Five stars. Good workers. They are fixing all the problems from the last owner. We are having a nice delicious Chocolate Bar now. They had a great Halloween party for the children. The stairs are getting rebuilt. The place is getting a new paint job. It looks real nice. The flowers are pretty and new for each season. It’s mowed when needed. I feel safe here.

Have been here 2 1/2 yrs. Love love love it. You cannot beat the location - it is near everything. Also since new ownership took over there have been tons of improvements. The grounds look great and clean. Stairways have been replaced. Road paving makes it easier to drive. The repainting of all exterior areas is wonderful. Nice color scheme. I also like that they don’t tolerate derelict vehicles and expired tags in the complex. And finally staff is great. They are friendly, courteous and always ready to listen.

We haven’t been comfortable to call this place ‘home’ since day one. My apartment unit has smelt like MJ & cigarettes because of our downstairs neighbors. Smell travels up through the vents and it’s STRONG. Management refuses to do anything other than a slap on the wrist as a sad attempt to put a stop to it or help us in relieving this issue. It’s a constant hassle to leave windows open just so that our belonging don’t smell… it’s the worst welcome ‘home’ we’ve ever received every dang day we walk in. Do NOT move here without seeing your building/unit… I’d recommend several other places than here until this issue is SOLVED.. period. This has been an awful experience to have brought my baby into, I seriously cannot wait to get the heck out of here

Unfortunately, we are unable to share specific details about the actions we take with individual residents, but please rest assured that we are not taking this lightly. Be careful. Look at the building you’re renting before signing. Do not sign based on the model. Units have very little insulation and if you’re on the third floor and like it cool on a hot day you’re out of luck. Spend a little more and try somewhere a touch on top of things.

Obviously the leasing office does not check apartments to make sure they’re good before signing leases on them. Maintenance is by far the worst group of people you could imagine I would trust 7 elementary students before any of the lazy maintenance workers to actually fix problems

I love living here. Great location with access to whatever I need. Grass cutting and dumpster emptying is always kept up and the area kept neat.
Quiet place with nice people. Just don't expect maintenance to be there. 3 months and counting on a broken washer.

The location is great! There is a grocery store, two gas stations, and several fast food options all within walking distance. The sidewalks nearby are really nice, too. However, the neighbors are loud, and there are several broken-down cars in the apartment parking lot which gives the place a less-than-safe feel. Additionally, the apartment was not clean upon move-in, and I have had to deal with bugs and water damage coming into my apartment from my upstairs neighbors in the short time that I've lived here. I have not had any help from maintenance regarding these issues, even after submitting requests through the portal (as well as after calling, when I had the water/flooding issue). If you're expecting a luxury apartment because you'll be expected to pay exorbitant prices to live here, think again! (I would look for an apartment somewhere that offers new carpet, or no carpet, for starters.)

Leasing staff is great and responds quickly. Any maintenance issues I have had, have been taken care of except for the flooding. Maintenance manager stopped and figured out what the issue is and appears to be working on getting that taken care of. I am very satisfied with their response. Grounds are kept up which is very nice.

The Lennox is a great community nestled in a quieter part of the Olathe area. Amenities are good as well as the value to rent here. Plenty of open space if you have a pet, and can easily access restaurants and shoppes within 5-10 minutes. Great leasing staff especially Jennifer!!

The apartment complex needs improvements. Exterior is starting to deteriorate. Walls are thin and floor boards are very squeaky. I wouldn't recommend unless you are not bothered by hearing your neighbors conversations.

started renting this apartment 2019 and it was okay for the price, but after my lease was up and i renewed the apartment started falling apart. 1. my dryer wouldnt turn on (this was like the third time but the first two times it was fixed in a timely manner) i put in the request when i renewed my lease this yr (march) my dryer did not get fixed until october of this yr. i called after about 2 months asking when it will be getting fixed and gave me some story that most of maintenance quit/new management and they were backed up on requests. they said soon, but more months passed by until they finally come, but i had to call about two more times and go into the leasing office to speak about it because i had other problems piling up. 2. i didnt have a working oven for about 2/3 months and when they did finally come to “fix” it, it still doesnt properly heat up. 3. the lock to my front door wouldnt lock from the outside or even stay closed sometimes. my wife would wake up to an open door sometimes. it took a week for someone to come out and fix this. 3. the paint on my tub started peeling a lot to the point whenever its cleaned it makes it worse, but when i told management they said since my lease is almost up to just wait it out. 4. my garbage disposal has broken about 2/3 times and with how long i waited each time to get it fixed it would stink up the whole apartment. so if ur gonna live here, i would recommend either not renew or have them come touch up the place because these apartments arent meant for long term. the leasing office is also no help if the manager isnt there because they will have zero answers for u. cant wait to leave next yr.

love living at the Lennox apartments! management is kind and super helpful, when i moved in my apartment was very clean and looked great, I love the layout and the neighborhood, theres plenty of parking and it has multiple exits and entrys so its not a hassle to leave or get back home. love the walking trail and neighbors. walls are pretty soundproof, have only heard my neighbors a few times, would definitely recommend trying it out

I have had a horrible experience so far. My dryer and washer keep going out. They took dog waste trash can away so tenants let their dog go anywhere. Parking is horrible car park in spots they shouldnt.

