Management,maintenance staff,office personnel all do their jobs well. I do wish management would fix up the shrubs around the back of building 13 and take out the stones around the back of building 13

Great Management personnel, extremely poor and disengaged owners. The poor leasing staff are left to carry the water of extremely poor ownership. Grounds are clean but need to be better kept. Improvements are few and not made evenly throughout.

So far this community is wonderful! We moved here from Florida and after only 2 days here it already feels like home. The shops being a 5 min walk is incredible, the neighbors are so quiet and sweet, and the price is unbeatable!!

I like the community but there are lots of bugs here. Rest everything is good. I like the pool here and services provided by leasing office are very polite.

My best friend and I have loved living here! The location has always felt super safe and the staff is responsive and helpful! I think the only qualms we’ve had is the fact there are no elevators (carrying things to the third floor is tough) and a couple minor maintenance issues!
It’s been very wonderful. The office has been amazing. The neighborhood area is beautiful and peaceful. Just my neighbor above is pretty loud. My next door neighbor is sweet. The inside of my home was very clean at move in and maintenance was wonderful.

Herme was very responsive during my application process, and followed up with any maintenance issues that needed to be fixed after moving. Love my apartments been here almost two years place is big just wish it would upgrade a little bit as some of the stuff is out of date but these are still luxury apartments everyone always love my apartment when they visit me.

I love it here. Everyone is so kind and welcoming. I love that the gym is always accessible. I also really enjoy the fact that I CANNOT hear my neighbors EVER!!! I’m a single mom so I’m very big on making sure my baby is safe, and here I know that you cannot get into our common areas without being a resident. residents here look out for each; it’s like a breath of fresh air.

It was great! Besides all the stairs lol. I love the apartment. The move in was easy and quick. The only thing I had a problem with was the ac but I hear a lot of peoples ac isn’t working. It’s no big deal the same day I moved in they put me a portable ac unit. I was very happy about that. They didn’t hesitate to do it. I’m glad to call The Artisan my home!

I like that they update the access to the pool and gym so you don't need a card. I would prefer more notice when someone plans to enter my apartment for fire inspections and the like.

The Artisan has been amazing to live at. Office staff are friendly and are quick to answer questions. Only complaint I have is sometime maintenance takes a little long.

I moved into the Artisan 10 months ago. The exact same time I moved in a new management company took over. I honestly have very little complaints. They seem to genuinely be interested in making improvements. I’ve always had friendly and helpful interactions with the office and maintenance staff. My apartment is very nice, large and quiet (for the most part). I think the biggest complaint I do have is some dog owners let their dogs bark on the patio and in their apartments, in excess. They also could really improve landscaping. The fitness area is also not secure. They leave the front locked and accessible by community app only, but not the back door. The back door is always unlocked. Makes no sense. I do recommend the 3rd floor (it is a hike) but the ceilings/windows are taller, great views and I do think that helps avoiding bugs and street/sidewalk noise. I’m intending to re-sign. I do recommend this place and I am a pretty picky individual.

Absolutely love living at the Artisan Apartments. The living space is much larger than most apartments I’ve been in and the outdoor space is excellent for walking. It’s near all the essential shops you could ever need as well. Highly recommend.

Poorly kept and managed complex. Maintenance is a nightmare and management is always MIA. The poor leasing staff has a high turnover rate for a reason. I can't wait until my lease is up.

The new management here is a nightmare. The property is old, nothing works, fees are high, and you will always have plumbing and AC issues. There are plenty of other great options in the same area.

I went without AC for weeks. I was told by new management - Bassham - that 45 units also had no AC. My electricity bill was thru the roof...not to mention I had no AC! I received the worst care from the management team. I was given the runaround and no concessions were given. I bite my tongue on the old appliances, plumbing issues, high fees, failing amenities, low water pressure, lizards entering the unit, and missing packages in the front office (because you get what you pay for), but this is where I draw the line. Emailing them/calling the office is a waste of time. Possible renters deserve this warning and better living conditions.

AC unit has been broken for most of May and management says that they are poorly resourced and have multiple units without AC. I tell her (Abigail) that this is not my problem because I can't stop paying rent or stop paying the rising cost of my utility bill just because I don't have the resources and she angrily told me that just because I have a problem doesn't mean maintenance has to drop what they're doing to fix it immediately. How is one month of broken AC even remotely considered an immediate response? Terrible management office and very unprofessional.

Don’t know why they call it a luxury apartment. There is a light pole that has been down on the floor for 4 weeks now without being fixed and still lights up at night. When asking for a reason at the office, you get rude reply saying that's how long it takes. also irrigation water continuously running out which has been the case for at least 3 months now. even after complaining about it creating unhygienic environment, nothing was done. Can't think of a reason to renew my lease here.

Moved here in March 15 and broke lease and left by the summer. Office staff was very unprofessional, neighbors above had a kiddie pool that showered me often. Heard every peep from neighbors. It makes me sad to think this is luxury. I paid/wasted thousands to leave

