Spacious and large apartments located in the center of Little Tokyo and within walking distance of DTLA, Chinatown, and Union Station! Property is always clean and has great amenities like a gym and work/study area. Management team is fairly quick to respond. Only downside is that it can be noisy, especially if you live in an apartment facing the streets.

Love this building. Not so much of a community vibe but new owners are really stepping up with upgrades and trying to bring us all together through portals and gatherings. They are very good at keeping us in the know with everything going on. Only concern is rent doesn't go up much more than it already is as prices are already steep. Since they are going for the luxery experience, hoping they can still cater to the community.

I think the location, cost, and quality of the apartment really can’t be beat! We love living minutes from three metro lines and almost all bus lines, not to mention countless restaurants, bars, museums, etc, so we really don’t have to drive all that often (a true rarity in LA)! The community and apartments are well maintained and we have found our apartment layout to be quite efficient. I would not classify this as a luxury apartment, but it is definitely modern, well taken care of, and good value for money.

the apartment and community are good, and clean , we like the new security point and we hope to increase our usage for the communal spaces in summer and holidays until 11pm, otherwise our only and latest concern is the increasing utilities bills every month since we start our lease

Overall cleanliness and maintenance of amenities is excellent! The staff is friendly and courteous. The quality of the building itself, including design features, very satisfactory! Security presence on the property is very much appreciated. The only unfortunate thing is when guests park in the P1 lot, managed by Joes parking! Multiple times Ive been stuck in a line of residents trying to exit the gate when someone cant get out because of issues with the parking ticket machine! Although, its been a few weeks since that my last experience with that. Do, hopefully its getting resolved

Overall, I have not been satisfied with my stay here at Wakaba. The fire alarms in the middle of the night/early morning are extremely frustrating because they are pulled by homeless people who are some how able to get into the building. The work orders are not completed and there is little communication about them. There is a lot of noise and marijuana smoke from neighbors. The homeless outside of the build are scary and the grounds are not clean. The pool area is not clean and the grills are always dirty. When I moved in the apartment was not in good shape. The carpets were torn, the walls had marks on them, the lighting was cracked in the kitchen and there were issues with the drains.
You are in a downtown location but as a young women I feel safe living here. That was my number one concern when moving into the property and I have not been disappointed. The parking garage is well lit and I feel comfortable walking from the garage to the elevator no problem then I feel totally safe on the way up to my apartment. I dont go walking around the neighborhood alone during the late hours of the night but during the day and evening I feel comfortable walking alone to pick up some food and groceries, I love that it is very walkable. Overalls a great experience.
Hey guys, the manager on site, Steve, is incompetent. The building closed their amenities and has not lowered the leased but increased it. Bums everywhere. The location is not Prime, its next to skid row. Beware!

For the last past 3 years I have been living in this amazing apartment building WAKABA LA. It is closed to work and also I could come home for lunch or I could check my Mom during the day I also like that everything is around here are i simple love it. Gladys Harding
Management: Community Manager - Steve has a terrible attitude!!! Dealing with him alone is enough to want to leave this place. Building: There are issues with building security, there is none. The mail/packages are left everywhere in non-secured areas. The homeless often get access to the building. The building shares the parking garage with Joes PUBLIC Parking therefore non-residents have access. Amenities: The fitness center has out of service machines. The lights don't work and the TVs don't work. Only upside - good location.
Great place to live, I feel safe, I feel safety and best interest of residents are important, staff open to feedback, I feel included in community decisions.

I’ve lived at Wakaba LA for 15 months and I would never want anyone I care about living here. Steer clear of ALL Sares-Regis managed properties. There are reasons this company gets one star. The way they do business is disgusting. 1. Noise: I haven’t been able to sleep in my apartment for 6 months because of the noise in the apartment above me. He wakes me up 4-7 times/night. The regional manager assured me they'd handle it once it was verified by security, but security has come into my apartment and verified the noise on multiple occasions and mgmt still refuses to act. It’s a corporate unit and they don’t want to jeopardize the account. All the while, I’m paying $2400 per month for an apartment I can’t sleep in and when you haven’t gotten any decent sleep in 6 months, every aspect of life deteriorates. 2. Hidden Fees: As with any bill, I receive my statement and pay the total balance due each month, on time and in full. But on 10/08/17 mgmt posted a past due notice on my door claiming I owed an additional $900 in fees that had never appeared on my monthly statements. Apparently, there was a hidden balance that they let accrue for 3 months without notifying me. 3. Fire Alarms: The fire alarms are constantly going off, frequently in the middle of the night, leaving us all standing on the curb at 3am in our PJ’s. Not so much fun and it happens a lot. Shout out to our local firemen – they’ve been awesome. 4. Smoking: Supposed to be a smoke-free, yet common areas constantly smell like pot. People vape in the hallways and even put out cigarettes on the floor in the elevators. 5. Bad Maintenance: Trash everywhere. The washer in my apartment doesn’t work well (even on delicate, it shreds my clothes and leaves a white residue on everything). They said they fixed it, but there's been no change. Someone puked in the garage in August and I asked that it be cleaned up, three months later it’s still there (and probably a permanent part of the concrete by now). We had exposed wires in the hallway for days. 6. Safety/Security Issues: I’ve had problems with people trying to come into my apartment without knocking - If the door wasn’t locked they would just walk right in 7. Incompetence and Bad Management Practices: Dishonesty, bad accounting, harassment. It’s bad. The way they do business and the things they put people through is awful. Little Tokyo has been amazing, but do yourself a favor and go with one of the other (higher rated) apartments in the area.
I can't wait to leave this place. Homeless have access to the building as there is a false sense of security. No trash cans so trash all over. Two ladies who are managers in front office are super fake. A girl got beat up by her boyfriend a couple of days ago. We have her on video screaming bloody murder. Sent the video to office and they did nothing. The security guard plays on his phone all night long and is afraid to confront residents when there are issues. Fire alarms have gone off all day today and in the past they go off randomly even in the middle of the night when the homeless guy came onto the second floor and pulled the alarm. I'm warning you about this place. It's a rip off. They try to blind you to all things bad just because this place is brand new.
