Property Ratings at Arvada Village
I've lived here for four years. It could be better, but it's getting better over time. They ordered new mailboxes. They recently replaced the lock in the laundry room. The breezeways are cleared of cobwebs and tree pieces. The workout room is good, and the new management is decent. There will always be less satisfied people. We've continued past the pandemic, and so have the apartments. It's not 2020!

Hi, reviews like this give us motivation and help us ensure we provide high-quality care. Thank you, and have a fantastic day!
Living at Arvada Village has been a nightmare. Recently, someone was shot on the premises, and there have been numerous SWAT raids at several buildings. These events have left many residents, including myself, feeling unsafe. The complex is in deplorable condition. Trash is everywhere, and maintenance takes months to address any issues. The laundry facilities are disgusting and poorly maintained, with broken machines and filth everywhere. Management is incredibly disrespectful and dismissive, taking no responsibility for the numerous problems and ignoring complaints. I would not recommend this place to anyone. It has been a terrible experience, and I can't wait to move out.

management has yelled at us for asking if there were cameras by the mail box after our mail was stolen. the entire building that we’re in has roaches and water damage so bad that leaks across the living room— we’ve contacted them over it and a multitude of other issues and they slapped some fresh paint on instead of fixing it. the office puts eviction notices on several doors during eviction bans and with several covid cases. i’ve never lived somewhere so poorly managed and so actively hateful of its tenants.
I had a short lease, only 9 months, thankfully. The apartments were OK, not great. They had horrible ventilation, so if the neighbors downstairs smoked pot in their room, our entire apartment reeked of it. The porches are not maintained, so the wood is warped, paint peeling, nails sticking up, etc. The paint jobs were quick and shoddy, the counters were painted instead of being any sort of laminate surface, which means you could nick them with a fingernail. The bathroom cubicles had been spray painted, and looked gross, plus all the fixtures were really old and crummy looking, shower head was disgusting. The biggest issue was that I consistently had problems with the unresponsiveness of the staff at the office. A couple of them were very nice if you were lucky enough to get through to them, but they would usually ignore emails with questions or complaints (things like a neighbors dog that would try to attack you as you walked by, packages being stolen, etc), and the phone may or may not get answered. Since moving out, however, it has been a NIGHTMARE to try to get our deposit back! We were informed during our walk-through that we would be fully refunded. That was in July. As of October 10th, we have yet to receive that check, and it takes roughly 5-6 weeks to get an email back with status updates. It's really unacceptable and so unprofessional. I would not recommend living here.
There’s something new around every corner at this place. Be careful and thoroughly inspect your apartment before moving in. Or better yet, stay as far away from here as you can.

Hello, thank you for your kind words and this wonderful review!
Don't let the fresh coat of paint fool you. Terribly old apartments that are falling apart while our rent keeps going up? Awful management and office staff. The office lost our lease more times than I can count due to "their system". No AC as "it is considered a luxury item" directly from management. Seriously! It's 95 in our apartment and it's beyond asinine. No date when our AC can be fixed by. STAY AWAY!

The people we live around her very nice the staff for the most part have been very friendly and nice. I have two major areas of concern the first one is that maintenance has entered my apartment without notifying me ahead of time or letting me know even after they set off my alarm. The second area and the biggest one for me that makes me write this facility so low is the problem with rats. I have sent in maintenance requests, I have sent emails, and I have written reviews this does not seem to be a major concern of anyone in management of this apartment complex. There are rats and rodents inside the walls of the apartment and have been since the day I moved in. My neighbor say they see rats running up and down the halls late at night and early in the morning in the outside common areas of the apartment complex. Obviously this is a major concern because as winter gets closer I am afraid that these rats will enter my apartment and pose a health threat to my family and my dog. Like I said I have mentioned this several different ways to the management of this complex and they have never even taken the time to respond to my concerns. I know of several other people who have moved out of this complex because of the same issue

I was transferring jobs from Houston, Tx to Arvada, Co and Amanda Reid made the transition of renting an apartment here at Arvada Village very easy. I started contact back in Mid April /May with Amanda and She answered all of my questions through email and phone and worked with me as I was getting my contract letter from my new job. The staff there has been wonderful and very efficient since day ONE. I had my brother who lives in westminster check out Arvada Village as well as a few other apartments and we both felt this was the best fit. Most places don't allow Huskies and when I found out they allowed them I was happy. Not only do they accept huskies but they have a fenced in dog park on the premises!!! Amanda, Chelsea and Lisa have been on top of my paper work and making sure all of my paper work was in order when I arrived July 10. The maintenance guy Maurice is extremely helpful and kind. I had a couple things that needed to be fixed and they were fixed that day. I am extremely happy with the price of rent as it is affordable but not cheap and crappy where some places can be with their low rent. My dogs are happy and loving it and enjoying the dog park on the premises. The laundry facility is within walking distance on the third floor which is a plus! Neighbors are nice and friendly so my overall experience here has been wonderful! I would recommend this place to friends

