Aggressive cat colony cared for by Arundel residents. Animal waste all over common walk ways. cat scratches all over the paint of your car. AC often broken. The residents park where ever they want in the parking lot not in any parking spots just in the middle of the lot. The ceiling to the balcony is falling down.
I currently live in this complex with children and if you have a job that requires a drug test, DO NOT MOVE HERE!! Most Tenants smoke weed and there is no such thing as a "smoke free apartment". All apartments share the same heating, dryer and venting ducts as the surrounding apartments so you will inhale what your neighbors cook,burn,wash and possibly smoke. I will also mention that it's pretty run down and in serious need of renovation. I challenge any potential tenant to just walk in the hallways of any of the buildings, you'll see and smell the aged carpet. Doors are spray painted as well as the walls The entire facility is in dire need of restoration. We have mostly pitbulls residing in the complex and some off leash in the parking lots (#1 dog responsible for fatalities in the US). The pictures look nice and the staff is approachable but if you care to look at any reviews concerning living here and have options, spend your hard earned dollars elsewhere!

My entire building is complaining about an apartment in our building that smokes in the hallway and then smokes in their apartment with the door open causing significant smoke to saturate our living rooms and kitchens through the hallway. We were told it is not a smoke-free building so there is nothing they can do. The problem is they are not even listening to our actual concern. We are telling them we understand that each person is allowed to smoke inside of their personal apartment and we are making it clear that we are not arguing that point, but we are reporting that it is in the hallway and our apartments to the point that we are forced into our bedrooms for clean air and per the Delaware Clean Indoor Air Act hallways and common areas in multi-unit buildings are restricted areas. They continue to placate us and say they are "mediating" the situation, but that the resident is allowed to smoke in their apartment. They refuse to comprehend that we are NOT arguing what they do IN their apartment nor do any of us have anything against smokers at all, we are arguing OUR common area and OUR personal area because they are unlawfully encroaching on the rest of our living spaces and we are being told nothing will be done and they refuse to even give us air purifiers. They tell us "this is frustrating but it's apartment living". Arundel does not care about your health and safety or your rights and laws they need to follow.
I have lived here for 2 years now and have been dealing with squirrels since day one. The squirrels have made significant holes in the in the overhangs of the building and love to nest inside on top of your ceiling. They run around and scratch at the ceiling all day and night. Management does not care and the only answer you get is that maintenance is working on it. Well the maintenance department, which consists of men who probably just graduated high school, are seen throughout the day standing around talking and smoking. Yet they have no time to deal with the residence problems. There repairs are considered band-aid repairs at best. Instead of truly correcting the issue they go with the cheapest possible solution. The rent is a good price for the location however, I would suggest paying an extra hundred to two hundred dollars more a month for a better managed apartment complex.
This is a nice place to live ,walking distance to shopping center. Big swiming pool,gym on the grounds out side wel keep.Staff always heipfull takes care of your every need,perfect batio, walking distances to park. the perfect place to live,an a good area to live in. Mary Waterfield,Delaware
i currently live here for several year office staff dont care about the tenets all the care about is filling the apartment with loud tenets and very large aggressive dogs. my up stair neighbor has 2 dogs one is a very large and aggressive German Shepherd made many complains and the property manger says she does thing but never does the dog runs around and it sounds like a stampede of horse running around up the worse thing is that it happens all times of the night. they say there are trying to fix it but do nothing people let dogs run around with out a leash the y go to the bathroom all over the place and most tenets dont pick up nothing but the office staff think they are doing a great job but this place used to be better with the last management company. sovereign property let the tenets do anything they want. oh by the way the make you pay $10 a mouth for trash removal so everybody in wilmington and newark and surrounding area can come and throw there trash in the dumpster we the tenets pay for i would rent at this place but you do as you please

i currently live here for many years. place has gone down hill the maintenance staff hangs around in empty apartment. when they do come to fix something they show up at 4:30 pm. and say i don't have enough time to do this today ill come back tomorrow. have written may of work order to get thing fixed some i"m still waiting going on 6 mouths the noise in the builds are loud with big dogs barking. the owner of the dog to pick up after them even right in front of the office but nobody cares. people let their dogs run around the hallway and go to the bathroom in the hall way too sometimes. and the hall ways are always smokey cause people smoke in the hallway. plus stay way from the laundry room there is some weird stuff goes on in there at night but the staf dont care. all they want is their money.they are after you on the 2,3,4 day for the rent but when you need something fixed good luck in getting it done this year. another thing around the office the grass is nice and green but when you go to other building it just dirt with no grass. but it still an ok place to live if they would get their act together

We are a pet friendly community and if residents are doing such things as letting their pets roam free or "use the bathroom" management needs to know in order to enforce the rules.
