Arrive Chadds Ford

Nice community, great location. Property Management is pretty good. Parking is a challenge after 8pm, walls are very thin and you can hear your neighbors. Most apartments were remodeled but they still have an older vibe and not really "luxury" like. Rent is not commensurable for what you get.

Arrive Chadds Ford is quick to respond to maintenance requests. The gym is nice and the apartments are affordable for their size. I would recommend to any friend or family member.

Moved from a 1 bedroom to a 2 bedroom. Very nicely remodeled with lots of space. The office staff have always been kind and helpful. The pool is a great place to go during the summer. There’s plenty of seating and tables.

Pretty facility, love that it has an elevator, made moving so much easier! Dog waste stations are conveniently placed, plenty of parking at our building!

Management was really nice. The apartment is gorgeous, everything works fine, it’s spacious and comfy. We really appreciate the effort of Eric and amber to help us get ready for move in and the effort and time they put in showing us different apartment floors

I recently moved in and had a seamless move with no difficulty. The staff were accommodating to organizing having my key to get in earlier than the office opened and had a quick response to items within the apartment that needed to be looked at or replaced within a day.

My situation was a disaster!!! But the staff was extremely helpful, They got me what I wanted and when I wanted it. Moving in was easy and the area is beautiful.

Living at Arrive has been so amazing. The staff is so helpful with any questions. The apartments are so roomy and there is so much storage! i love all the amenities it comes. The development is very quiet which makes it so peaceful!

So far everything is good. I will be fully moved in on Saturday. With that being said the staff is really nice and genuine. Which makes you feel at home. But the residence that I have met are really nice and welcoming.

After living here for a year I thought things would get better but they have not. The elevator is absolutely atrocious. It smells like mold, wires are exposed, spider webs and dust cover the ceiling, and the flooring is cheap and planks are missing. The stairwells need to be cleaned more often. It’s filled with webs, trash and dust. As of this week you can add a dead bird to the list. Most of the lights are out in the hallways and have been like this for over a month. The trash valet is pointless and disgusting. Trash is left in the hallways for days attracting flies. If something falls from the can it will stay there until the wind blows it away. Complete waste of $35 a month. The dog waste cans are always overfilled. There’s nothing luxurious about this property.

Fit and finish of the "luxury" apartment is not great. Kitchen cabinets are 2 different colors and are peeling. Front door is damaged and chipped. The apartment I toured is different than the one I got. The apartment I got was a ADA apt and I was told during the tour that the only difference between the ADA apt and the apt I toured was there is no pantry, but the layout is different as well which I wish I knew. The apt I toured had an archway, mine does not. No microwave in my apt and I swore the one I toured had one. Trash laying around in the common area,

Original tenant since January of 2003. My apartment has everything I need as far as appliances, closet, and storage space. I'm close to where I shop and my medical providers. The current management team is very good, and the maintenance guys do a good job.

Great apartment- newly renovated. Good location close to everything you need. Beautiful pool and fitness center. Neighbors are friendly and helpful!

The residents are nice and friendly. The grounds are clean and the appearance is excellent. Front desk is professional. The building repairs are minimum.

I really love living here. It's a safe place to live. The people are all very friendly and we watch out for one another. The Staff is very friendly. When something new needs to be done. It gets done is a timely matter.

They are very professional and friendly and I would like to think them there at the leasing office for their kindness and professionalism with Brittany & Amber was awesome. We were able to complete the application process and the move-in very quickly. This has been one of the easiest move-in experiences I have ever had. Thank you! Amazing Home! The grounds are beautiful, my apt is spacious and the staff is more like family. Our maintenance Team especially Mr Tom , issues are immediately addressed, your accommodations to us have been great.

A nice place to live, noise doesn’t travel which is key for living in apartments. Nice pool and community of people is nice as well. New carpets upon moving in so place feels fresh

It’s a good property it’s close to shopping and several grocery stores. Delaware is down the street so everything is tax free! The pool and gym are great also.

Quiet at night. Some noise during evening. Common areas kept clean. Sometimes garbage dump areas overfilled and messy. Easy parking. Mail room kept organized.

My experience with the complex as far as cleanliness, friendliness and safety are excellent! Some things in my apartment could have been put together a bit better, like the refacing on the cabinets, door handles etc. These are small things but are important to me

Good place to live here. Only constraint with the play area for kids which is not available. Good facilities, amenities and proper maintenance is take care of.

When we moved in we needed multiple maintenance jobs and they were done quickly and completely. Brittany and Tom were so lovely and helpful the whole way through. Our apartment is so nice and the other residents have been so kind :)

Arrives is a very nice community with a wonderful location and goo school district. It's a beautiful community with nice people around . Staff and maintenance are very helpful. All the stores are just around the corner.

Its a beautiful , peaceful community with a wonderful neighborhood and location. Its school zone is good one and lots of stores to shop groceries, clothing, etc. Costco , Kohls, Target, Whole foods, Sprouts ...all the required stores are nearby .

