Honestly the pictures online makes it look way better than in person. For people who don’t have time to actually stop by before signing, you should have someone else do a tour. Popcorn ceilings and everything is old other than the appliances which are up to date. It for sure has potential but it would take a great deal of work.
I've been living at Arrive 2801 Apartments for the past six months, and overall, it's been a great experience. The building itself is modern and well-maintained, with stylish interiors and spacious units. The layout of the apartments is fantastic, with plenty of natural light and high-end finishes, especially in the kitchens and bathrooms. The floor-to-ceiling windows in my unit have been a favorite feature—they really open up the space.
I would like to use business center, but its condition is not good. (temperature controller has not been working, mouse issue, Wi-Fi issue).
It has been so far, almost a year in, everyone in management, maintenance and the community os very kind and polite. The amenities are great and make it all the better.
Arrive 2801 Apartments is a fantastic place to call home. The property is well-maintained, with modern amenities and thoughtful design throughout. The management team is professional, responsive, and always willing to help, which makes living here stress-free. The location is convenient, offering easy access to shopping, dining, and major routes, yet it still feels peaceful and quiet. The community spaces are inviting, and the apartments themselves are spacious and stylish. Highly recommend for anyone looking for a comfortable and friendly living environment!
My resident experience has been wonderful. Besides minor discrepancies like fire alarm testing and/or water shut offs, I have no other complaints. Hallways, garbage areas, lounge area, & the gym area is always cleaned. The maintenance team are always quick to respond to any repairs within the household as well.
Infested with bugs, roaches and ants. Everyday there is some kind of issues going around the community like no hot water, not water, no electricity, random fire alarms in middle of night and more.

I love the apt but I cannot stand the smell of trash that is lingering on every floor. I haven’t even been here a week and I already regret moving here.
Such a unique experience. Many issues this year as a first time tenant. Not sure if this is the norm here but hopefully this is just temporary.
Between the fire alarms going off everyday randomly. The mice and and roaches. The dog poop in elevators. The water is turned off randomly. The AC doesn’t work and the heat will go off. Office staff is very rude and manager is unresponsive.
Constant vehicle break-ins, rodent infestation inside and outside of the apartment buildings, neighbors with loud vehicles, including motorcycles, within the parking garage triggering vehicle car alarms all hours of the day and night with no regard to the quiet time hours. Continuous broken doors throughout the property along with garage gates that are constantly broken which all pose safety concerns.
We have lived here for about two years now and the cons severely outweigh the pros. Pros: relatively affordable for the area. The shuttle to the metro is convenient. Cons: -We have caught about 20 mice this year alone in our apartment. It can take several weeks to have pest control come out and the apartment doesn't seem to care to fix the issue. -The fire alarms will just go off at random times. We have had to evacuate the building in the late hours multiple times. -The front desk will straight up lose your packages. I recommend having them sent to your work address or someone's home. -Our sinks and toilets will overflow with sewage water. They said there is no solution, I have come home to our kitchen floor caked in sewage water and they wouldn't help clean it. -This complex is absolutely filthy. No one cleans up after themselves. -My car was hit by another car in the garage. The complex didn't do anything to help. There are dozens of vacant units in this building. Please stay away at all costs.
The staff is very kind and the amenities (gym, pool) are great! The building seems to have significant electrical (?) problems. The fire alarm will frequently go off when there isn't a fire, the power has been going on an off at the complex. This is a building that I can't control my AC/heat, which I'm not sure can be updated or fixed. There was one instance where there was no power from 8am-10:30pm. The frequent fire alarm issues are a problem; if there was an actual fire, I could confidently say that some people wouldn't exit the building in time because of the number of "boy cried wolf" episodes. Both of these issues really are unacceptable and need to be addressed immediately. Not sure if I will be renewing a lease at this complex for those two reasons.
This used to be a great place to live but the constant fire alarms, power outages, never knowing when there will be hot or any water, constant stench of weed wafting in my unit have turned this into the ghetto. Dog owners who don't clean up after their pets affect us all. This is labeled as luxury but far from it with contact paper wrapped counters, rolled wood floors, and mismatched cabinets as well as leaky windows.
Not sure how property management have kept this building operating as it has been. Within the first two months of moving here, we have lost power, water, and A/C over a handful of times--totally unacceptable! The fire alarm randomly goes off several times a day due to faulty equipment. The building is also infested with roaches. Residents are messy and leave their trash out in the waste room instead of throwing it down the chute. There's also a lot of dog poop littered all around the property and there's no accountability for it. At this point, we are looking at other options because these are not livable conditions.
Love it here. The only issues have been with the fire alarms and the AC. Other than that it’s been a great experience. The apartment are spacious and in my particular unit I’ve had nonissues with rodents.
Very quick on maintenance response just wish there weren’t so many needs! Lots of issues with AC, water, etc. however I love the space and and community.