We just signed our lease and Amanda at Arvada is fanstastic. Her response time to emails is great and always helpful. While we have not moved in yet, I am excited to see what the apartment is like!
Property Manager at Arvada Village, Responded To This Review
Hello there, thank you; we appreciate your feedback! Please let us know if there is anything we can do for you; we are more than happy to help!
First I would like to say that my experience with the office staff has been great! They have helped me when needed and even go above and beyond! That being said I have to say I am disappointed in the apartment itself. I live in a "renovated" unit and the fact that they say it's "renovated" is somewhat misleading. I would say it's more like the apartments were given a much needed updates. My kitchen has the same original cabinets that have been with the apartment probably since they were built. The only difference is they put a polished knob on them. The coat closet doors are constantly falling off the track and I think that the only thing holding them together is the mounds of paint that has been applied to them through out the years. The "hard wood floors" are a poorly made vinyl and the carpets are dirty. When I moved in I actually picked up 20 tacks off of the floor in one of the bedrooms. The hot water situation is horrible. Most of the time I have to let the shower run 5 minutes before any hot water comes out...which get's expensive since we have to pay for water. Once in, the shower will either scald you or turn ice cold in the middle. The laundry situation is extremely bad. They have 2 washers and 2 dryers for each building so needless to say they are usually being used. The laundry rooms are filthy and tiny. The machines are from the late 80's and work half the time. Unfortunately, the apartment complex outsources the management of the machines so if there is a problem you have to call the number that is on the wall and wait for them to fix it. Honestly there is a much longer list but it's too much to put on here. The location of the apartments is awesome -so close to Olde Town Arvada! I just wish that the apartments weren't so run down.

Thank you for taking the time to leave your feedback, we appreciate you taking the time to respond. The staff at Arvada Village Apartments take our reviews very seriously. It pleases me to know that your interaction with the staff here has been a great one! We appreciate our residents and love hearing from you all about how we helped to make a experience a better one. I'm sorry to hear about your experience with your living situation. We have different levels of renovated units with some being partially renovated with updated flooring, counter tops, etc. While others come with updated counter tops, flooring, cabinetry, the works. I apologize for your initial experience or if that was perhaps not communicated clearly. I do want to let you know that we are revamping the laundry areas and will be getting new machines installed shortly. This change should be taking place with in 60 days, so at the latest look for this improvement to be complete by the end of May. As for your other concerns, if you could provide a little more detail as which building your referring to about the hot water and we can have our maintenance team go take a look to see if we can get this issue taken care of for you. If you have any other questions or concerns you would like to discuss I would be happy to sit down and talk with you about them! We look forward to hearing from you! My Best, Natalie Soto- Community Manager
They lied to us about what is actually in the apartment when asked for exact details... Will tow your friend's cars if they're parked for any longer than 30 minutes also. Management can't even respond to simple emails... it's really a joke and sad since it's in such a nice location. They're even lying on here! The "Hardwood Floors" are just cheap stick on vinyl...

Thank you, for taking the time to reach out to us and leave your feedback. Your opinion plays an integral part in our customer service and I apologize if anything was miscommunicated to you about your living situation during the leasing process. As far as parking goes, this has been an ongoing issu e that we now implemented new procedures on in order to ensure more available parking spaces for our residents. Upon move in we issue every new resident parking passes as well as one permanent guest pass for residents to pick up in order to prevent things like this from happening. I apologize for the inconvenience. If you have any other questions my door is always open. Just call the office to schedule some time and we can discuss any additional concerns further. I would love the opportunity to turn your experience around! My Best, Natalie Soto- Community Manager
I am a current resident at Arvada Village. I have lived here for 10 years. I went through about 3 management companies and around 6 different lease staff. This last change from Bridge Property Management to Greystar was the best change. The manager and the staff are much more accommodating and actually get the residents needs and concerns taken care of. A year ago, if I was asked to write a review, it would have been a one star, only because you have to put a star lol. Now it's so much better and its still getting better.
Twice we got to watch SWAT or police knock down doors. Someone literally was murdered just outside the parking lot. And constant issues with the management. Not even CLOSE to worth the price that you will pay for living here. All I can say is, don't rent here no matter how desperate you are. There are better alternatives.
They lied to me about being a smoke free community. I get so sick when people smoke. Also they keep raising my rent $100.00 each time. I can't live like that.
