Property Ratings at Arterra
I have been living here for the past 3 years and this is the first time I’ve had a serious issue due to new management. I have a serious leak somewhere in the apartment that causes large puddles of water to seep up from the flooring every time I flush the toilet. After calling emergency maintenance a few days ago, it took them at least 2 hours to even come and look at the apartment. They cut into every wall to try to find the leak and couldn’t find it, therefore having to contract out to a plumber in town to find the source of the problem. I was told a plumber can’t make it to our place until Monday, 2 days later. Now, the toilet doesn’t flush at all and there is no water in it. I again had to call maintenance about this last night and they let us know that the toilet is completely unusable. We were told last night that we would be given an access code to a different apartment a few buildings over just to use the bathroom. I had to call 3 more times in order to even acquire this access code that I was told I’d get called with right away. The access code we were given expired after 11pm and I had to walk instead all the way to my sister’s apartment to use the toilet, who luckily lives here. It’s outrageous and unacceptable to be living in an apartment with no working toilet and water seeping up through the floors. We still have no solution to all of this and do not even know a definite time that a plumber will get here. We’ve been told we are unable to break our lease and move to a new community. Do NOT rent here if you want functioning facilities, including a TOILET.
The appliances are outdated. I opened my fridge and the handle popped right out. When I preheat the oven, one of the stove tops turns burning hot. The wood floors and carpets are disgusting. There are wood floors in the bathroom, which is illogical, and not the nice wood floors. The blind hanger that you use to close and open the blinds keep falling off. To put short, it is way too expensive for the low quality you get. The locks are often broken to the gates, which means you have to walk around the long way to get there. They also handle renewal process poorly. They gave me my renewal notice a week before I had to give my moving notice. Which provided me very little time to actually make decision based on finances. Do not recommend. Only positive is location.

Be prepared to be nickled and dimed. Make the complex review every word of the contract with you and ensure they are transparent with everything they're going to charge you with. I found over $450 EXTRA charges on my monthly bill beyond what i was expecting. I also found numerous black widow spiders in my garage and around the complex. The location is great since it's near shopping and park, but BUYER BEWARE... you're going to pay a LOT more than advertised as "rent" I can't wait for my 12 month lease to be up.

Great place to live. The staff is incredibly knowledgeable and friendly. Great neighborhood in a great location. Apartments are nice and decently sized.
This is by far the WORST apartment I have ever lived in, and I have lived in apartments for the last 10 years. The most egregious offense was when obnoxiously loud neighbors moved in above us we made a complaint to the office. The office then proceeded to give our personal information (things like we had a 12 month old son, for example) to the offending neighbors. To make matters worse, the neighbor then came knocking on our door to address the complaint...and the office knew he was going to meet with us, but they didn't tell us!!! The neighbors did not quiet down over the 6 weeks they were in the apartment. At one point we had to go to a hotel just to get a peaceful night's sleep. The office was no help in resolving the situation. Secondly, our car was broken into not once but TWICE while we were living there for just 13 months. There are no security cameras in the complex and the office was no help when we reported the break-ins. Their 'on site security' service is a joke. Third, the complex is undergoing extensive renovations making many of the amenities unavailable for the 13 months we were there. The 'year round' hot tub was broken from September until we left in March. We had to deal with a pain in the butt resurfacing of the parking lot that made it nearly impossible to park for over a week. The clubhouse was closed for most of the year so we couldn't even use it for my son's birthday. And then with absolutely no updating of our apartment, our rent was raised by over 18%. No thank you. We immediately put in our notice. Finally, on our final move out bill we were charged for 3 lightbulbs which the complex replaces free-of-charge for residents and the drip pans on the oven which we specifically asked if we needed to replace before we left and they said no. Talk about nickel & diming. This complex calls itself luxury, but it is anything but a luxurious experience. Do NOT waste your money on this place! Run far, far away.

This business is the same as it was when it was broad stone estates. The apartments appear luxury at a glance but they are old, decrepit and the staff is unhelpful. You'll end up paying an obscene amount of money for essentially a dump. When something breaks it will take days to fix, and that's if they fix it correctly the first time, and expect multiple things to break per month. Oh and those Noisy neighbors ? They don't want to stir trouble so they let them be loud. This establishment is run extremely poorly, just like it was before .
The apartments are great and spacious. The grounds are clean and the amenities are amazing, plus it's in a great neighborhood.
In my mid twenties, I'd make statements, "love the city night lights. Today much older and enjoying city lights! Have magnify views, etc. She's cozy with high ceilings, a lovely accent wall. A third floor queen, not much could be better than my apartment, a love!
After a recent change in family structure, my apartment at Broadstone Estates has made the transition a positive one. The community is friendly, supportive, and such a pleasant place to live. My apartment is beautiful and my neighbors are absolutely the best.
