energetic. The place is great! Very clean. Appliances are up to date. 5 stars all the way!!
The front office has made this living experience a nightmare. No one seems to take their job seriously and they also make it seem like they hate their job. On top of all of that, I’ve had my water shut of three times randomly in the middle of the afternoon without notice due to “maintenance“. We are force to have a terrible internet company named “broadstar” because the company has a contract with them. Our internet goes out AT LEAST twice a week without any ETA of completion. Ive practically had to beg “management” to get us a new A/C unit (which we still haven’t gotten) because this current unit has given us problems since day one. To end this review I’d like to add that the parking situation is the last thing you’re going to want to deal with. There has been nights where I’ve had to park at the front of the neighborhood and walk all the way to the back where my apartment is located due to parking being so horrid. The residential gates are always broken.. just please.. for you own sanity... don’t live here. If I could give it less than one star, I would without hesitation.
3 minutes ago We moved in November this year from Arkansas. My family was so excited for this to be a new chapter for us. We viewed the pictures online and Arium seemed like a dream come true. We noticed after moving how the front area near the office looks way nicer....maybe so possible residents will think that they take care of the place. My building area however stays filthy and poorly lit. There is not enough parking for everyone here. Office crew does not take any concerns or requests seriously, they just blow you off. I have found 2 dirty syringes near my building, there is dog poo on the stairwell... They say that they have grills to allow residents to enjoy grilling out ( not allowed to grill next to buildings with your own grill) but they never refill the propane. If they did not want to bother with it, perhaps maybe install charcoal grills where residents can supply their own way of cooking. My dishwasher has been broken going on two weeks, it is like pulling teeth to get anyone to fix it. They come and say that they will be back and will not show up until I call a dozen times...then they do nothing to fix the problem again. I did not have any water yesterday in my kitchen, maintenance said they would be at my apartment the next day at 9am...they never showed up and never called. My fiance went to the office to see what was going on and all they would do was give excuses. Finally, someone came and I have water in my kitchen, but it is almost just a constant drip. Do not rent from Arium. Luxury Apartments....please....over priced slums is more like it.
These grounds and the apartments are absolutely beautiful. But what really makes it special is the help in the leasing office. Thank you, Alejandra and Frederic for your passion and excellence at what you do!

I love this community because it offers tranquility, access to all near by shops, close to the highways, the best and cheapest prices around the area, the staff is great and very attentive. Not to mention Abigail is the best of the best.
Abigail is the person we deal with and she has the worst attitude for someone in this line of work. The property feels safe which is why I leave it at a 3. The management company doesn't have the leaves removed, I have watched rodents and insects run in the leaves frequently. Secondly, the management company lets people bring their dogs and cook at the pools. Great except people don't clean up after themselves or their pets. Lastly, there is no parking at night.
I enjoyed the palms overall but some things were just deal breakers. The fact that broadstar is the only cable/internet provider is horrible. That company is an overpriced mess with absolutely horrible services. I would recommend not moving here just because of that. Maintenance is slow and never comes so have to follow up to get someone to actually show up. Staff is nice and helpful. The prices of the units are completely overpriced for what you’re getting. The units are nice and the complex overall is nice, just not worth the price.
Now that I have notified my intent to leave, I have decided to write about my experiences. When I first looked at this place, it was reviewed in the Mid 4 stars. Now it is closer to 3 stars and my experience would give it a 1 or a 2. Management doesn't care about you because they don't know what they are doing. Maybe the sales people care, but that is about it. They never had a plan for talking to tenants about what to do for Hurricane Irma. After Hurricane Irma they put up a flyer saying to hold onto your hurricane shutters and they would let you know what to do with them. 3 months later, I am still waiting. There are still stumps every where on the property and some broken lamps. When they close a pool for renovation, they say it will be for a week, but it is a month or more. Really I am still waiting for the main pool to be reopened And the notice they post say the second pool will be open from "Dusk - Dawn". I guess they want it open for Vampires. Parking after 9 PM doesn't exist. You are forced to park in fire lanes and on grass because there isn't enough space. And then they put up notices saying you can't park there. For what I am paying a month, I expected a much better than I am getting. When I moved in there was mold, water pressure issues, and electrical issues. There are still water pressure issues and electrical issues. Most outlets won't hold a plug in. One bedroom has all the outlets connected to the light switch, so if you turn off the light, you turn off power to everything else as well. There is areas that weren't primed or painted. The maintenance guys spent half a day here after I moved in fixed all the issues they could and are probably the only good people here. And even then, their are issues they couldn't fix.
