Property Ratings at ARIUM Trailwood
This property and its management has been horrendous since day one. We picked a unit to move into 2 weeks before moving in they tell us that that one is not available and gave us another option which we had to take we had no choice at 2 weeks to move in. The front door looks like it's been shot up, the HVAC system is so loud you can't hear the TV. The building had a squirrel infestation it took them 9 months to fix. There are 2 pools neither of which ever open or don't open for long. Bugs are horrible, and we've had maintenance issues that never get corrected. Pay a bit more money and go somewhere decent.
The grounds are nice with a dog park and playground plus tennis court and 2 pools. The walking trail is great. I enjoy the screened in porch and wood burning fireplace. The property is older and established. Maintenance issues are quickly completed. We moved in at the beginning of the COVID19 Pandemic and were so happy with the way the move-in was handled and condition of the apartment.
This property is poorly managed and needs an entirely new staff. The duration of our lease here (14 Months) has been nothing short of toxic hazards since our move-in last March. We have had issues with excessive trash, clogged sinks, non-working dishwasher, rodents, snakes, ceiling leaks, range fires, car break-ends, pothole tire damage, no amenities usage. Upon our move-in, all the sinks were clogged, toilets are overfilled with water, and the dishwasher not working. Maintenance was not allowed to enter due to COVID, so we were stuck with these issues for months because we had more than one bathroom. We also noticed an abundance of wasps and checked the backside of our patio. We then notice the rundown condition of the back of the building with exposed wiring, large wasp hives, and no upkeep of the backside of the building. Due to the lack of maintenance, a variety of insects were able to access the property very easily. The direction came from the governor that pools could start opening with restrictions in the latter part of the summer. After weeks of promises no amenities, we paid forever opened. Please be aware of frivolous charges as well. My debit card number on my account portal changed. The system would not allow me to put in another debit card number, so I put it under credit. I was charged well over $90.00 in fees, due to the system error. When I contacted the office, they were rude and showed no empathy. I was also charged $14.50 a month after submitting proof of insurance twice. I feel it was in retaliation for giving a 1-star rating earlier and submitting my letter to vacate. The office will not send reminders about vacating. Please do not fall into the trap of paying astronomical fees for submitting a letter to vacate in time. I have paid my rent on time every month during a pandemic! This complex did not hold up their end of the bargain even though I did everything in my power to ensure my part was taken care of. Management is rude, unempathetic, and lacks management skills. All our neighbor has been super nice and quiet. The only issues are all management-related. Also, your apartment will not be professionally cleaned and sanitized. They leave it up to the tenants before to have the apartment "move-in ready". Even with COVID. This accounts for 70% of our problem. If the apartment would have been properly clean by professionals, then a lot of the hazards could have been solved.
I have moved into the apartment for two months, the area is good, the neighborhood is good, but the maintenance and the staff (especially the lady whose office is located the innermost room) is terrible. If you want to experience 1.5-2.5 weeks waiting for every maintenance (Ex: food disposal, outlets, metal come from the carpet, damaged cabinet, a hole in the restroom which cause lots of spiders, etc) and some of them are still not get repaired, please come to ARIUM Trailwood. If you want to experience a passive, terrible attitude of the staff in the leasing office, please come to ARIUM Trailwood (two other people here is nice except one, I think she probably is the manager). Every time you have issue and problem, she would just send you to other people, thought that was your own problem, never try to face the problem and fix it.
I lived in this place for one year from August 2016 to 2017. It was good, well kept place, maintenance was good. Now I'm back (since December 2018), but the maintenance is not anymore good. The trash in the grilling place during the weekend stays for two or more days there. Sometimes if you want to use the grill, you have to clean everything before it. The complex has two swimming pools, but only one works. Also, the swimming pool (the one that works) is very dirty and restrooms are horrible, without any maintenance. I'm just waiting for my lease to finish and get out of this place.
Woodland Court's best aspects are it's price and location. I have had continual issues with my apartment ranging from the window not locking, door in my apartment not latching, etc. The biggest issue though is the water spots on the ceiling. I have had water spots on my ceiling since a few months after I moved in. They have been "Fixed" about 8 times now to no avail. My ceiling is routinely wet when it rains and after every time the roof is patched water spots appear in new places. Undoubtedly the insulation is shot as a result of the continual moisture above the bedroom as it is always hot or cold depending on what the weather is like outside. I would not be surprised if there was mold in the attic/ceiling area. Overall I would NOT suggest living here, the price seems attractive but you get what you pay for. TLDR; Please keep looking elsewhere to a location that actually maintains their residences.
Well my apartment home is living in a home of my own. The grounds are well kept. W e are very close to all hospitals and we have a mall 5 minutes from home. We have 2 pools 2 gyms, tennis court, basket ball court, The staff are very friendly and helpful. We have areas where we can have a bar B.Q. with grills and tables with seating. It's so quiet and private and neighbors are most friendly. So I'm 72 years of age and I love it here.
