I’ve waited a long time to write a review because I wanted to give this property grace and time to right their wrongs but they have done everything but. Come move in day, my floors weren’t finished. I drove from California and could not move in the day I was supposed to, couldn’t move in that weekend. Come Monday, when I got to my unit it was completely filled with dust and dirt from them putting in the floors. I had a 1 year old at the time. They came and cleaned and painted which mean I had to wait even longer because of the fumes… it’s been terrible time turn around for maintenance request since I’ve been here. Both of the managers that have been here have been rude, dismissive, and nonchalant with all of the things that has been going on. I would not recommend this property to anyone. Especially single moms and families. It has been a nightmare. The leasing agents and the new maintenance staff are amazing and I hope things get better at this property sooner than later. Thank you Taki, Kay and Josh for all they do to try to make this property better.
They show you a model apartment that looks nothing like what you’re actually getting. The amenities look great on the tour but nothing actually works. There’s been turds in the gym bathroom for over a week. There’s big garbage bags and trash on the building steps.
You’ll regret moving here. Management is rude, lazy & unorganized. They don’t own up to their mistakes, and won’t refund you when it’s their fault. If my boyfriend wasn’t a contractor the apartment might’ve fallen apart by now because maintenance never comes. If I could rate a 0, I would
Make sure you take pics of your apt the day you move in. They charged us for the old carpet we had from day one. We showed them our records of proof that the carpet wasn't new. Now 4 months after moving out we still waiting for our reimbursement.BAD MANAGEMENT
My car was towed and I’m a resident. I was finally able to speak to someone at the complex today and they’re beyond unprofessional. You know the feeling you get when you aren’t even provided the bare minimum of customer service? That’s how I felt today. No exaggeration, the MANAGER and another employee yelled at me. They’re refusing contactless parking pass delivery, so anyone fearing Covid-19 or with anxiety steer clear of Arwen Vista. Also the woman who answered the phone told me my messages sent in the portal are ignored. :( why is the messaging available if it won’t be read? The woman said it goes straight to the manager, so why aren’t they being addressed?? Poor communication can make a living situation so stressful. Steer clear guys.
This place its very bad. I have mold everywhere. Called them and I even went to the office to speak with manager. All they do is lying to you. Please stay away from this place a specially if you have a children. Never bein late with payment. I deserve better than living with mold and water averywhere. The dog poop are everywhere and no one seem to care but collecting a check every month.
Don't be fooled by pretty pictures, there is trash all over the parking lots. Dog owners do not pick up their dogs poop and management does not provide a cleaning service or dogie bags to do so. Management is terrible at communication and clearly does not care about the reputation of their community.
Okay I’m just so fed up with apartment now. A/C barely works so your bills going to be high. Non of the equipment they provided never works. Manager is lazy. I can’t wait to just leave this place...
They force you to live here with all the problems in the apartment. Never fix the problems just “promised” it will get fixed. Still has not fixed or replaced amenities that is broken for a month!
The management is very poor. My room was suppose to be ready on my move in but the steam cleaners were still there and room wasn’t ready until 5 days later. Danielle and the staff are poor at communication. I haven’t heard from her in weeks after countless emails. Safety is NOT A priority after the gates are broken all the way around the complex. Work order has taken a month. I will be moving out at the end of my lease. I can’t wait.
I live here now worse place ever . Will be moving when lease is up. Crime is high management is terrible and rude. Don’t DO IT!
The absolutely worst place to rent from. I've lived on the property for just under a year and the AC has gone out 7x. Currently during this spring’s heat waive the AC in the entire complex is out and has been out for 8 days today. The property manager has a terrible attitude and is not concerned that families are suffering.

