Property Ratings at Arte West
I moved into this apartment just over four weeks ago, only to discover that it was infested with fleas from day one. The unit has been completely uninhabitable, and I've been getting bitten almost every day since I moved in. The management's response has been appalling. Despite multiple exterminator visits (four so far!), the fleas keep coming back. I've spent my own money on pest treatments, sprays, and traps, and countless hours washing all my clothes and vacuuming the apartment--only to be told by management that they see "no flea activity." I've provided clear picture and video evidence, but every time they send someone over, they check the unit for just 5 minutes, ignore the evidence, and conclude that there's no problem. When I asked to be temporarily moved to another apartment so they could properly address the infestation, they denied my request. They refused to let me stay in an available one-bedroom unit, saying that because I only paid for a studio, I couldn't be transferred--even though the studio is flea-infested. Apparently, their bottom line is more important than my health. To make matters worse, management had the audacity to blame me for the infestation. They claim the fleas must have come with me, despite the fact that I've never dealt with fleas in my life, and my parents' home--where I lived before moving--has no flea issues whatsoever. Management even mentioned that the previous tenant had pets but insist that it's somehow impossible for fleas to have lingered after they left. Their position is absurd and insulting. Living here has been nothing short of a nightmare. It's clear that tenant well-being means nothing to this property, and they are far more concerned with money than providing a livable environment. I wouldn't recommend this place to anyone unless you want to spend your time battling fleas and being gaslit by management. If you're considering moving in, do yourself a favor--look elsewhere and avoid the headache.

Your apartment was professionally cleaned and a brand-new carpet was installed before your move-in, which was in line with our standards for preparing every residence. Upon your initial report of fleas, we immediately coordinated with our pest control partner, FENN, to conduct multiple treatments and assessments. Additionally, neither the prior resident nor any neighboring apartments have reported pest issues. FENN has now conducted thorough inspections and treatments of your apartment four times, reporting “no flea activity” on each occasion. After reviewing the evidence you provided, our Maintenance Supervisor and Assistant Manager assessed your apartment, again finding no visible flea activity. It seems nice, and I love the location. The amenities are top notch, more than I would likely use, and everything seems to be very well kept as far as cleanliness and maintenance.

They recently enacted assigned parking here for all guests, which is fine, with the exception that they towed my vehicle which was charging! I specifically called in and asked if we could still park in the only two parking stalls to charge our cars, which they said we could. I go out at 3 am to unplug my car now that it completed charging and it’s gone! Come to find out they did not let the tow yard know that charging stalls are ok. Now I’m an hour late to work, just had to come out $410 for the unjust tow, wow! Would not recommend this place as they have not tried to resolve this yet. I’ll keep you all posted if that changes!
I honestly love it here ! The roof top view is amazing ! It feels so amazing just pulling up to the apartment complex !

I moved in a couple weeks ago and I have not been disappointed! The staff here have been so accommodating and the the building is well kept and clean. Keyless entry to my apartment via fob is a nice touch that makes life a little easier :)
Between the 3 month-long gate repair, rampant ants, homeless people sleeping in RESIDENT’S PATIO’S, constant theft of packages, car break-ins, overflowing trash chutes, people speeding in the garage, cars double parked, the absurd amount of false fire alarms, and PLENTY MORE, moving here has been nothing but the most regrettable decision I’ve ever made. The management would rather spend their time attempting to arrange food trucks to upkeep the appearances of a “luxury apartment” than spend their time spending any time on changes that residents have been BEGGING FOR. A quick glance at reviews will tell you things like cameras, security, & cleanliness are things that residents have been asking now for over a year. It seems to me that the Charlie seems to think that these requests are absurd & unfair given that there hasn’t been ANY sufficient progress made around ANY of those items. I’ve lived here for 7 months now and nearly every interaction I've had with management has been negative given that I receive the same response with no changes or aid whatsoever. I’ve lost complete confidence in their capabilities & competence. The actual price is living here is about at minimum $200-$300 + rent because you’ll be spending that money on either replacing broken car windows, replacing your stolen items, packages, car parts, or if you’re unlucky enough maybe you’ll have your vehicle stolen. Do not live here, you will have a bad time.
There is almost no security at this complex, I've lived here for 7 months now and my room mates and I have all gotten our cars broken into. 3 separate break-ins, months apart. We reported all 3 of them to the office and they have done nothing so far for security. They said "we cannot guarantee security of the parking lot." There is only one camera in the parking structure on the 1st floor, there are 6 floors total??? Don't live here unless you don't care about security.
