Property Ratings at Arpeggio Apartments
I've lived at Arpeggio for a while. My experience has been a mixed bag. There are definitely some pros: the location is great, garage parking is ample, and the staff is nice. They also host some fun resident events, and depending on the concessions you manage to snag, the price can be fairly affordable. However, the cons are hard to ignore. The maintenance team seems pretty lazy, often leaving things unfinished or taking too long to address issues. The building isn’t as secure as it appears either, which is concerning. But the biggest issue by far is the irresponsible pet ownership here. Dog owners frequently don’t pick up after their pets. It’s common to see dogs running around off-leash. Worst of all is the constant barking—at all hours of the day and night. Whether it's in the halls or the dog park, which is inconveniently located right outside people's windows, the excessive barking is out of control. The noise echoes throughout the halls and you can hear it loudly in your apartment. This isn’t an occasional problem; it’s an ongoing issue that makes living here unbearable at times. Especially when it ruins your sleep. If the dog situation were under control, Arpeggio could be a decent place to live. Unfortunately, this one con overshadows any positives the community has to offer.

Arpeggio was one of the first apartments to catch my eye when I was looking and man, i took an in-person tour and never looked back! Living here has been an absolute dream and the maintenance and leasing office staff are fast, friendly and all around amazing. Krysti in the leasing office is literally THE BEST. Arpeggio is the best kept secret in Dallas imo

It has been amazing living here so far. The maintenance team is amazing and very fast at providing service after a request is submitted. The location is very walkable to so many restaurants, workout places, bars and other attractions! I’ve never once felt unsafe while living here and feel like the property is very well maintained. I would recommend this apartment to anyone! Especially if you like the convenience of being next to the American Airlines Center!!

I am very impressed with Arpeggio so far. After just moving in, the staff has been very friendly and helpful. The maintenance team comes almost instantly too. The location is very nice and walkable, with plenty of dining options nearby. Also with a 5 minute walk to the Katy Trail and a large dog park, this apartment is perfect for pets. The only complaint is that you can't call the office directly, but have to go through some other regional office.

I absolutely love living at AVP. My layout is spacious; I have an extra walk in closet and built in desk. Victory Park is the safest neighborhood in Dallas and theres so many restaurants and shops in walking distance. The best part is living across from AAC.

I love living at the Arpeggio. The building is extremely well maintained and the valet trash service is extremely convenient. There is ample parking for myself as well as guests that come to visit me. I appreciate how quiet the building is because there are thick walls and high ceilings.

The staff at Arpeggio Victory Park have been incredible. My wife and I just finished moving into our new apartment and we love it. Great location, solid amenities, and well thought out floor plans. Our unit even came with a Pre-installed washer and dryer which is a definite plus.

This is the NICEST (staff, gym), WORST place I've ever lived. But the Noise: if you face 35, you are in for a world of pain. No matter how much of a deep sleeper you are (I used to consider myself the deepest sleeper before moving here), there's no avoiding 1) the DART green line, 2) The DART orange line, 3) the TRE at honks at 11:15ish PM & 7:30amish every day, 4) the Amtrak, 5) the freight train that brakes long and hard at 3AM, 6) highway (mufflers, sirens, cars whizzing by). - Traffic: delays 15-40 min., 3-4x/wk during AAC busy season. Even after the city converted the streets from 1-way to 2-way, the detours and bumper-to-bumper traffic make this place unbearable.

Up until yesterday when we received a email about the management selling our parking spots we have loved these apartments since the beginning. We were one of the first residents to move into the complex. Being a new build there has been some issues but they have always been addressed. That being said, a little while ago our management decided to hire a company to sell our visitor parking spaces for the Garth Brooks concert. Though it regulated the people who parked there illegally it caused the residents much hassle and frustration. Parking is already a huge issue at Arpeggio and if your a bottom floor resident this is most true to us. The entrance to our parking garage is already like your playing the Mario Cart game from Nintendo, you never know what is going to be around the corner. We expressed our concern to management and how this choice has made us very unhappy. We feel that our apartments are trying to make money from the parking spots, that we as residents, already pay for. Yes, I do agree that we did have less illegal parkers behind the gates when the security company was regulating but my question is why can't we have that without selling our parking spots. Security was something that we were promised from the beginning but has also been a huge issue from the beginning. I think that our management is just trying to make a extra dime at our expense. The management has shared that they will be selling the parking spots for every American Airlines Center event which some weeks could be everyday. If this continues, sadly when our lease is up we will not be renewing. This is a HUGE downfall and is a very negative thing for Arpeggio. We are the only apartments in Victory park (actually anywhere that I know of) that are selling their residents parking spots and they are going to pay the price by residents leaving and potential residents going to all the new apartments down the street. ARPEGGIO YOUR RESIDENTS ARE VERY UPSET ABOUT THIS CHOICE!!!

This is a decent apartment but after living here for a year now have ran into several issues and do not feel it is worth what we are paying for the apartment or the area. Apartment and amenities are great but there is a lot of turn over with employees and often lack of communication/response from office staff. AAC traffic and non stop construction makes it hard to get home especially when roads are closed off. Lots of construction while we have been here that is loud and waking us prior to 7 am 7 days a week.

We've been at Arpeggio for a year and we cannot say more great things about the place. The location is awesome, the building is not too big, and the staff (Monogram Properties ) is amazing.

I just moved to Dallas from Southern California for a job and I am now living in the Arpeggio apartments right in the middle of it all here in Dallas! My view is over looking American Airlines arena and I love basketball! I can't thank apartments.com for helping me choose from so many different choices. I spent many hours on this site trying to find my perfect place. The 3D image tour definitely helped me walk though the apartment and get a visual idea of how it would be living there. The map view is better then any other apartment searching website! I would recommend using apartments.com to anyone and I would definitely use again and again.
