Poor consumer service I had a tour to view a 2bedroom 2 bathroom unit and the lady who showed me the apartment had nasty attitude. I honestly don’t under how can someone work in a costumer-facing role and have a such attitude. Although the unit was not in my budget, I thought she would have offered to send/email me information about the unit or other units, but nope!

DO NOT MOVE IN HERE OTHERWISE IT WILL BE YOUR NIGHTMARE JUST LIKE MINE!! Scheduled to move in on the 20th. Received an email saying that we could only move in after 1pm. Then received a phone call that we could only move in after 3pm because THERE WAS A BIG SCRATCH ON THE FLOOR SOMEONE NEEDED TO FIX IT BEFORE WE MOVE IN! BAD MANAGEMENT!!! DIDN'T YOU KNOW WE WERE MOVING IN THAT DAY????WHY SOMEONE CAME FIX IT SO LATE???? Moved in the second day and my car was towed just because I was told to park "anywhere on P2 P3 and P4". Never knew that I had to park "on the other side of the gate"!. Never signed up for the Parcel Pending services but my amazon package got delivered to the locker. The lady in the office told me to contact Parcel Pending for a code to open the locker. Called Parcel Pending 10 times they were not able to help. Called Parcel Pending again inside the management office in front of the lady. Okay now she said she could open the locker for us but when we opened it my package was already claimed by others!!!MY PACKAGE WAS GONE and the lady asked me to file a claim to Amazon myself!! Ridiculous!!! Signed the lease agreement with $1900 move in credit towards rent of June but it never appeared on the bill. Talked to the lady in the office a few times. Every time her response was "let her email the property manager to adjust our rent." Until I saw the Property manager myself and asked her about it, We never knew we had to apply for the $1900! When we signed the lease agreement we were told that we would only need to book the freight elevator 1-2 days in advance. Now they said we could not used that elevator BECAUSE NO ONE WILL BE HERE ON SUNDAY TO UNLOCK THE ELEVATOR FOR YOU! Management now you are reading my comments and you definitely know who I am. You know every single word I commented here was 100% true. I am so sorry to write this long comment to let everyone know how bad this place is but there's no one else I can complain to. The property manager is always "unavailable" and according to lady in the office we can't go the the property manager directly! They could help me out a lot by just giving me a small favor but they refused to do. Did not me the exactly location to park, did not want to open the parcel locker for me, did not tell me I could not use the freight elevator on Sunday. Now every time I stop by the office the two ladies look at me like I am a homeless or I owe them a million dollars. SO RUDE!