This complex may look nice from afar but, it is far from being a good place to live. We have had issues with the management changing no less than 3 times, during the 4 years we lived here, and each time it seemed to get much worse. You can put a fresh coat of paint on anything, and make it look better, but as you can see from the picture below you can really mess it up too. Do not allow the pretty facade to trick you, as you will have issues, and will have trouble getting them fixed. Avoid renting here if at all possible.
I moved in with missing door handles, burned lights, no privacy or peep hole in the front door, dirty floors, clogged sinks in the bathrooms, broken and missing light switches, scuffed walls, uneven floors in the main balcony, broken ice maker, old refrigerator filter, rotten doors and door frames in every balcony (I have 4 and a Terrace) among other issues, overall a horrible and disappointing experience to say the least. as of today almost 4 months into our lease we still don't have a ice maker that works, a major flooding issue that has flood my kitchen, living room and master bedroom due to rotted doors and door frames countless times. The terrace is uneven and floods with every rain as well damaging our patio furniture. I have enter numerous work orders and have contacted the office with no resolution as of today. I have requested for the community manager to contact me at least 4 times and I have yet to receive a call from her.
By far the worst leasing office staff I have encountered in Austin. I've had several complains written which I consider were unjust or in bad taste. One really annoying one turned out to be that one of the leasing staff lived below me, and she didn't like the fact that my alarm went off around 7AM, so she wrote a complain for loud music as if it was from a renter. I realized this some time later as I would see her from time to time going into the apartment below mines. Another really annoying complain I received was because my girlfriend would spend the night a couple of times a week. They wrote me a letter stating that my girlfriend was considered an occupant too, so that I had to pay because of this. This was frustrating enough that I had to go in person to discuss this with the staff. Two of the staff members flat out gave me incorrect information. One mentioned they kept logs of the days my girlfriend came to visit, and one gave me an incorrect number of days that people could stay at the apartment before they were considered occupants. As you might imagine, this was extremely agonizing to deal with as I had to make time to visit the office on multiple times until I finally was able to fit into the assistant manager's busy schedule whom disproved all the previous mentioned nonsense. The assistant manager did mention that they had the right to randomly come to my apartment to see if they would find evidence of my girlfriend living there which doesn't really seem right to me. Another frustrating thing was that my water and sewer continued to go up on the monthly basis. Towards half of my lease, I was paying 80 dollars for both combined for a one bedroom. I asked the assistant manager to see the meter to calculate my allocated amounts but she said that corporate did not allow that. Another slap on the face came my last month. I left my apartment in perfect conditions so that they would not charge me, but they literally charged me 150 in addition to rent just in utilities. The 2 stars are for the location, apartment layout, and overall convenience of having retail locations present, otherwise I would give this a 1 star. I hope this helps someone out there. If it does, it was well worth my time.
There are certain aspects to appreciate about the property: Price Location There are several more aspects that ruin it: Hidden Fees Poorly kept property Old/outdated units Unit entry w/o proper notice Broken lights - property is poorly lit Increase in illegal activity Pest problems Walls are paper thin Appliances do not work (refrigerator/dishwasher) Ignored potholes Poor staff response after signing lease Move-out fees If I had to do it all over again, I wouldn't.
I hate this place! This property will nickel and dime you for everything from late fees to trash fees... to paying for pest service that you have to call and request! I’m sooooo glad that my lease is up in September! They do not work with you ... no matter the circumstance! Please don’t respond to me if you all aren’t really going to do anything to really address my concerns.
I have lived here for about 12 months. I was not able to see my unit until the day that we had moved and we had paid for everything (rent and other fees). One of the things I immediately notice was a smell in the living room. It was coming from the carpet or the closet. It smelled like cat litter. It was very bad during the summer. So I notified the leasing office of this issue immediately. I submitted 3 requests. They sent the same guy 2 times and supposedly sent someone out a 3rd time while I was not home. Each time they say they do not smell anything. Everyone’s sense of smell is different, so I let it it go and try to mask the smell with some baking soda. It only helped a little bit - I had to live with this smell because Artisan was unwilling and/or unable to resolve this. Fast forward to around September when Hurricane Harvey hit. There was some water damage to the ceiling of my apartment (I was on the bottom floor). When I first noticed it I submitted a request to get it fixed. The maintenance guy comes and looks at it. He says “Yeah that needs some work.” And then he leaves. He did not tell me whether or not they were going to fix it or give me an ETA. Guess what? It was never fixed. During my entire stay my gym tag did not allow me access to their 24 hour gym. I go to the office to ask about it and the woman at the desk just tells me “yeah some passes don’t work for some reason.” So I ask her if they can give me a new one that does work. She tells me they cannot do that. No ETA of when they are going to make it so it will accept all passes or apology for the inconvenience. Now I am moving out. My insurance had cancelled, but renewed the same day, a Sunday. Artisan gets notice of it and tells me to show proof of insurance. It was on a Sunday and my agent, like most businesses, is not available on Sunday. So come Monday I get the necessary proof and upload it on their website. They tell everything went through and I’m good to go. The document I sent them showed that I had insurance on that Sunday. I called the leasing office and ask that they revert the charge because I did have insurance. They tell me because I did not submit proof on Sunday that they would not revert the charges. They are quick to fine you, but when it comes to the customer needing service they will drag their feet and refuse to correct the issue. Although this place is cheap, it is not worth it.
I’d give a 0 if I could. I’m going to continue to post exactly what this complex is doing and try to warn every person that I know that this place is awful!!!! I wouldn’t believe not one positive post that is on here! A few weeks ago, they had signs up all over begging for positive reviews!! They were offering the incentive of a 25.00 gift card drawing! You can keep your $25.00 as I am going to tell the truth! No one in this apartment has stated that they agreed to have $25.00 service if you leave your trash can out after “normal hours”! People have normal lives and don’t have time for this nickel and dime that they are trying to do because people aren’t renewing. Also, the management is hiring her friends to be maintenance supervisor while taking the job from the original maintenance supervisor who was doing an outstanding job! They are despicable!!! I have called and emailed several times for a call back in reference to multiple issues with my upstairs neighbor and NO ONE returned my call/emails! I asked for the corporate office number and coincidentally no one knows it??? Hmmmm.... Lies! I’m going to find it!!! Beware Beware! Their score isn’t just low for the heck of it!!!
I am currently living here and loce it! The grounds are well kept, its clean and i have not had any issues with pests! The price of rent is great also for the space you get!