Roaches after two weeks after moving in. Everything else is great from the leasing office and the on site maintenance. But when it comes to the infestation in the building I feel like nothing gets done. Even with the 5$ a month fee they charge to every tenet.

Employees are all very nice. Mail is safely stored and easy to pick up. The grounds are a delight and well taken care of and the property is extremely dog-friendly with plenty of sidewalk for long walks, a dog park on site, and multiple parks and public dog parks within easy walking distance.

As a fairly new resident at Arrival 2801, I can honestly say I have no MAJOR complaints. My floor level hallway is not only clean, but is fairly quiet no matter the time of day. I don’t hear any activity from my neighbors while inside my own dwelling neither. Any repairs I needed upon move in were done swiftly and proficiently. Garbage in the disposal area is disposed DAILY. No garbage build up to potentially bring any rodents to that room. The leasing agents are always available for the most part and are willing to help with any inquiries. Rent payments are done swiftly with no headaches. Resident parking is wonderful, I am always able to find a spot no matter the time of day or night. Guest parking for the most part can be a hassle on weekends, I suggest just telling your guest to come early to hold their spot. The lounge area is spacious and always clean. The gym is cool too, not too packed, clean & has an amazing view. Almost a month in & SO FAR, SO GOOD.

Do yourself a favor and keep scrolling. This place is terrible. Elevators are always broken. You only get AC a few months out of the year and even then it barely works. It was consistently in the high 70s in my apartment. Even in the winter. Management was rude and unresponsive. It is far from the luxury complex they advertise themselves to be. I was miserable living here. Moving out was the best thing I ever did.

I love my apartment and the office staff has been super nice and helpful with any and every thing. The maintenance requests have also been completed and closed with in 24 hours every time so far.

I love my new apartment, it has a lot of natural light and has been a godsend for me. The staff were very helpful with this necessary transfer that I required. The sheer amount of people that live here can be problematic since many seem to break lease rules with smoking in apartments and on balconies but other than that, it's been a good experience.

Not bad but not good either. A constant struggle with pest control to the point where I've decided to move. I have photos of roach traps from last year there to show that my apartment has not been serviced since then. Gotten tired of being told they can find nothing when I clearly see where they are coming from amd have mentioned the locations I see them.

Have been leaving here for a while now. The experience is ok. The building is old so you will see problems every now and them but the management tries to keep it in shape as much as possible. The quality of work done on the revamped units is not very good. Reglazing of countertops in kitchen and bathroom has already started to come off. Hot water is another issue. The biggest problem is of ants. Seeing a lot of ants throughout the unit. Keep in mind that they have concierge service for packages. Even though they try their best to keep a track of all the packages, a lot of times packages are misplaced and we never find them.

I have seen roaches here in the trash room, in the hallway and in my apartment. the gym is always a mess and i have to clean/pick it up every time i go up because nobody puts things away where they belong. the gym is hit or miss on whether or not there are wipes to clean. the hallways have so much trash in them. it’s a paint over apartment. the longer i’m in my apartment the more issues/imperfections i notice.

Living here is good, there is sometimes noise and smells, but the location is good and the unit is good. The package system changes frequently because it seems like there’s often problems with deliveries. The garage is great and the convenience store is great.

Living here for three years place is still nice! The pool is one of the places I like to be at I. The summer. They also have a nice playground for kids

So far, so good. The residents are nice. The leasing staff is helpful and nice! Some pet owners need to be more mindful about cleaning up after their animals, but that issue is expected anywhere with a lot of people and pets.

The building is decent and is getting better all the time. However, lately maintenance has been very reluctant to replace or fix things that are broken. Needing me to show multiple types of proof that an issue was occurring.
