Every day in Downtown Gainesville is a party -- partly because of the great weather and fantastic pubs -- but also because it is next to the University of Florida. The downtown area invites residents and visitors to get out and walk or bike, with wide sidewalks, dedicated bike lanes, and even "fun bikes" -- bikes that seat 17 people around a bar, so it looks more like a party bus with a lot of pedals. Downtown Gainesville hosts a variety of walking tours, pub crawls, and restaurant tours.
Of course, every party needs music, and Downtown Gainesville offers plenty of that, as well. A variety of nightclubs include outdoor stages for local bands, and Bo Diddly Plaza offers everything from blue grass to jazz to R&B. Watch a show at the legendary Hippodrome Theatre or see a concert at the Florida Theatre. Downtown Gainesville hosts a variety of festivals and events, from the farmer's market held in Bo Diddly Plaza to the Downtown Festival & Art Show.

Property Ratings at Arlington Square
This review is in response to Arlington Square changing their parking policies to include charging $25/vehicle per resident effective August 1st. We have lived here since February 2021 and occasionally had issues with not having enough parking at peak times, especially when maintenance had multiple storage pods in the parking lot and for a while there were additional temporary dumpsters that were askew taking up space. I couldn't complain too much especially since parking was free in a good location. Now, midway through our lease term we have $600 added to what we will pay to live here without any additional value. For an entire year that's an additional $1200, which is just a few hundred dollars shy of an extra month of rent. I imagine in February our rent will increase again so we are paying more and more for the exact same amenities we had moving in. The same day these changes were announced the apartment cleared out various couches, furniture etc that were blocking parking space for a solid two weeks, and debris from a dead tree that fell into a spot a couple of weeks ago. They also have a storage shed that blocks roughly four parking spots just because of how it is placed, maybe 1-2 extra spots could be freed up just by changing where the shed sits. That's one possible solution to free up parking space without burdening residents with additional costs. Same for clearing out trash and debris that sat for weeks. We don't really have any option but to pay for what used to be free. What else do you do with a vehicle you need to use daily? This seems like an easy way for Collier to increase revenues and show profit without investing in any improvements for the residents. It's also more palatable as prospective residents do not see those additional charges listed in rent. I urge Collier and Arlington Square to stop levying additional fees and charges unless they actually can justify they are providing real, tangible improvements to our living conditions. This is a hollow stunt to make more money and say they "improved parking."
Since moving in, I've watched 2 staff members of a total of 5 leave, and they aren't very good at what they do. Also the apartments were damaged and dirty on move in.

I’m in my 2nd year living at Arlington Square. I feel like this complex fully meets the Gainesville motto of “Where Nature Meets Culture.” Steps away from delicious downtown restaurants and also from Depot Park and Sweetwater Park! We love the location and the friendly staff. Management is quick to help when we need something fixed and Nettie is awesome!
The management is great. I can’t thank Amyee and Nettie enough. They both have been there for us since moving into the complex. They are there to answer any questions. Every time I am in the office they are tentative and smiling. The location is awesome and they truly are the best property in Gainesville. You can’t match their quality customer service. We love you guys and your residents thank you. We truly don’t plan on moving because their customer service can’t be matched.
I live in the purple buildings, the Wisteria downs phase. These apartments are quiet, cozy, and feel like a little hideaway right in the heart of downtown. Some rooms in the other phases have wooden laminate flooring which looks beautiful, but we don't have that in the purple buildings. It would be nice to see that in these units, but it's not as if the floors or carpets aren't clean because they were spotless when we moved in. My neighbors are quiet and FRIENDLY. My next door neighbor now comes over for game nights. The management is impressive. Everything has always been taken care of right away and they're always working to improve the quality of the complexes. Overall this place is great, and I love living here.

For some reason, every time that I have called the leasing office or stopped in to see a manager both the property manager and the assistant manager are on lunch. I thought the whole point of have an assistant manager was to be able to be available when the manager isn't... There was one day when they were "on lunch" for over 2 hours! As a student I can only stop in or make contact certain times of the day and I don't like corresponding through email when I should be able to speak with someone. That's the least they could do with the high rent that is charged. I really hope that this isn't the standard for Collier properties but, this has been the case since since I moved here in August and I see no end in sight. At this time I have no plans to renew. If you want pricey and outdated apartments in downtown with a management team that pulls longer disappearing acts than Houdini, Arlington Square is the place for you.

I absolutely LOVE living here! The apartment is beautiful (unfurnished) but that gives you room to customize the look you want which I love. I bought my furniture from IKEA so it was fairly cheap. The leasing facile staff is amazing—super nice, caring, and really want to help you in the best way they can. I have never been less than happy with this apartment and with the leasing office staff here and have already resigned for next year. If you have a scooter, getting to and from campus is incredibly easy and the bus routes here are great as well. You're right in the heart of downtown which is a great location with lots of stuff to do around you.

For starters, this complex is owned by a large company that rents practically half of Gainesville. I lived first in one of their apartments literally accross the street from where I live now. Despite being there for 3 years and paying my rent on time, they did a credit check and said that I had to pay two months upfront as a security deposit (opposite of what one of their agents had previously told me when I decided to move to a different one of their properties) despite my history with them. They will also "sell out" your apartment from underneath you if you don't resign your lease 4-6 months before it's up. And despite being right downtown (great since I used to work downtown) it's also right next to where many of the homeless camp out and sometimes not safe to walk home if it's late. And despite the really high rent the walls are really thin. My neighbor can hear me snoring or being intimate. Many of the included appliances had to be fixed or replaced multiple times (disposal, dishwasher, even the fridge). And if you forget what your rent is by even a dollar (wrote a check for $785 instead of $786, yes, it happened to me) they will put a notice on your door (sans phonecall) and threaten you with eviction. Long story short: it's not worth the rent
