Paid the $99 in application fees and was approved. Ended up cancelling the application understanding I would not be refunded the application fees but was sent a notice for an additional 'Early Termination Fee' of $150 without ever signing a lease. When asking the property managers why I was being charged the fee without signing a lease and without finding anywhere in the Application Agreement where the $150 cancellation fee was stated, they were unable to provide any explanation other than it is a cancellation fee which would be sent to collections if not paid in 30 days. Very happy with my decision to not move here as evidently they will charge fees without being able to provide any basis for them.

First off I would like to say, I have lived here for the better part of 3 years. The new management group is a joke, after increasing rent I come to find out on my bill they are charging me for renters insurance. I have previously told them when they were switching companies I already have renters insurance that I pre pay for whole year. They said they would follow up and I go no response. I went in a second time and the say there is absolutely nothing they can do. That it is mandatory for everyone to pay. So then why at the resigning for another year was this not discussed? Answer is they use under handed deceitful tactics to gain extra $. The place is nice and cozy, quiet but I feel it needs a face lift and upkeep. My AC has gone out twice, once was in summer and it was extremely hot. Both times I was out of AC for over 3 weeks. I had a roof leak when it was storming bad that took over 3 weeks for a repair. Plus I wanted them to check for mold, because I have bad allergies and they seemed not to care. The check for mold never happened so I had someone else check it and was in the clear thank goodness. There are still stains on multiple parts of the ceiling which were never addressed. I had my trash can taken while I was out of town, and came back reported it, with zero follow up. 2 weeks later I had to go in a second time for them to tell me some other unit had 2. (2 weeks no garbage can)All in all leaving this place for multiple reasons but I feel for the money I pay there should be nothing less of Top notch service with "Luxury Living" as they advertise. Do better Owners of Arrabella and your new CAF Management...
My car has been broken into multiple times, there are roaches everywhere. The gym equipment is constantly broken and management is very unresponsive.

I love living at Arrabella. The staff is nice and helpful and the maintenance guys do a great job fixing things. I am close to everything that I need.
I have lived here since 6/2016. Great management team. Cody B, Kathy G, and Sal A. Cody, Property Manager is always wonderful. Very personable, always in a great mood, and knows everyone by name. Always takes time to talk and I feel a little guilty that I am taking them away from their work when I go in, but he even asks about my Mom and little three year old nephew that visits. Now that is something when he can remember details of someone's life. Kathy G. is full of energy, bubbly and always super sweet. We always talk about shopping and our family when I pick up my packages. She is so awesome and just always on it. If I wait a week between coming in she will even know how many packages I have. She is really amazing and remembers everything and I wonder how she does it sometimes. Salvador A. has taken his place and he is absolutely AWESOME!!! Just the greatest customer service ever!!!. Sal is always polite and respectful. He and everyone else makes you feel so very valued. Sal has great follow-up, is very responsive when you send emails, and goes above and beyond. As soon as I receive a package I receive an alert letting me know that I have a package in the office. He is always so nice when I am picking up my items, even walking to the door to meet me. He once was walking out at closing and even re-opened the office to let me pick up my things. It's nice to know that you aren't just a resident. I have stayed other places for years and walked in the leasing office and they thought I was coming to lease a unit even when I knew them by name. I have really felt like some places just did not care. Just pay your rent on the first and move on. It's really a sense of community. There's a website for us to connect with neighbors & ask questions, make referrals for things like housekeepers, trainers, movers, etc. There is also a Care Team that comes and introduces themselves to you when you move here. Since I have moved here there have been pool parties, dive in movie, brunch, Pop up shop, many others. I've seen negative reviews from others and am lucky to say I haven't had any problems. I don't know if they are true or not because I just don't see the staff being dismissive and ignoring problems. I was a Customer Service Supervisor so I am totally keen on the way I am treated as well as follow-up and response times. I do plan to renew in Aug. I hope this helps anyone looking.
DO NOT RENT HERE. WATER SMELLS OF ROTTEN EGG. Has for a year now. Upper management are all liars. Never given option to transfer but other have had the option and taken it. Why weren't we given that option? Excuse after excuse. By the time my lease is up I will have spent over $72,000 in rent. Assest Plus and upper management should be ashamed of themselves. Makes me sick.
We renewed our lease after living here a year. The first year wasn't great which is why there are bad reviews before me but we renewed and I'm glad we did. Cody, the Property Manager, has really turned this place around. The staff now cares and they've made major improvements. They've hired new exterminator, they fixed the pool, they follow up on work orders, they schedule social events now, and they are so much more pleasant to deal with. It's refreshing having the new staff in place. The amenities are nice as are the units and you can't beat the location!! I'd highly recommend this place!
DO NOT MOVE HERE!! There is an infestation of millipedes in our apartment. We have found thirty plus millipedes a day! Worst place to live! The management are not helpful at all! Poorly constructed townhomes! Holes in the carpets, and floors. Millipedes are dropping from our ceilings, coming out of our vents and lights! These are not luxury apartments!
DO NOT MOVE TO This place. Beautiful apartments but the water smell so bad. The problem is happening since last year and they have not been able to fix it. The new Manager said is a city problem but I don't think the city will not fix an issue that has been happening for a year. The manager ANITA IS SO RUDE and really did not care about the residents. Rent is very expensive for what you get. I am sad I did 13 months lease . I am waiting for my lease to be done to move to a better and really " Luxury" place.

The sporadic water issues are an issue with the City that management is actively working to resolve. We have installed individual water chlorinators in each home. If you are still experiencing issues, please contact the management office so that we may submit the proper work orders.
When I signed the lease, I was told that I could have satellite TV service at my home if I payed the $1000 deposit and that I could also have cable internet. On the day that I signed the lease (i.e. two months before moving in) I called Comcast to schedule an installation appointment for the move in date but they said that it was not cable ready so they gave me a ticket number; I communicated this to the leasing office and they said Comcast was wrong and the apartment is indeed cable ready. I called Comcast several times over the next two months before moving in to have them tell me that its still not ready and the leasing office kept telling me that it is ready. Two weeks after moving in, the leasing office informs me that the apartment is not cable ready and it will probably take about 4 weeks to get it ready. When the DirecTV installer showed up, (i.e. a week after moving in) I went to the office to provide the $1000 deposit check and then I was told that only town house with balconies facing south can have a satellite. They offered to let me move to an available town house further from the pool; however, I could not afford to pay the movers twice and also pay a $1000 deposit. I had no TV or internet for 6 weeks after moving in because I had to wait for the apartment to be cable ready. Throughout this waiting time, they kept telling me to get AT&T DSL/TV which is a service that really sucks and comes with a 2 year contract; I never agreed to put up with all this.