Submitted an application, and the property couldn't be bothered to properly verify rental history. Instead ignored their customer asking questions and denied the application on false pretenses. staff are rude and have shown no desire to assist tenants with any issue whatsoever. Look elsewhere, you deserve better.
We have lived here since 2017 and have finally been spurred to move out. The space is nice for the most part, but new management has more or less sealed the deal for us as far as leaving. Here are 8 reasons we are done with the Arrive in Wheaton: 1. There is a mouse and roach infestation reaching the entirety of the building. I am a very cleanly person and this has been massively distressing to hear reported by myself and all the friends I have in this complex. 2. The elevators were broken for 4 months between May and mid-september. The buttons on several are broken and replaced with weird ill-fitting ones. 3. The removal of the 24/7 receptionist and package handling has led to some missing packages and also an inability for some people like delivery drivers to enter. 4. The rent was increased by 200-300 dollars for no apparent reason other than that they could now. 5. The skylounge is used to sell the space, but you cannot access it anymore without a 700 dollar payment that you do not get back. 6. The management has lost a lot of my friends' leases; they couldn't find ours at all after 3 systems migrations. 7. The pool has had some new furniture added, but they don't treat it for the Winter, so it is a green pile of algae and sludge for anyone to see out their windows. 8. The grills have been broken for nearly a year now off and on Finally, it is reported by several of the people who we initially convinced to move here (separate apartments numbering about 7 in total) that they will keep your security deposit. This is very accurate.
Such a horrible experience. I spent a whole month dealing with lies, a lack of transparency, and now condescension from the manager at Arrive Wheaton even though I've been respectful and understanding despite the high level of unprofessionalism. I first connected with the team in late August and my applied lease start date was September 26th, which was then pushed to September 30th, then October 3rd, which they still haven't honored as I write this. In summary: The unit I applied and was approved for at Arrive Wheaton, was being offered to me at an increased price just a few days ago, and the Arrive Wheaton leasing office is being vague about the state of said unit, claiming they cannot rent it to me in it's current condition. At my September 30th move-in appointment (which was confirmed by the office), was when I was told that the unit was not ready and that I would have to pay an increased price. This was after Arrive Wheaton's management let me know that the unit price I was offered was an error due to a glitch in their system and that they would honor the rent in my application. I went for a few weeks during a family emergency (which they knew about) thinking I was guaranteed an apartment in their building, while they were stalling to charge me more, giving me less opportunity to find an alternative housing plan. They've also gone ahead and cancelled my application without my approval and have not notified me. I have no trust or faith in their management and I've seen how they talk to current tenants as well.
We have lived at the Arrive for 14 months. It has recently gone under a management change. This team came in with strong communication as the transition took place. It’s obvious to me the team was not aware of all the pressing issues with this building and therefore unable to come to satisfactory solutions. Here is the list of daily issues with the property: -availability to sky lounge, not accessible while under review on how to keep non-tenants out. - daily mail delivery held hostage at concerige for hours after confirmation of delivery. - price increase for visitor parking. - ridiculous community room rental rate. - predatory out sourced monitoring and towing on gated, key fob, registered tenant parking levels. - neighbors smoking inside and on balconies. This is a high traffic location and it’s disheartening to observe the concierge allow people in the building without signing them in leaving all the tenants at risk. I am choosing to not share the details of my personal negative experiences because they are mostly do to interaction with management and staff. I will say the team that keeps the building clean is amazing! The building halls and elevators are always clean. They are pleasant and professional. Additionally, the maintenance team is also wonderful, responds quickly to request, they are professional and mindful of tenant space. During our last repair they spoke in hushed voices while our baby was taking his afternoon nap. With that said, there is huge opportunity for improvement with this property. It has a great location, beautiful interior, amazing views and potential to be a leader in the Silver Spring/Wheaton area. We were enticed by a raffle to write a review my hope is others will have an informed honest review. Lastly, my deeper desire is that management at Arrive will use this information to pivot and take a closer look at the personal experiences and use it as a tool to create a space they someone would truly want to “Arrive” home.

I have been at Arrive Wheaton for a few months now and I love it. My favorite part has to be the windows in my apartment. They are huge and make my apartment super bright. The staff is friendly and it is pretty quiet. The new management team is super nice and maintenance is quick. Overall recommend.

Haven’t been here a month but seriously planning to end my lease and pay the penalty. The pests ( roaches) are out of control and pest control is pretty much non existent. Management is nice but won’t take anything serious unless there are multiple complaints or you actually go into the office, which is a nuisance if you work full time and not from home. Haven’t had a decent night’s sleep since I moved in because of pests. Would not recommend.
This would be a nice place if they could get the roaches under control. I’ve been here for a couple of months, and I’m at the point where I’m probably going to move out early and pay the penalty.