seriously i wouldn’t move here if i had to do it over again. the rent is affordable on the front end but they definitely make up for it with a host of miscellaneous fees. every month there seems to be a new fee and what makes it even worse is there is 0 transparency. there’s no way to access details to see what you are missing. the way they handle mail is very disorganized and the staff is not helpful in anyway. i recently lost a package and the most the staff tried to do was look for it in the back. they also make sure to rotate their staff frequently to keep anyone from being held accountable. the gates are either broken completely or just left open. with all the new developments popping up around the university area i would not choose this one...
Ever since they hired new management, my experience has been amazing. They go above and beyond for their residents and it doesn’t go unoticed! Absolutely love living here!
Disclaimer: this is a long review but for those considering signing a lease, this info is critical to your decision. On my move in day, I had no toilet seat. This was a one bedroom one bathroom apartment which means there’s no other bathroom for me to use but this one. I went to the office and was told maintenance would bring one that same day. I then proceeded to follow up several times that same week about my missing toilet seat. After two and a half weeks of living there, I finally ran into a maintanance person and asked him personally to please install a seat in my bathroom. That week it was delivered and installed however the seat didn’t fit or stay on the toilet bowl when it was used. This problem was later remedied correctly, on the day of my move out, A YEAR LATER! Furthermore, my microwave handle broke in the spring time and I requested maintenance as soon as possible. After a week of not having a microwave, I received a response that one was being ordered and would be delivered the following week. I received that microwave TWO WEEKS before my move out date. I believed that rent credit was necessary to compensate for the lack of a kitchen appliance for half a month but I was told no because the “lack of inventory by the manufacturer was not their fault”. Following move out, I requested information about my security deposit I paid at move in. 30 days later I’m being told it was processed several weeks ago, even though I have yet to receive it to this day. The soon to be refunded amount is HALF of my security deposit though the apartment was left in great condition, I even personally plastered in any holes from object that were screwed/nailed into the walls. They claimed $100 for applying a coat of paint which they are obligated to do anyway for new move ins, $100 for carpet cleaning, again required, and $15 for a light bulb that had blown out during the move out phase, which I reported to maintenance and was ignored! In the process of turning in my keys I met a fellow leaser that stated she had been left without AC for two months because “AC is not considered an emergency repair”. Several other issues come to mind, like one legal matter. Unfortunately I can not review that matter because it was written into the settlement contract that they would sue if I disclosed their mistake to the public. Needless to say, STAY AWAY FROM THIS COMPLEX!
Arwen Vista is the worst apartment complex I've ever lived in! It is not a gated community the gates never work, the residents leave trash all over the place, there isn't any parking after 8PM, tons and tons of dog poop throughout the complex. They never clean the apartment dwellings(I've lived here for almost a year and the dwelling is disgusting). Recently the office and maintenance staff changed but I haven't even bothered going to the office with any concerns or making maintenance requests based on the horror from the previous staff. There isn't an emergency maintenance line I did have an issue with water coming from my water heater and my carpet was soaked for 4-5 days before maintenance came out and successfully solved the issue. The designated trash area is always over flooded with trash. During the summer months I had issues with gnats and maintenance did nothing. The apartments aren't anything special and the property is overall disappointing. Finally my lease is up this April! If you don't care about loud neighbors, a nasty community, gates that never work, no parking, trash and dog poop everywhere then Arwen Vista is the place for you. Don't be fooled by the positive reviews and do your research please. Update: Incompetent staff. Yesterday the AC unit stopped working I contacted the office to make a maintenance request and not to my surprise Liz(property manager) showed ZERO concern regarding my issue and was unable to give me a timeline of when my issue would be resolved. This is what you should expect as a resident at this dump. In addition yesterday notices went out regarding the water being cut off this is an occurrence in this complex as well.

