Property Ratings at Arlo
I’ve lived here since November 2018 and have had a number of issues with this complex. First, half of the building flooded. Then, there were a number of break ins into the parking garage, where my boyfriend’s car (along with other vehicles) was broken into and damaged. Within the last few months, there was also some sort of car bombing/arson on the top floor of the garage, which residents were never fully informed about (I had to find out through an affected resident). To top it off, this week my bike was stolen (along with many others) from Arlo’s “secure” bike cage, and it looks as though the only thing residents can do is file a police report and hope that their insurance reimburses them for the losses. Outside of those issues, there are other, less immediate problems. A lot of people with dogs who don’t like to pick up pet waste (inside or outside of the building) and numerous changes in management, although that may or may not be normal for the area. The one positive thing I will say is that the maintenance team is awesome and always very helpful. Other than that, I would sum this place up by saying what once was a great apartment in a convenient location is now a poorly managed building owned by a large national conglomerate. Take notice that the majority of the 5 star reviews are from those who have yet to move into the complex. I don’t know if this is something soon-to-be residents are encouraged to do by the leasing office, but the reviews from people who have already moved in are more consistent with my experience of living here.
Awful, floods, crimes, horrible management, dog poop everywhere, beer cans like a frat house.
The property seems great and new from the outside, but that is very deceiving. I lived there for two years and just moved out and so glad I did! The whole experience was one big headache. The good parts are the amenities are nice, location is good, and the maintenance staff is absolutely amazing. The rest, however, was not so good. There has been a lot of staff turnover in the office which has been a big headache with files being lost and being charged for things I shouldn't have. Multiple items in both of my units didn't work or broke soon after moving in such as fans, the stove, and the dishwasher. I was charged for damage done by previous tenants because of paperwork missing/not filed. There's no staff on premises after the office closes so when I asked who I needed to contact after hours in case there was an emergency I was told to call the police. There were multiple break ins at the pool area and rocks were being thrown at windows in the complex and multiple break ins in the parking garage where several cars were damaged on more than one occasion. Not to mention when the water main for the building broke and flooded two whole floors. I understand growing pains of a newer building, but it was all too much. I would save my money and looks elsewhere. There are plenty of better quality places to live in the same price point around the area.

Before leasing my apartment, staff was polite and sweet. but after lease they behaved very rudely. Lied about first one half month free of rent. After complain they said you will get this offer after 2 months. Never listen to complains, Keep charging you extra money in terms of garbage pick up, service charges, bug fee (which wasn't mentioned before). Dog poo everywhere. Smell in corridors and elevators.
Moved into Arlo recently. About a week into living there my car got towed from the property. It was registered with the property. When I realized I had gotten towed I was then told by the leasing staff that I needed a parking decal. I was not informed of this upon move in. Once I got my car back, Arlo refused to reimburse me for the tow even though it was entirely on their end for never informing me about a decal. When I went to the office to discuss being reimbursed, the manager Darcie simply said “Im not going to back and forth with you we do not reimburse for towing” which is why Im writing this review. I'll continue to write reviews like this so potential tenants understand the kind of penny pinching, uncooperative establishment they are considering moving into

My wife and I have lived at the Arlo for 3 months now and have several good things to say but the list of bad surely outweighs the good. The good things are the maintenance employees and how well they react to the complex being uncompleted, they easily have the hardest job. The other good thing is the gym and the interior of the apartments themselves (if completed correctly). Upon move in, we were walked to our unit and handed the keys... that's it. When we walked in, numerous items were left uncompleted. There were final painting and cleaning touches that still needed to be made along with the hallway still not being completed. Once we settled in, we realized that the construction was not going to end anytime soon and workers were constantly smoking inside the building. Since then, we have had more issues with every hallway smelling like weed and has not stopped at all. When reported we just get told that they will take care of it and it still smells the same. The biggest complaint we have though is the crime at this building. In just two months, two of the TV's in the common areas have been ripped off the walls and stolen. This along with others personal belongings stolen from the secure storage lockers they offer. They have never addressed this issue other then saying not to let anyone follow you into the building. Bottom line, there needs to be security on duty at all times to make all residents feel safe. Lastly, we aren't impressed with the staff. They seem to never be around and when they are, they seem like they could care less when we present an issue occurring in the complex. It seems other reviewers have good things to say about everything up until they actually move in and have to deal with the staff about complaints. You will like the tour they give you because it is beautiful but when you don't feel safe in the place that you live who cares how good it looks. Honestly, if you are looking for a "luxury" apartment complex, I would spend a little more and live in Uptown.