Rented a ~1200sqft 2Bed/2Bath apartment with an amazing corner view. Early 2017 to mid-2018. I personally experienced The Exchange as it fell in quality. First, the apartment itself was in great condition, and I would take just the apartment itself back. However that's the only thing I can appreciate about The Exchange. Just outside of my apartment, was an aroma of marijuana. The smell was present everyday even though the apartment manager herself lived on the floor. The elevators rarely all worked, normally one or two were out of service for weeks at a time. I resorted to walking eight flights of stairs instead of using the elevator any time I left the apartment. The gym, while clean, was very small for a large building, and became overcrowded with six or more people. The lounges were clean and pretty impressive looking, however the numerous televisions only had only a handful of working channels. Furthermore, the top floor lounge became unsafe at night, and I knew a neighbor who was jumped by men who earlier jumped a woman. Homeless people in the stairs. My car was keyed along with others at random one night. At The Exchange on the day I moved in, I called police because I saw a man forcing a woman into a car against her will apparently. The remote-controlled garage? - It was often broken and OPEN for weeks at a time. The computer lab had four computers, and were often used by people who did not live there. Usually, at least one computer was broken. The maintenance appeared to be fine. The concierge personnel often changed, and they had an archaic method of handling mail at the time. The building manager was the most difficult person to deal with. She appeared very standoffish with tenants and quiet, while also she personally sent emails about overdue payments in error. This happened to me twice, when she would send an apology after. Currently, I am dealing with a credit issue because of The Exchange. I moved out and paid for a month of vacant rent (with The Exchange), settled into a new residence for over a month and then learned I was charged for a second month(even though I was now two months past having any agreement or keys).. The weird thing about that was the manager had sent another email "in error", she said, and she personally watched me move out of the apartment and turn in my keys. It must have went along with how their online leasing system crashed at one point. I could never in good faith recommend this apartment to someone.

Exterior, interior and location of this apartment building is great. Most residents don't have any problem with cleanliness during daytime because of the awesome team of housekeepers they have. Over the time I stayed here, I noticed that the residents here are freely smoking in the building. I can smell the strong awful scent on our hallway and I can also see cigarette butts dumped in the staircase, patio and sky lounge. Another issue me and my neighbors are having is the slow elevator from time to time. The main lobby doors are always broken. It seems that every year is getting worse. The building also had issue with homeless people lounging around the 17th floor, staircase and trash room. The management in 2015 and 2016 are better than the ones they have now. This building has a potential on being the best apartment in Wheaton because of the location and many things to offer but having a terrible management run this is just a waste of time moving here. I remembered last February when the garage door at the parking area was broken, it took 3 months for it to get fixed. We had no garage doors which gave easy access to non-residents during this time. I have seen plenty of people going in / out of the garage. This is not good because there's a service elevator that outsiders can access to go up the resident floor. I know because I've checked several times if they lock the service elevator but most of the time it's not locked. I will not recommend this place at all.

I had moved to The Exchange at Wheaton in July 2015. The building presents itself to be innovative and while, the aesthetic is nothing short of opulent, my experience there has been tumultuous. The leasing team, specifically the person who manages the account ledgers has made several errors on my account. Errors that could have been detrimental to me rental history. For example, I paid my rent two months in advance and then I see that my two months concession was never applied to my account. This resulted in a failure to pay rent notice on my door. Despite this miscarriage of management, all was forgiven. However, close to my move out date, I was informed that my security deposit was never put into an escrow account. Miscommunication and gross mismanagement have forever condemned The Exchange in my opinion. Proceed to move here with caution.

The Exchange at Wheaton Station is a pretty awesome building. It's about two years old and still has that brand new feel. The leasing office is pretty friendly and maintenance are extremely helpful. The location could not be more perfect: above the Safeway, 1 block from the metro and steps away from Wheaton Mall, Costco, Target and more. The Exchange also has some amazing amenities: Fitness Center, Pool, club rooms and the Sky Lounge, which is amazing!!!! I used the Sky Lounge for my birthday celebration and I could not have been more happy with how it all turned out. In addition to being an amazing building most of the residents are also very friendly which is not always the case in apartment living. The building also features double sinks in some one bedroom apartments, so for a couple living in a one bedroom that's an awesome feature to have. And the higher floors have higher ceilings which makes you feel like your in heaven. I love coming home to the Exchange and so happy that my fiancé and I have made this our home.
In a nutshell - Space is small! Very lovely apartment. It was perfect for us because we are a ft employed couple without any children or pets (we don't need much space). At times you can hear your neighbors voices and their cabinets closing, but you will never hear the neighbors above you walking around. The garage is an issue. There have been a few evenings when I returned home and could not find parking. The parking spots are so small - I always feel bad for the people with trucks or vans. The location is perfect and safe enough to jog at night. I love the food in the area and the fact that grocery shopping couldn't become any easier!