I hate that you feel like I wasn't concerned about your issue. As a property manager, it is difficult to give a timeline on certain items as there are sometimes factors that are out of my control, like weather, parts needed etc. I am happy we were able to address your issues and get you fixed up. THIS IS THE WORST PLACE POSSIBLE TO LIVE...DO NOT CHOOSE THIS PLACE. If I could give them zero stars, I would! They screw everyone over by putting things in small print in the contract and DO NOT tell you about them, just to make more money. We signed a FIVE month lease for a reason and when we went to move out they made us pay for the next 2 months rent because we didn't give them 60 days notice that we were moving out..when we most definitely let them know we would only be there 5 months since we graduated in December. If I wanted to renew my lease and pay for 2 more months, I would have. I couldn't wait to get out of this place. Should've broken my lease and left a long time ago. And we have friends in 3 other apartments there who also were NOT made aware of this when they moved in. So, they will now NOT be renewing at this place after what they did to us! And that is only the beginning of why this place is AWFUL..."Secure community gates" NEVER worked the entire time we were there, the carpet is DISGUSTING, the whole place is sketchy, things were broke when we moved in and they never came to fix them, put in a service request to fix the FIRE ALARM and they never came (extremely dangerous), there is ZERO parking and they do not tow people without a pass, minimum of FIVE car break-ins (including ours) in the FIVE months we lived there?! Did they do anything about that? NOPE. Did they fix the gates? NOPE. Do they alert the community of these?? NOPE. We reported it and they said "Don't call 911, we will give your number to our officer and he will call you to make a report"...NEVER CALLED. We had to call 911 the next day and they couldn't fingerprint the car b/c it had been too long so now since they told us NOT to call and their officer didn't call, there is no chance of catching the person. Also, when they say that the manager will call you on Monday..they won't call. You will have to contact them yourself, so don't count on them. And they will blame everything on "the old management" but I promise you nothing has changed or will change with whoever took over this awful place. I know there is more, but I hope I have said enough to convince you not to live here, because you will end up getting screwed over by this place just like everyone else that lives here.
Arwen Vista takes the top as being the worst apartment that I have stayed in. Upon moving in, there was a terrible flea infestation. My apartment was broken in to. There are limited parking spaces. The upkeep of the area is terrible, there's always trash and beer bottles laying around the buildings. The noise cancellation is non existent, you can hear your neighbors conversation word for word. The maintenance is terrible, I was without heat in the winter for three months. I could go on, my advise is to stay away from Arwen Vista.
Terrible experience -- Move in August 2016 our AC Unit went out in October -- sent several emails back and forth to maintenance and its still not working, it has once reached 80 degrees in our apartment. They have hired new maintenance crew but this issue should have been fixed. As of March 2017 I have spoken to an attorney about the next steps to take with this incompetent staff. They are always polite but they never follow-up and complete the task. There is no reason I should have to call several times to get an update on something that has been broken for months!
Arwen Vista is a horrible complex. Just read some of the reviews, they are true. The place is ran like a temp agency. The basketball court has a bullet hole in the ceiling that someone shot. the college kids/ tenants are very noisy. If you only need 2-3 hours sleep a night then Arwen Vista maybe for you. Parking is scarce, in the summer time people from the pavilion at concerts use the apartment complex for parking. They are a lot of car break ins in the summer. If you walk behind the complex onto greymouth rd the grass is littered with used condoms and beer cans/ bottles. I have lived here for 1 year and when my lease is up in 6months I will gladly leave if not before then.

I have lived in Arwen Vista Apartments for two years now. I must say I loved the first year a lot more than the second year. Well, I'm sure I loved it more when there was different management there. When I first moved in anything I needed they were there to provide! Paula was phenomenal and helped my sister and I with everything! The maintainence was always on point you called one day they were there the next day and depending on the severity they may have came within hours! I appreciated that which is why I renewed for the second year with a hundred dollar increase! Welp, I wish someone would have told us that management was switching or at least Paula would be gone! Now, management and maintenance suck! They don't EVER pick up the phone after the first complaint about something. The stupid gate number that calls for people to come up has been broken for about two weeks and they just don't care to fix it anytime soon. I can't believe the turn around and will not be renewing my lease at Arwen!
I have had so many issues with this apartment complex. Do not live here!