I had a very smooth move in experience, and when I needed assistance the leasing office was very responsive and kind! I had to do a virtual tour before I moved in and that was an excellent way to see the space and amenities.

The staff, community , neighborhood are amazing! I highly recommend for people that are looking for a safe and awesome place to call their home , to highly consider coming here. The staff are so friendly and very friendly!

Pretty good, had noisy neighbors move in above me, they must either not be conscious of their stomping or just not care. Other than that I havent had any issues.

They're not only nice people but go the extra mile to ensure your living experience is nothing but positive!!

When I first moved in, this complex was called "Valleybrook by Chadds Ford" and it was great. Great amenities for a relatively great price. I was happy. Then three months after I moved in the property was sold to Trinity Property Consultants under the "Arrive" brand. They slapped a coat of paint on the common areas then jacked my rent up $350/m over a 2 year period. FOR THE SAME 1BR APARTMENT. No explanation, no recourse. Just pay up or get out. The people at the leasing office can't do anything because all decisions are made by the "corporate office". I was happy before this place was sold. Now I have to seriously consider my housing options. Just goes to show how corporations ruin everything.

It's a wonderful community with very nice amenities. Location of the community is superb with a good school zone. Maintenance staff and office staff is very helpful.

Its a good apartment community with wonderful people around. Amenities in this community are very nice. They have well equipped gym, yoga room, conference room and many more. Maintenance service is very good. Only they lack play area for kids. But i think they are planning on the same. Overall living in this community experience is very nice.

Beyond overpriced for being in an old model unit. Multiple maintenance requests have to be submitted in order to get someone to come fix things and usually it's just a quick fix, not a legit fix. We have water damage on our bathroom ceiling and instead of actually fixing it they just painted it, the water damage can already be seen through the new coat of paint.

My experience living at Arrive in Chaddsford has been a blessing. The office staff especially Amber and Brittany have been phenomenal. They are always pleasant and eager to help out. The maintenance team has been great on both occasions. The location is optimal. The neighbors have been very nice. Also the snow removal improved immensely.

Arrive Chadds Ford is a very nice looking apartment complex on the PA/DE state line. Its close proximity to everything in the area ( our job locations) is what drew us to sign a lease here. However, we had plenty of issues: A broken door which maintenance took 2 months to fix, Maintenance left their trash behind in the apartment, Staff entered our apartment unannounced after being asked on 3 separate occasions to call prior to entering, Staff also entered the apartment when told not to enter without us present, Sidewalks not being shoveled for a full week after it snowed, and Frequent maintenance callouts resulting in Valet Trash not being picked up nightly when we pay a $35/month fee for it. By living at Arrive, you are paying an up charge for the location, a pool and gym, and a nice looking campus. However, nearly every other aspect that you’d expect from an expensive apartment seems to fall short. Results may vary, but this has been our experience here.

Have been living here for 3 1/2 years. No serious issues. Good location, quiet building. Hallways were recently updaated as well. Snow removal was unfortunately not adequate during the last snow fall.

Pretty good, sometimes neighbors dont respect quiet hours, and during cold or hot days I wish the buildings were indoors so the walk to my apartment up the stairs wasnt exposed to the elements but other than that its been nice here. I also wish the hot water heater lasted for more than 15 minutes but it forces me to take quick showers which isnt a bad thing. But it would be nice to be able to fill up the tub with hot water in one go instead of needing to wait an hour for the hot water to charge back up to finish filling the tub.

Love living here at Arrive! The apartments and beautiful and the management team is wonderful! Location is great! So many things to do near by as well.

12 year resident at Arrive. Great location, very well managed and maintained; apartments are well insulated; lots of on-going upkeep of property and common areas. Lots of families in the complex. Highly recommend

Maintenance is great. Very quick response. For the best experience, live in the main building - 7000 Johnson Farm Ln, which is immaculate. That is the building they will choose to show you. The main office is in this building, vacuuming is done often, and some apartments even have a closed carpeted environment. Elsewhere in this complex, be prepared for a nightmare. Pets constantly peeing in the elevator (at least once a week), no regular cleaning of the hallways or areas around the building, expect your apartment to smell like a restaurant whenever your neighbours cook, look forward to thin windows - you'll hear everything said or screamed outside your window, dogs barking galore. The exterior of the buildings are not well maintained - expect to be delighted by years' worth of dirt and cobwebs to greet you in the hallways as you walk down to your pee-filled elevator. Oh, and the mailroom - unless you live in 7000 Johnson Farm Ln, expect to be your own mailman - big or small, light or heavy, you'll be schlepping ANY package to your apartment on your own - the delivery guys have many excuses for why they will not deliver to your door, even though there are elevators. No security cameras so people feel comfortable to be their worst selves - remember the pee in elevator? We have had at least one car break-in since I have been here. Heed my advice - good luck to you otherwise