The Lennox of Olathe seemed very friendly, semi clean, and somewhat reliable. A little overpriced but it was super close to my work so I gave them a chance. After living there for a year and a half I can confidently say it was the worst renter's experience I've ever had. First of all do not believe the 5 star reviews as they have an online community portal program that rewards you with points to go towards Amazon giftcards and what not if you give them good reviews. I lived on the second floor and still would often get ants. You can hear all of your neighbors clearly both above, below, and across the hall. You'd be lucky to get a response from maintenance services within the month of you reporting the problem if it didn't take even longer. They will promise you a refurbished apartment that they show during tours but in the end give you an apartment with wear and tear. Often the hot water would go out. The washing machine and dryer malfunctioned several times over even with abiding by their rules to use fabric softener rather than fabric sheets. Some of the light switches did absolutely nothing. If they mess up on billing your automatic payments, you can guarantee daily incessant calls from them demanding the money until you pay it, even if you've never once been late on your rent. For the majority of my time their they had the pool and gym closed, and when they were open they were not clean. And if you do choose to rent with them, make sure to take several photos of before and after you leave. Demand a walthrough inspection both before and after as they will take your deposit for damage that was not there when you move out and fail to provide evidence or photos of said damage. I've rented from many places over the years and Lennox is by far the least accommodating and worst service I've ever experienced. Its worth your money to choose to live somewhere else.

I can say that the program you are referring to gives points for any review, good or bad that you can use towards fun incentives. We understand that the restrictions on amenities put in place during COVID were an inconvenience but also necessary to do our part to stop the spread. The gym has been available 24hrs and the pool has been open all summer this year. In regards to damages in the home, you should receive a final account statement with a contact number for the receivables department to dispute any charges. I currently have 4 service request with one being a month old . Which is my sink garbage disposal and with it not working the sink does not drain right making it unsanitary. I also have a microwave that does not work . Stay away from this garbage apartment complex at all cost .

I’ve lived here a full year now and I’ve got to say, about everything that could go wrong has gone wrong and the maintenance/staff is very reluctant to helping you out. One day I woke up in the middle of the night to find our floor apt was being flooded from the bathroom all the way to our bedroom… and the water was gushing down FROM THE APT ABOVE US. In a panic, we started grabbing towels and pots and pans and literally anything to slow it down but water was pouring through the cracks of our door frame. The framing was coming loose (from all the water softening the walls) and our ceiling was beginning to collapse in the bathroom. We called the emergency maintenance line, and they told us that this wasn’t considered a maintenance emergency and they’d come look at it during regular business hours. Idk how a flooding apartment with collapsing ceiling isn’t an emergency but since the flooding had ceased, we had to wait till the next day. After that was fixed… A couple months pass by and winter was approaching, the weather was getting colder so we attempted to turn on the heat but it wasn’t working. A little annoying but in our minds it was another easy fix. After a couple weeks, maintenance was able to get parts ordered and fix it. It was not fixed. So come dead winter we were using space heaters. Weeks later, maintenance came and looked at it for the third time and discovered that he did in fact not fix it properly the first time. But we still kept our cool. They were doing their best in the midst of a pandemic. We bit our tongues and dealt with it quietly. Finally after a long hard winter with no heat, spring and summer roll around. Guess what’s not working? The AC :) We made several maintenance requests but the sense of urgency was not there. They said they were really backed up and that they’d get to us a soon as possible. So with our patience diminishing and the heat picking up with no central air… we felt stuck and helpless. We finally fought the office saying that central air is in our leasing contract and they need to do better to accommodate to their existing residents instead of trying to recruit new ones.

I would not recommend living here. It should not take 4 weeks for work orders to still be open. If I was this late on rent, I would be evicted.

Overall the staff is very nice and the area is great with a lot of stores/restaurants near by, but the complex is much too overpriced for the amount of cosmetic/ maintenance issues the apartments have. I dont want to say dont live here, but be well aware that the apartment they show you during your tour will look nothing like the one you move into if you do choose to apply. It looks cosmetically clean on the outside, but once you dig deeper, you may not like what you see.

There are no maintenance team with this management for more than 4 months. 5 minutes solution to some problem takes 2 months to address and the staff just ignored the requests.

The one bedroom apartment has ample space for my needs. The floor plan is a wonderful departure from the basic blocky plan. The location is quiet while being close to Hy-Vee, QuikTrip, and many restaurants and other services. The staff is friendly, energetic, and eager to help.
