A Cautionary Tale of Historic Loft Apartments in Downtown KC Common Area Issues: 1) Lack of building security: The North entry door was damaged for the first 6 months, often left unlocked even after repairs. 2) Homeless Harassment: Prepare for persistent harassment from homeless individuals and drifters who may try to follow you inside. 2a) Homeless Camps: Avoid the East Stairwell/Alley door due to homeless camps behind the building. 3) Parking: Street parking or paid lot options both result in frequent car break-ins. 4) Building Smells: Emery Lofts reeks of animal urine, trash, sewage, smoke, mold, and chemicals. North Stairwell is regularly used as a restroom. 5) Packages and mail: USPS delivers infrequently, and other couriers leave packages on the floor when the package room is inaccessible. Unit-Specific Issues: 1) Uncleaned Unit: Move-in was disappointing as the apartment was not cleaned beforehand. 2) Inoperable AC: AC was dysfunctional upon move-in, requiring multiple attempts to fix. 3) Frequent Sink Flooding: The sink flooded five times, necessitating two plumber visits. 4) Excessive Neighbor Noise: Expect constant noise from barking dogs and loud music. Management Issues: 1) Limited Maintenance Team and High Turnover: Slow response or no response to maintenance requests. 2) Passive-Aggressive Management: Prepare for passive-aggressive texts about rule violations. 3) Unreliable Office Hours: Staff availability is inconsistent, with unanswered calls and messages. Emery Lofts falls short of the reputation of "Historic loft apartments in downtown KC."

Staff is friendly, location is great and the loft spaces are really great for the price.
Maintenance was quick, did a great job, and was very friendly without being weird friendly. My dogs knew they were great peoples!
It is a very nice space!
Only issue is that pets don't really have any place to do their business, lots of droppings, especially in stairwells
The walls are incredibly thin and you can hear your neighbors all of the time. It' challenging if you have neighbors who like to throw parties, etc.
Would not: not as many amenities as other communities, no pool, also no place to take dogs except for sidewalks Would: amazing location, huge lofts, awesome views, very well maintained
It' very loud in the street facing side - I wake up repeatedly during the night. It' hard to maintain a comfortable room temp in the winter. It' loud between apt with seemingly little insulation. The halls are never cleaned unless I call and complain which I shouldn't have to do. I would recommend but would let people know these items for sure.

I’ve lived here for 1.5 years now and recently noticed a cockroach problem. I asked to terminate my lease due to the living conditions and they take FOREVER to get back to you. Getting pest control to come spray consistently is a problem too as they only come during the work day and the people that work in the front office always fail to let them into my apartment while I’m at work.

The apartments are very reasonably priced for the area, adequate to the needs of tenants, and have more character to them than new construction. Maintenance is friendly and prompt. The apartment does not offer any form of recycling, and has problems with theft of property inside the apartment building (but not within individual units, to my knowledge).
I would recommend it to a friend. Great location, decent amenities, good value. Room for improvement: - Update the gym (which it appears you guys are already planning to do - Props!) - Add more amenities to the lounge area on the 1st floor (this should be a place where people want to hang out - the TV kinda sucks, the pool table should be updated, and maybe add another cool amenity) -PLEASE fix the first floor elevator (North side). It used to be just as fast as the south elevator. Now for some reason, it is glacially slow. As much as people use the elevator (people with pets constantly going up/down), we should have an elevator that moves at a decent speed.

Dogs peeing everywhere is a problem. the building is really dirty and run down. things need to be painted and it just generally isn't clean, I don't know if anyone vacumms or cleans common areas anymore but I haven't seen anyone in months. Maybe this is coming with the new management but the building is gross in general. the walls in the hallways are terribly marked from moving in and out, which is to be expected, but, I don't think they have been painted in years. And the bugs, there are roaches all over the dumpster area and on the ground floor. We used to have regular post control but I haven't noticed this occurring in months either.

Finishes (kitchen and bathroom) and thin walls are serious negatives, but it'??s a good location and I like the space (exposed brick and original flooring).

Stuart Hall is a pretty good apartment, there is a gym in the basement, jacuzzi, sauna, and tanning bed. The living spaces have high ceilings and high windows with lots of natural light. If you have a problem in your unit maintenance usually takes care of it promptly. The building is Google Fiber ready. Now the problems. They raise rent pretty frequently. Every year rent seems to go up at least $100. There used to be parking for renters that was free, then they put up a gate and started charging but it isn't covered parking. If you don't pay for parking, your only option is street parking and the city tickets daily. There used to be cable in the gym, but they decided not to pay for it anymore. The treadmills in the gym have been broken for over a month now. I like it here, but the systematic removal of perks and increase in rent blows a soapy goat.