FORCED to switch to Broadstar and now looking for a new apartment. If your only option is Broadstar, move elsewhere. They forced me to switch this past Saturday only to have constant and prolonged downtime of internet and the channels ARE NOT HD. I don't care what they say or what BS that try to pass to you but it IS NOT HD. And IT IS NOT CABLE... as they advertise. Broadstar is merely a distributing agent for Dish Network. Their boxes, interface, guides, everything says Dish Network. AND a tech confirmed and you can google it too, that Broadstar is NOT CABLE. IT IS SATELLITE brought into your apartment via fiber optic but it is in fact satellite... sucky, unreliable, low quality satellite. A class action lawsuit is being filed by members of our apartment community for violating FCC rules. The Worthing Companies simply don't care about compromising quality for some pocket incentives. Apartments are nice. Staff is always super friendly but the mere fact that we are FORCED to use Broadstar is enough reason to NOT LIVE HERE. Absolute garbage tv & internet. I don't know why The Palms doesn't care. They have a very, very, very long history of absolute horrible experiences using this "cable" provider. Broadstar lost their exclusive rights August of 2016 after so many local, state and federal complaints were filed but The Worthing Companies decided putting extra money in their pocket is worth more than keeping, high-paying residents happy. Again, nothing against the apartments (I love my unit) and nothing against staff who have ALWAYS been nothing but kind to me. But this Broadstar nonsense is ridiculous and your company should be ashamed for reintroducing this shitty company back on site.
I have been shopping for apartments for almost 2 months now and have seen over 15 apartment complexes for a 1 and 2 bedroom. Fortunately, this was the first community I saw because it gave me the opportunity to compare it to the others. The palms had literally the best 1 bedroom layout out of all the communities. I am extremely picky person & for me, the kitchen sets the tone for the apartment. Half the places I went to had old style kitchens and appliances. Granite counters was an important requirement was me. Not many had the same counters as this place. Also, I really appreciated the fact that they had carpet in most of the apartment. I don't like wood or tile. And unlike most places, for the price the palms is charging, the other places didn't even have a dining room. The palms had one of the biggest living areas around. I chose this place because of its location to my work near corporate lakes and because it is close to sawgrass and other important stores for me. The office staff was amazing. Some communities didn't even treat me with respect the days I was dressed down because they didn't take me seriously, but every time I went to the office at palms the staff there have been really supportive. Even with bad credit they still did everything they can to help me get approved. The manager Carmen introduced herself, but Jessica was the one I worked directly with. They never harassed me like the other communities. I started to give fake phone numbers just so I won't be bothered by others. I am grateful for finding this place.
I love my apartment! It is amazing and there is nothing to complain about at all. I would love to have rent paid for life since I am a recent graduate and I will have lots of student debt to pay. If I won this I would be forever in your debt
The Palms at Sawgrass Mills Apartments, right next to the well known Sawgrass Mills Mall. These apartments come with everything! All the kitchen essentials and more, and in style. Also a nice laundry room. The bedrooms are so spacious you can fit a Queen or a King bed and still add plenty of furniture to your room. The master bedroom has a walk in closet and another big closet, the bathroom has bath tub with jets. Right now I have a three bedroom apartment and two of the rooms have two closets! Excellent beautiful apartments and so very spacious. Easy to maintain clean and maintenance is here in minutes . I also have a Garage and storage room. The staff is great, available and friendly. Everyone in the complex are nice, pet friendly area with a park and a basketball court, tennis court. A huge pool , plus a small pool with a kids playground. Now, the best part is, the location and the view!
I lived at the Palms @Sawgrass Mill Apartment , it's a beautiful and safe place to live. It's very closed to sawgrass mill, convenient enough with great restaurants and clothing store. I will like to live here for ever, if I could get my rent pay forever
This place is in a nice area close to a shopping center and the mall, but overly priced for a two bedroom apartment. Other than that the condominium is great, has a pool and tennis courts.
no parking spots passt 5pm and you will get tickets and stickers on your window With fines as well, front and back gate often Break down, trash is everywhere by the gate near the circle and sketchy people hang out by the parking lot around 9pm-5am, truly not a complainer and this is my first bad review ever ( the property manager let me down with the way he handled my situation ) I hope it was helpful information
